The Benefits of Incorporating a Stability Ball into Your Workout Routine

A stability ball or exercise ball is one of those big oversized kick balls you see at many gyms. The stability ball comes in various diameters, some brands have a rubber strip surrounding the outside of the ball others are covered with little rubber massaging bumps meant to massage your body as you use the ball.

The stability ball can be used to introduce a new challenge into your exercise program when you know how to use it correctly. The various activities you can incorporate your stability ball into are: abdominal/core exercises, balance & stability training, stabilizing the spine, all types of stretching, weight training, and more! You can even use it as an office chair if you want (I do!).

Most exercises that include using a stability ball will challenge the core and are meant to stabilize your spine. My Friend's Big Surprise How He Can Buy Real Estate Property

My friend had a big revelation today, he can buy real estate investment property! I visited a friend today. He works in the info media industry, making and editing commercials for local councils and businesses. Wing is his name. He is very smart and switched on in his business. I sat there amazed and astounded at what Wing knows about his job and also computers in general. He was pulling up screens with ads and also video clips that he had just created. I was sitting there thinking ?Boy where did he learn all of this? I was in awe. I asked Wing where he lived. he replied, he lived in Box Hill, which is a very exclusive suburb. I asked if it was far from work, but Wing said it was only fifteen minutes drive. How good is that I thought! We started discussing a recent seminar we had both attended. I asked Wing if he had done anything or acted on any of the strategies from that seminar. He said he was waiting till his work slowed down a little so he could concentrate on one thing at once. My immediate reply was, that will never happen. Wing went on about how he had to finish six projects he was working on at the present time, and how he would have to work through the night to get one done that had been delayed. He had promised that company that he would get it done on time. This meant he would be an extremely busy for that entire period.

I asked Wing what was his fee for that intense amount of effort he would have to produce to achieve that result, all done by himself to I may ad. He said he was making around $120,000 a year working for himself. This included working seventy hours straight when needed. I was stunned he could produce a quality result working those long hours. He assured me he loved working under these conditions and it happened quite regularily. I thought what sort of life is that? Working through the night to get a project completed.

Wing did mention that he had paid over 80% of his mortgage on his own home. My radar went up immediately because he had mentioned that he was interested in buying real investment property to increase his wealth. What really rocked me here was I thought Wing knew everything regarding wealth creation and real estate investment property principles. What I learnt was he knew nothing about property investing. The worst part was he had all that equity in his own property to reinvest in other real estate investment properties. I explained to him how he could draw the equity out of his own home to fund the purchase of his first real estate investment property, and a few more as well. He was amazed. I was more amazed he did not know.

Then I thought to myself, if this does interest him, then he will follow up and learn the principles that you need to master it. I asked Wing for a piece of scrap paper so I could show him in layman?s terms how to buy a real estate investment property with the equity he already had in his?s own property. Wing was shocked at how easy it was to do this strategy. I assured him, people were already doing this, and this was how easy it was. The thing that rocked me was, people don?t understand what recources they have available to them to massively grow their wealth creation strategies.

I am sure Wing is now thinking more about his possibilities where he can grow his real estate investment portfolio. With his income, he will be able to produce some impressive results that will ensure he maintains a steady growth and combined with his increased knowledge base that will ensure his real estate investment property portfolio grows to suit his new found life style. Ultralight Backpacks The Lightest

Why ultralight backpacks? Devotees of ultralight backpacking know you reduce your packweight most by concentrating on the ig three; backpack, shelter, and sleeping bag. Forget those 6-pound backpacks, 9-pound tents and 5-pound sleeping bags. Reduce that 20 pounds to less than 5, keep the other gear to 5 or 6 pounds, and you can chuck the hot and heavy hiking boots, put on the running shoes, and start enjoying those trails.

Four Ounce Ultralight Backpacks

No, that's not a typo. One of the ultralight backpacking suppliers recently came out with a light pack with a capacity of 1800 cubic inches, plus more in an expandable rear pocket. Designed to carry just fifteen pounds, It may be more fragile than the average pack, but it weighs just 3.7 ounces! With a pack that light you're well on your way to keeping your total packweight to fifteen pounds.

