Brokers or Lenders ? Which Do You Want for Your Real Estate Mortgage?

A mortgage is a mortgage is a mortgage. NOT! Not only do mortgages differ between lenders, but they also differ greatly by the lenders, themselves. There are two types of real estate originators ? brokers and loan officers.

Brokers generally are self-employed professionals, who work to secure a real estate loan for you. They work through a variety of lenders and earn a fee for the transaction. Most of the mortgage lenders who advertise on the Internet are brokers.

Loan officers are employees of a bank, credit union, or other lending institution, such as a mortgage company. They sell and process mortgages and other loans only for their employers. They are usually local and in a physical location.

There are advantages and disadvantages in using both brokers and loan officers for your real estate purchase, so you need to shop for the one that is right for you and your particular circumstance.

Brokers

The advantages to using a mortgage broker for your real estate purchase are many. Usually, the better deal they get for you, the buyer, the more they are paid on the transaction ? a big plus for you. If your local bank, mortgage company, or credit union has refused you a loan, a mortgage broker may be able to find a lender, even if you have bad credit ? just expect to pay a higher interest rate. If your real estate is unique or commercial property, using a mortgage broker to secure a loan is at times easier and faster.

One downside of using a mortgage broker is that your mortgage loan will be sold to another lender immediately after closing. Another is that brokers choose to do either non-conforming loans, which are higher risk and usually higher interest rates, or conforming loans. This limits your loan options. Brokers do not have to disclose a ?good faith? estimate on what closing costs will be, nor are they regulated by the Fair Credit Act. Additionally, they seldom have a physical office with employees offering you face-to-face customer service, and they generally are in another town or state than where your real estate is located. This means they may not understand the local market in which you purchased your real estate. Important issues may arise from the real estate classifications and terms used by your appraiser, for example.

Loan Officers

Though loan officers offer a variety in the types of loans available, you are limited to only those products offered by one institution. Usually a local institution, the loan officer will be familiar with all local regulations and issues will not arise over lack of knowledge in local market terminology.

Banks and Mortgage Companies

Bank and mortgage company loan officers will give you face-to-face customer services, at least before the closing. Like brokers, banks have the option of selling real estate loans on the secondary market. Some banks sell only low-end mortgages or those that require too much servicing with little return. Some sell the loan but keep the servicing portion, making it appear that your mortgage continues to be owned by the bank or mortgage company. They are required, however, to tell you during the initial paperwork if your mortgage may be sold. I suggest you ask before you ever get to that point, if this is a deal breaker for you.

Bank and mortgage company loan officers are licensed and must meet certain criteria. They have more criteria that you must meet, as well, in order to secure a loan (banks usually require the most). Many real estate buyers are refused mortgage loans by these institutions. Both banks and mortgage companies generally do offer better rates and terms. They also must disclose a good faith estimate on what closing costs will be, and they are regulated and audited under the Fair Credit Act.

Credit Unions

You must be a member of a credit union to apply for a loan with them. Many credit unions do not offer real estate loans. The major advantage of securing a loan from a credit union is that they pass on only actual costs of the loan to you ? no broker fees or commissions. They also never sell their loans on the secondary market, they always are local, and give you continuing face-to-face customer service.

What to Do

The time to begin looking for a mortgage lender is before you begin looking at real estate. Ask family and friends for referrals, as well as their experience with the real estate lender. Ask your real estate agent for referrals. Then, contact each prospective lender and ask questions ? lots of questions! Compare interest rates, terms, after the closing mortgage sale policies, and what criteria do they require that you meet in order to qualify for a real estate loan.

If you are a residential real estate buyer, consider getting pre-approved for a loan. You will know exactly what you can afford to buy, which usually turns out to be much more than you expect.

Spend as much time shopping for a mortgage lender as you will for your real estate. The deal you get can save or cost you thousands or even millions over the life of the mortgage. Get the best deal possible, as well as the right lender for your real estate purchase.

Getting Ready For Back to School

The summer fun is about to end and now its time to get back to the business of school. It's something the kids and parents alike dread. But the process can go much smoother if you plan ahead.

Getting Back on Schedule

It's nice to be able to stay up late and sleep in during the summer months but getting the kids back to on a school sleeping schedule can create sleepy little monsters in the morning. To help avoid morning grouchiness, ease them back into a schedule a couple of weeks prior to the start of school. Start sending them to a little earlier each night and waking them a little earlier in the morning until you reach your goal.

Buying School Clothes

Before you go out and buy school clothes, first access the clothing situation of your child. Go through their closets and drawers and set aside outgrown and worn out items. This will give you a better idea of what they need in terms of clothing and shoes. Make a list of items they are in need of and establish a budget for school clothes. Start watching for those back-to-school sales in July and August. Don't forget to scour the consignment shops and even the Internet for sites with good deals.

School Supplies

It's a good idea to check with the school to obtain a list of school supplies that your child will need for the school year before you buy unnecessary items. Don't forget to buy a new lunchbox if needed and backpack. Avoid buying backpacks with wheels, as most schools do not allow them.

Visit the School Ahead of Time

Many schools hold open houses ahead of time so parents can visit the school and meet the teachers. However, if your school doesn't, make an appointment to tour the school and meet the teachers anyway. While you are there check to see what necessary paperwork is needed such as immunization records, yearly physical exam, and emergency contact information. This is also a good opportunity to find out the bus and class schedules as well as what kinds of sports activities and clubs the school has to offer.