I bought a six ounce pack at Walmart. Maybe you didn't know they sold ultralight backpacks, and niether did they. I'm sure it was intended as a daypack. However, it has 1200 cubic inches and weighs only 6 ounces, so I'll use it for summer overnighters. At $4, it was light on the budget too.

It easy to imagine that a decent-sized backpack can be made at home that weighs less than 8 ounces. If it's a simple one, without extra pockets, made from light nylon material, how much could it weigh? Making your own may be the way to get the lightest backpack.

Alternatives To Ultralight Backpacks

I've used my 8-ounce duffle bag for backpacking. With no pockets, it's tough to organize things, but it has lots of room, and it is very tough. In practice, the full-length zipper makes it so easy to see everything that organization isn't very important.

I also have tied the duffle bag to an an old aluminum pack-frame, to create a full-suspension backpack. It has a hip belt, comfortable padded straps, and weighs exactly two pounds. It worked fine on a trip above timberline in the mountains of Montana. If there are any lighter exterior-frame ultralight backpacks out there, I haven't seen them.

You can also go on overnight trips with just a bivy sack, a bottle of water and a few granola bars in the pockets of your jacket. I've done this in the summer. Of course, I suppose without ultralight backpacks, this can't even be called backpacking.

That is the power behind journaling a scrapbook and this cherished feeling is one of the most important elements of different types of scrapbooks.

The best thing about creating a journaling scrapbook is that although there is a plethora of scrapbooking supplies available on the market, you actually do not need much to make your own version and personalizing it according to your imagination. In fact, all you need to create your own scrapbook is an empty album, glue, a pair of scissors, and your collection of photographs, stickers, tickets and newspaper clippings. Finally, when your journaling scrapbook is ready it is time to add its content. First, think about the people who will read it in the future. If they were not part of the activity you are about to describe you should give them as many details as possible so they can relive your memories and stories for themselves. The 5 W's method is usually the best strategy. Name the people appearing in the photo, and describe who took it and who else was present. Then state the purpose of the photograph. Describing what was happening can help the reader understand the circumstances that prevailed and feel part of the story. Of course, you should state where the event your photo illustrates was and it is always good to give some background information. Remember to tell to the reader when the photograph was taken and add the specific date including the year if possible. In addition you should state why this photograph was used. What makes it so important?

You should not be afraid of scrapbook journaling. Just remember that all stories have a beginning, middle and an end. Ask yourself, What would I want to tell future generations about the photos on my page? and this should be more than enough to help you write down your stories. A title page or famous sayings, quotes or a special poem you wrote for the occasion can gradually lead the reader to the end of your story.

The Messina Bridge Development Will The Project In Sicily & Mainland Italy Commence?

If you are a property or real estate investor in Sicily, you will probably be aware of the ongoing situation regarding the proposed Messina bridge, which would connect Sicily and mainland Italy, by road, and drastically reduce the speed to travel between the two. The bridge would in effect probably greatly aid the Sicilian economy and make Sicily even more accessible and attractive to investors and realtors. With the defeat of Berlusconi from office, the bridge project (which would mean creating the longest suspension bridge in the world) this year 2006 looks unlikely to go ahead. The project was a pet project of Berlusconi's and Prodi who has taken over power, clearly seems to believe that the bridge is unnecessary and a waste of money.

On the 19th September 2006, approximately 1000 residents of Sicilian and neighbouring mainland areas i.e. marched in Rome to voice their support and desire for the Messina bridge project, demanding an improved infrastructure in the South of Italy, which has arguably, been neglected over the years. The North of Italy is more affluent than the poorer south. One group involved with the protest went as far as staging a pretend funeral to highlight the death of the bridge project. The protestors want the project brought back to life.

Sicily has lacked investment in the past and the protestors, who included Sicily's local government chief Salvatore Cuffaro, believe that the bridge would drastically help the Sicilian economy and also create thousands of jobs. The bridge has already been approved by the E.U. and there is a fair amount of opposition to the bridge, in addition to support for it. The opposition highlight the costs that would be involved, and concerns that the mafia could become involved in the financial side of the construction work. Others highlight concerns over the environmental impact of the bridge, if it is built. Many Sicilians though, feel that they deserve finally to get some investment into their depressed region.

Under Berlusconi, the bridge development would have commenced this year and finished 2012, at an estimated cost of more than 4 billion euros. Estimates in the media, state that the bridge would likely be able to handle four and a half thousand cars per hour, up to two hundred trains a day. This project would certainly help the Sicilian economy and also booast the Sicily real estate market.

Way to Go

The bartender looked at me with just a trace of concern and said: Are you sure you want another dry martini? Gee, you just had 4 in a row.

Yup, I also need more peanuts and some olives. They'll keep me upright till lunch time.

I had just finished playing 18 holes and had turned in another Oscar performance on the links: four under par in a course known for its devious and hidden character. My playing partner, who is also my doctor, had had two Alka-Seltzers in a row. The round that morning had cost him not only a cool thou but it had left more than a hairline crack in his self-esteem. Crushed were whatever hopes he had of humiliating me. He had tried everything, including poor score accounting, the old distraction sequences and the worn out You don't look too well today.

FOUR UNDER PAR! It was one of the best cards I had turned in half a dozen years. It meant a positive balance of birdies against bogies and other atrocities. That score, the feeling it produced and the enrichment of the blood and the senses provided by the dry martinis, gave me a time-space frame of chop -licking texture.

Once the fourth martini had been added to the inventory and peanuts and olives swiftly disposed of, I sauntered down the clubhouse towards the parking lot by the pond, carrying as usual my inseparable Japanese Pitching Wedge.

The red Mercedes convertible - top securely up - was parked in the usual shady and secluded spot of the parking lot. A very discreet location where no possible intruder could appear without allowing some beneficial warning. The spot guaranteed seclusion, intimacy and quiet.

She was sitting in the driver's seat reading an action-adventure book of the kind written by retired military officers. I could tell by translating the aura emanating from her delicate head: bored puzzlement, disdain and a Tabasco dash of disgust. Those retired warriors ought to accept Security jobs in two star department stores, play golf or use their travel vouchers. They should not be allowed to write anything longer than a laundry list.

She turned towards me and said:

Love, what the hell is a three pronged Info-ductilliable Model 405 Series EW34-009 Transteroformer with Spectimetrical Megaglicks??

The tone was pure frustration and fury. She continued:

When are they gonna draft these bastards back into KP. They are doing more damage to the civilian population in this country than a Republican majority in the House, Congress and the NAACP.

As soon as I entered the car and sat next to her, her rage turned into the most enticing welcome expressed in glorious smiles, a gentle squeeze of my hand and a soft kiss on the lips. That soft kiss - in a sense the first note of a complex overture - quickly turned into more aggressive mutual savoring, delicate caresses, and the increasing cadence of urgent breathing.

Mercedes Benz has always built excellent cars. This one had, in addition to tinted glass all around, padded automatic luxury seats that allowed tri-dimensional maneuvering to satisfy the most capricious configurations. In short, the damn thing was as comfortable as a triple mattressed double bed! We made use of it. Several times.

A couple of hours and a box of Kleenex later and, after both of us having dozed off in each other's arms, spent and satisfied, we decided to call it a day.

For an old thirty year old, you do quite well - I observed half in jest. She looked at me and in a very serious tone she dropped a bit of information both unexpected and shocking:

Love, I am going to have your baby. I saw the doctor this morning and he confirmed it...

I was speechless. My mind sort of flickered off. With an imperceptible but totally unconscious shake of my head I recovered a long second later.

Don't even think it - she said, It is yours. Bob has been away for the last 4 months. And it is over two years since we were last together. I haven't had any sexual contact with anyone but you. As hard to believe as it may sound, you are the father-to-be!

Well, true. I fell for Anansse the first time I saw her. My daughter, who introduced us, sensed at once that I had, again, been conquered by that indescribable and magnetic essence that some women project. It is like turning on a spectrum of colored lights that only you can see or a haunting melody that only your ears can hear. There is an immediate bridge, unspoken, undefined but intense and certain. It leads to pure love.

Anansse and I enjoyed a most romantic and passionate interlude. The only shadow in an otherwise bright agenda of love and passion was her husband's non-presence. In spite of the total demise of their marriage and the brutal treatment that Bob had inflicted on Anansse, she was forced to observe a minimum of discretion. As the only daughter of a Supreme Court Judge, she had to sacrifice some of her personal integrity to protect the pretense of a marriage of convenience. Her own happiness did not enter into the equation.

His being away almost continuously made things easier for us, but at the same time, it managed to let in a microscopic amount of remorse. This remorse, while insignificant and not wholly justified, was enough to prove to us that we had not lost our decency and could still sense the echoes of our conscience.

Our passion was endless. Often I would meet her for breakfast at one of the more distinguished lounges in the city and, just as often, we could not finish breakfast. We both would begin to feed each other small pieces of this or that and soon our appetite would be replaced by an urge that was impossible to stop. Caresses in public places have always been distasteful to me but such was the fury of our desire that we would not hesitate to rush into the nearest restroom, supply room or closet. It was great!

Of course I never thought I would be in a position to engender children. That vasectomy of long ago and all those modern prevention measures for both sexes had given me a happy and careless demeanor, which, I felt, added to the enjoyment of my relationships and improved my social acceptance.

What are you going to do? - I asked.

She looked at me for a long time. She seemed to be trying to reach the proper neuron cluster in my brain before letting her own thoughts disclose her decision.

I am going to have the baby! Love, it is too precious a gift and I can not think of any argument that can convince me to change my mind.

Tears filled my eyes. She had touched the right combination. Pride, happiness, amorphous joy, they all paraded through me and left me with a sense of wonder. Something akin to shooting substantial sub par golf.

I could not expect any other answer from you, darling Anansse..-- I was finally able to blurt. -- But, how about Bob?

She twisted her solid Gold Bulgari bracelet in a sudden nervous motion. The question, obviously, had been in the front layers of her mind. I could tell that it was a painful moment for her and an anxious one for me. I feared more than anything else that she would allow some unreal sense of responsibility, loyalty, and decency towards Bob to prevail upon her; to push her towards the accepted rigors of modern convention. To tell me that it was all over between us. But my fear was unfounded.

I will just have to tell Bob. And I shall move out this very week. I must put an end to all these years of pretending. He returned yesterday with the usual vodka personality, dead on his feet and barely made it to his room but not without letting me have another of his senseless fit of jealousy. This morning I left early so I really have not had a chance o talk to him. I know he knows that I have reached the end of the rope.

I listened with my heart. My love for Ananssee was such that the thought of losing her could only compare to the loss of my senses. Her determination to end what I considered the tasteless relationship she maintained with an abominable man confirmed my own faith in the love I had patiently inspired in her own heart. In spite of the complications her actions were certain to create, I felt happy. I felt in many ways justified; I also felt the pride of having overcome incredible obstacles to win her love . Ananssee my love, you make me so happy. Doubly happy. It means to me that we can plan our future together; we will have a bond between us and a source of joy.?

Like youngsters, we made plans. After a quick divorce we would be reunited in Geneva and would take up residence there. Geneva had been home to both of us in our separate pasts and had always remained a particular haven in Europe for each of us. I was overjoyed. My mind was already setting up spreadsheets, charts and diagrams about the next few months. Pure bliss!

We kissed each other and she quickly steered the Mercedes out of the parking lot. I started to walk back to the lot in front of the Clubhouse, where my Jaguar and Warren, its keeper, chauffeur and personal assistant, had been waiting for me.

As I reached the entrance to the parking lot, Bob suddenly appeared from behind the hedges bordering the lot. His eyes were red, his hair and face seemed to have been given a vinegar shampoo. He glared at me and quickly stepped in front, blocking my way.

I know all about you and Ananssee, you dirty old bastard!

As he shouted these words, he pulled a gun, shiny and threatening and pointed it at me.

I must admit that with age, my reflexes -- well, some of them -- have slowed down a few notes down the scale. So, if you put together a demented Bob brandishing a gun in front of me and my own inertia as I moved past the hedge, you can see that I stopped rather abruptly and my inseparable Japanese Wedge sort of slipped in front without any conscious effort on my part. The trusty Japanese Wedge hit Bob's hand as he pulled the trigger causing the barrel to move upwards and let go of its mortal message right into Bob's contorted face.

Seconds before, my peripheral vision had detected Warren moving quickly towards us. He witnessed the entire sequence and came immediately to my aid.

Then the police, coroner, officers, witnesses and curious golfers all seemed to materialize and stand around talking about the incident.

After talking to the police and agreeing to be there in an hour?s time, I went to the bar and could not help ordering a double Remy Martin. I felt tired and a little unhappy that this most unfortunate encounter with Bob had temporarily dampened the euphoria Ananssee had produced in me. Warren came after me and gently suggested I leave as soon as I finished the cognac.

As we were leaving the bar, one of the regulars at the bar -- thinking that I could not hear him -- said to Warren:

Make sure you take care of that wedge. If it is as old as his master it may not have many shots left.

Everyone laughed heartily. I stopped and in a loud enough voice so that the rest of the guests at the bar could hear me said:

I heard that. Not to worry. This wedge is only thirty years old. I think I'll retire it when it reaches my age. You see, I will be 85 years old next week

Closing Costs Explained for the Buyer and Seller

The fees associated with buying and selling a home documented in a sales contract are called closing costs. They are split between the buyer and the seller and often involve negotiation. Buyers apply for a loan and receive a good faith estimate that may not include all of the closing costs.

Buyer's closing costs include: the actual down payment, loan fees, points, appreciation and credit report, along with any pre-paid interest, inspection fees, appraisal, mortgage insurance, title insurance, and documentary stamps or note. Escrow fees, homeowners insurance, and legal fees can be included. These fees vary depending on the lender and the details of the sales agreement.

It is advisable to carefully review the estimated costs presented by the lender. If there are any questions before the actual closing, have the loan or title company officer clarify anything before making a final decision. As Americans borrow more than $110 billion a year to buy homes, these added costs and charges can add significantly to the purchase price of the home.

Sellers' costs as part of the closing include: the broker's commission, tax transfers, documentary stamp on deeds, and insurance and property taxes. Before the sale closes, the escrow officer will verify with the lender to ensure sure the existing balance for the loan has been paid. If the proceeds from the loan do not completely pay for the seller will need to pay for the remaining balance. Any additional deductions for the sale of the home (including buyer credits and concessions) are subtracted before the seller receives their share of the sale proceeds.

It is a good idea to carefully review the good faith estimate well in advance of your closing date. You'll be better prepared to protect yourself from padded, inflated or abusive costs. If questions are raised during the earliest stage of escrow, you'll have ample opportunity to speak with the preparer about your concerns and have them explained.

Make sure that you are aware of basic closing terms. Loan origination fees are fees that cover the lender's processing fees for the loan, a percentage of the loan that varies from lender to lender. Points. A point is a one time charge for a lower interest rate. A point usually costs one percent of the amount loaned. A buyer can save money over the life of the loan by paying down one or more of these points, and the points may be tax-deductible.

Property Appraisal: A property appraisal is done for the lender to determine fair market value of the home. Inspection fees: are charged for homes under construction. A lender requires routine inspection for construction and release of funds as work progresses and concludes. Buyers are also responsible for prepaid interest that covers the mortgage from the first day of the loan until the due date of the first monthly payment. Hazard and flood insurance are paid a year in advance to cover the home and lender from natural disaster: fire, loss, windstorm and flooding.

Miscellaneous mortgage fees can include more inspections and an assumption costs. Inspection fees are generally handled before the closing date and can include an inspection of the home, radon tests, and pest or other specialized inspection fees. Assumption costs are for transferring the owner's mortgage into the hands of the new buyer. This is where reviewing closing costs are important because they can vary from state to state. In other states specialty companies handle title work and closings are completed elsewhere. Current technology has allowed the closing process to become easier, quicker. There are a plethora of fees a lender may charge depending on your location and the technology employed in the process. Notary and record fees would apply to have documents notarized and filed with public records. Overnight fees would result to send or receive documents and transfer fees for wiring incoming and outgoing funds.

Regardless of where and when you are buying a home you're closing costs will take a significant jump before they're finalized. The more educated you are about the process the better you'll be able to discern between valid or inflated costs. You'll be better prepared for that possibility. The awareness you've gained from familiarizing yourself with the process and establishing a relationship with your lending officer, REALTOR?, and closing agent will better prepare you for a predictable rise in closing costs and enough knowledge to point out inflated costs or at least ask questions to determine exactly where you stand.

One of the greatest things that a society or civilization can have is buy-in from its citizenry. Perhaps you might call this a sense of nationalism that comes from owning a piece of America. Home ownership helps boost the value of ownership societies and yet even though more Americans own homes now then have ever in the history of our nation we also have a problem where the home equity value is less on a percentage per house than it has ever been also.

We know from the last real estate crash that when home equity becomes negative that more and more people walk away from their homes and then they are disenchanted with our society, civilization and even capitalism itself. This is unfortunate although it also shows a sense of irresponsibility on the part of those people who dug their own grave of debt. Nevertheless in the blame game world of human civilizations and societies people who have hardships of life usually try to blame someone else for them.

So what started out to be a great advancement in the concept an ownership society in the United States of America looks like it is slowly losing some of its steam and actually might end up causing a little bit of a problem in the future. The Federal Reserve says that the housing market collapse is not as bad as people portray it and this is relatively true however, it is something we need to watch in the future.

If people walk away from their loans this can cause a problem in the banking system and American citizens are already in too much debt with short-term loans and credit cards. An ownership society is a great idea and we should commend our leadership for working towards that noble goal, but at the same time we must be very careful that we talk about ownership we are not just talking about debt; rather actual ownership.

Owning a piece of America should not be owning an overwhelming responsibility of stress to make payments on something that is not his worth as much as the loan value. Please consider this in 2006.

Using the Market Conditions to help in the Fresh Start Presentation

The real estate market like any other asset class is in a constant state of motion. Property values are either going up, down or are stabilized at all times. We know this just by reading the newspapers, watching television and listening to neighbor?s gossip about their asset (the home). Not very scientific way of figuring out a market, but probably as good as if not better than most because it gets to the emotion of the homeowner in trouble. If the homeowner believes it is a sellers market he/she will absolutely try to sell or refinance before listening to you. If it is a buyers market then you are a welcomed guest if you can put money in their pocket for this dog of an asset they purchased long ago. If it is a stagnant or equal market well then the homeowner will be unsure of the value because the newspapers will be onto another subject. There are three types of markets in real estate. They are 1) the Sellers Market; 2) Buyers market; 3) a stagnant market where prices remain constant.

The definition of the Sellers Market, Buyers Market and Market in equilibrium is a look back model that uses two figures to determine a label for which market you are in. They are market time and inventory.

Market Time Defined

Market time is defined by the amount of days that a property in the location stays on the market. For example in a Sellers Market average sales time will be under sixty (60) days. Equal Market average sales time will be under one hundred (100) days. For a Buyers market average sale time will be over 100 days.

Inventory defined

Inventory is simply the amount of houses on the market divided by the average amount of sales typical for that area per month. Sellers Market would be less than three (3) months inventory on hand in a given area. Equal Market would be between three months and six months of inventory on hand. Buyers Market would be having inventory over six months on hand.

SELLERS MARKET FSP

A sellers market is a market where a property will sell within sixty days of being introduced to the market. This market also has a low inventory of properties on the market. This would be defined as anything less than three months inventory in your specific area. Another indication of a sellers market is that the price of the product begins to appreciate until it finally is out of the reach of the buyers causing the market to cool down.

This market can be prolonged by certain financial products such as the interest only loan, negative amortization type of loan, graduate payment loan and of course the variable rate loan. All of which we have seen in both Philadelphia and Massachusetts.

Based upon all of the factors going against the back up plan we offer it is a hard position to find the deals that we need during this type of market and as purchasers we are forced to purchase at auction as well as going to the properties and trying to purchase pre-foreclosure.

Locator in Hot Sellers Market

The locator in a hot market has a hard presentation. Every homeowner feels that they can get market price and that is more than we can pay. This happens because local neighborhood gossip, newspapers in the area saying how much property has risen year over year or month over month. Homeowners are saturated with information about how valuable their real estate is worth.

Next the homeowner is targeted with lending offers to refinance because the value of the home has skyrocketed- use your homes as an ATM machine to pull out some equity and live for a few more years.

Both the low market time and low inventory time cause our business of purchasing properties to be very frustrating. The homeowners are aware that they can sell a home relatively fast even quicker than an auction can be had.

It Makes for a hard market to purchase properties prior to the auction. It is what we call our recession. It allows a homeowner to choose from a group of choices. Essentially we are a back up plan or safety net. In this type of market we need to price correctly and purchase at the last minute from homeowners who have tried everything else.

Buyers Market FSP

A buyers market is defined by sales of properties taking takes over 100 days to sell. The Inventory in this market will stack up to well over six months worth of sales. The homeowner in this situation has only a few options. Financing companies say that they can refinance but usually can not due to the falling value of the appraisal on the home. Remember the newspapers are littered with information regarding the fall of the real estate market. It is the fear of the day for most local newspapers.

You can?t drive through town without seeing a For Sale or Open House sign and they represent a statewide trend.

According to a recent report by the Massachusetts Association of Realtors, home sales statewide fell nearly 11 percent in the second quarter (April to June), marking the fifth consecutive quarter that activity has declined from the same period the pervious year. Housing inventories are at an all-time high and homes are staying on the market longer, the report found. ?

Locator in Buyers Market

The locator in a buyer market has a much easier presentation. Every homeowner has undergone the conditioning of the newspapers, local gossip etc. that the sky is falling rapidly and that their investment is no longer worth what it was one year ago.

This advertisement of the fall of real estate prices and the end of the price appreciation stops the appraisers? from appraising the properties correctly. Instead of using the standard comparable. The appraiser checks a box and states that property pricing are declining and begins to cover himself/herself with lower and lower values for the property. This causes the banks to tighten up on underwriting guidelines making it harder to refinance their way out of the foreclosure.

Without the refinance the homeowner either has to do one of the following:

1) Restructure the mortgage causing higher payments. Problem with a restructure is that it costs more monthly for a short period of time. Usually very hard for the homeowner to come up with the money.

2) Sell on the open market. Problem is that market time has risen to the point where the foreclosure process is faster than the tie they have to sell the property.

3) File for bankruptcy. This normally costs $2,500 for the lawyer, filing fees and 10% of the plan debt to the trustee. It also has a 75% failure rate.

Consequently our FSP becomes a very viable option for the homeowner.

We are in this market now so find your local newspaper articles and put them in your book to show the homeowners what is happening out there. Make your presentation and then close the deal.

The locators biggest problem during this time is the manager (Investor) has more trouble pricing the properties because of the downward spiral of the market.

Market In Equilibrium:

An even market is when a property is sold within 61-100 days of listing. Inventory is usually six months or less. This is the market that is the easiest to procure deals. It allows the investor to feel warm and fuzzy knowing almost to the penny that the property he/she is purchasing is worth what they think that it is worth.

The Newspapers simply go on to another story and leave the real estate market alone or have articles stating that the market is stable.

Locator in Equilibrium

The locator in a stable market has the best of all worlds. Prices are staying steady keeping the manager happy and all is quiet regarding real estate in the newspapers.

Again it is an easy presentation. The homeowner has seen his equity disappear and no longer knows what the value of the real estate is and just wants to get out from the obligation.

The homeowner is left with one of the three options of a down market:

So what does this all have to do with the Fresh Start Presentation (FSP)? Remember the Fresh Start Presentation is the Homeowner Options slide show that you have. It goes through the advantages and disadvantages of the seven (7) options available to the financially distressed homeowner.

They are as follows:
1)Sell on the Open Market
2)Refinance the home
3)Restructure the mortgage
4)File bankruptcy
5)Borrow from friends and family
6)Let it go to foreclosure
7)Sell to an investor

Well each type of market has different advantages and disadvantages to the locator.

Use the newspapers to translate into a selling benefit during your FSP. We need to educate the homeowner that we are in a period where houses do not sell for last years prices but that they are actually going down in price each and every day. Time as usual is the enemy of a homeowner in this situation.

A good locator that wants to maximize his sales would do the following:

1)Read the local newspaper where your route is and cut out the articles that will help get the homeowner off the price they thought it was worth. Copy the article and give it to the homeowner when talking about the price.
2)While he/she is reading the article tell the homeowner that the property may be worth 3,4,5,6,7% less by the time they actually move out, the property is repainted and put on the market by the company.
3) This risk is for our company to worry about unless the homeowner decides to try to sell it on his own.

What is a Market Value Index?

Market-value weighted index

Definition

A stock index in which each stock affects the index in proportion to its market value. Examples include Nasdaq Composite Index, S&P 500, Wilshire 5000 Equity Index, Hang Seng Index, and EAFE Index. also called capitalization weighted index.

We use the term to find out the value of the property we intend to purchase and resell. It is our formula for purchasing and reselling property. Unlike most of you we do not use the real estate brokers to price out our purchases and do not always rely upon the comparable sales method used by brokers. In fact we see a conflict (tension) between the real estate broker and us as investors that can not be resolved. The broker wants a listing and will try to get you the highest and best price for the property. This may take months to do and may wreak havoc on your cash flow waiting to make a few thousand dollars more. It also is simply not right to use the opinion of somebody who has no skin ($) in the deal.

We instead follow a sales index based upon the history of the street, block, ward or if need be neighborhood to give us a bigger picture of the actual value of the property.

We did not invent the sales index and in fact borrowed the idea from the writings of many economics experts. Two of the most notable are Case and Schiller. They are the economic guru?s who created the repeat sales index that is used by the Government Service Enterprises as well as others. We simply analyzed the writings (ten years ago) and began testing a localized model using a history of all sales on the street from 1985 forward. We then took into consideration the square footage, interest rates and a couple of other items to equalize the properties.

This then gave us the price that the property should sell for (a conservative price) and the price we should purchase the home for based upon our profit requirements, carrying costs and capital costs.

We then added in the mix the cost of a rehabilitation of a home based upon post mortems and we were off to the races. Type in or automatically gather the sales (depends on the county) then you have the value of the home.The second calculation targets the remaining costs based upon prior dealings with the lenders, brokers and rehabilitation to tell you what you can expect as a gross profit.

Finding the Best Home for Your Family

When buying a home, there is often a little give and take. It is rare that a home at the right price in the right place will have everything you are looking for.

For example, we love our new home. It has a great location, perfect land, nice improvements and fits us just right. However, the kitchen is a fourth the size of our old one. I hate it -- half of my cooking essentials are stored in the laundry room/pantry. But because the pros outweighed the cons, I live with it for now.

Buying a home can be very emotional. You want to find a good deal. But you want your dream home. Where do you start?

You should start by looking at the market in your area. You may find that there are only one or two homes that fit your requirements out there for sale. In that case, you probably won't have much negotiating room. The house we recently purchased is a rare find. We contacted the sellers, who weren't sellers at first as the house wasn't even on the market. We just thought we'd ask. We knew we had no room to negotiate as properties in the area are highly sought after.

The more choice you have, the more you can negotiate.

You can often find a good deal by looking into vacant properties. The longer a home sits on the market, the more eager the sellers become to negotiate. If no one is living in the home, it is a good indication that the sellers have already purchased a new home and are looking for a quick sale.

When looking at homes, look for the ones that can be shined up a bit. For example, when you tour a cluttered home, remember that the clutter leaves with the seller. You can make a few changes and have a completely different home. Remember what paint and a little sweat equity will do.

Look beyond decor to the structure of the home. Look at what can be cleaned up. Don't focus on the owner's belongings. Look at the bare bones. You can often find that others don't do this. If you are the only one willing to consider the home, you will have negotiating power.

Even if you don't have children, you should look at the schools in the area. If you ever want to sell the home, this could give you some power. If the schools aren't great and you love the home, use this as a negotiating point with the seller.

Be willing to look at hard to view properties. These are the properties where the showing hours are extremely limited. This translates into fewer people seeing the home. This is good for you. Homes with minimal showings have very few offers.

Remember to keep your emotions in check and look to see if the home has everything you need. Weigh the pros and the cons of the home. Sometimes, the house is a deal, but it just won't fit your family. We once looked at a 800 square foot home on forty acres with highway frontage near a major intersection. It was a bargain. Had a barn and ponds. The house was so small, all of our belongings wouldn't fit. We would have had to live there until a larger home could be built. It was a great deal -- we still talk about that -- but didn't fit our needs.

You have to be aware of what a good deal is to your family, not just your wallet.