Getting Your Calendar Organized

With the start of school come additional activities and things to remember. Be sure and have a calendar ready to mark school schedules and activities. Be sure and post it in a visible area so everyone in the family knows what's going on.

Relieve Anxieties About the First Day of School

Many children experience some amount of anxiety about going to school especially if it is their first time or they are going to be attending a new school. Talk to your child about their fears and try and ease them. If this is their very first time attending a school, try and arrange a play date with children they will be going to school with. Also take them along when you visit the school so they can see their school, classroom and meet their new teacher.

BMW M3 Four Generations Of Monsters

Originally, the goal, for designers and engineers of the BMW M3, was to build a powerful and yet lightweight automobile derived from the BMW 3 series. The resulting 5000 examples hand -built by BMW Motorsport culminated with the introduction of the first series, which was based on the E30 platform in 1986 in Europe. The E30 M3 remained in production until 1990 and was replaced in 1992 with the next generation E36 M3.

The E30 M3 quickly became one of the most successful touring cars in history. Equipped with a 2.3-liter four-cylinder engine with a twin-cam-four valve head with Bosch fuel injection, the E30 M3 hit a top speed of 140 miles per hour and hit zero to sixty in less than 7 seconds. The vehicle weighed only 2850 pounds and had a 5-speed manual transmission.

The E36 M3 was introduced in 1992 in Paris. The engine, known as the S50, was based on the M50TU. Changes included enlarging the bore and stroke, modifying the intake to include individual throttle bodies and adapting a new variable valve timing system on the intake camshaft to the engine. With these modifications, the S50 produced over 280 horsepower. The E36 M3 had a few distinctions from the regular three series including larger anti-roll bars, firmer springs and shocks, 12-inch vented disc brakes and the M-tuned variable-ration steering. The exterior of the E36 M3 varied slightly from the regular three series with a front air dam, deeper side valance panels and aerodynamic side mirrors. When the automobile was introduced in the United States in 1994, it had been modified with what was then known as the S50 B30 USA engine. While the cost had dropped, the US model was only capable of producing 240 horsepower instead of the original 280.

In 1995, BMW offered the M3 offered an automatic transmission and also introduced a Lightweight M3. This model was actually manufactured as a competition vehicle and weighed in 200 pounds less than the original E36 M3. Stripped of it's air conditioning, radio and rear seat, the 1995 M3 Lightweight only sold 85 models in the United States.

The 1996 model, however, underwent a few radical changes with the addition of a new engine called the S50 B32. Although the European version engine was capable of producing over 320 horsepower, the US version still remained at 240. The transmission was a Getrag six-speed manual that was matted to the engine. Acceleration increased to zero to sixty mph in 5.6 seconds. The model years for the E36 M3 ran from 1992-1999.

Billed as the hird generation M3, the 2001 M3 Convertible was a four-seater that was identical to the M3 coupe with an automatic soft top. Equipped with a new 333 horsepower engine and a new 6 speed transmission, the 2001 M3 accelerated from zero to 62 mph in 5 seconds with a top speed of 155 mph. It wasn't until this year that US sport car enthusiasts were able to experience the full power of the BMW as the models sold in the US sported the same horsepower as those sold abroad.

While the BMW M3 has continued to evolve on the same previous generation platform with no significant changes, the 2006 model was available as either a coupe or convertible.

The Importance of External Frame Backpacks


External frame backpacks are used primarily for backpacking trips that will require all of the essential equipment to survive be brought with you. There are many great reasons to have an external frame backpack for a trip. This type of backpack consists of a visible metal frame that supports a nylon pack. The pack attaches to the wearer via two thickly padded should straps and a padded hip strap that goes around the waist. The frame distributes the weight over the shoulders and the hips to alleviate the spine from too much pressure. The external frame does carry a high center of gravity that makes it a little harder to keep balanced during activities. This does limit a backpacker to activities that require minimal balance control like walking. Biking and skiing are not recommended while wearing an external frame backpack.
The advantages of external backpacks are mainly due to their versatility. Adding jogging and biking to a backpacking trip makes a smaller internal frame the better choice because of its lower center of gravity. Travel constraints also make it hard to lug the larger packs of trains and planes, especially for those traveling to Europe. The second step is to evaluate the person that asks to see the home. Again, the key is to use your common sense. If they give you the creeps on the phone, refuse to show them the home. You do not have to be rude, just tell them you have an interested buyer and are going to see if it results in a sale.

Finally, it is hard to evaluate people, particularly on the phone. What most sellers forget is that they control the timing of the showing. If your neighborhood is deserted during the work day, set the showing on the weekend. Also, try to show the home to multiple parties at one time. This is safer and creates a potential bidding war that can only benefit you.

Obviously, the real estate rapist represents the worst possible scenario. If you use your common sense and take some precautionary steps, you should not have any problems when showing your property.

Take a look at your marketing materials. Do they give the impression or create an expectation of a trusted and highly skilled loan officer? Is there anything about the materials that make you look smart, competent, and experienced?

Your materials create the first impression with your prospects. They establish the expectation for your service. Do you need to improve your materials?

There are two important elements in your materials: brevity and image. Your window of opportunity is narrow. Does your website look like it was developed by a professional? Is it easy to navigate? Does it present information clearly? Does it appeal to both Realtors and consumers?

One way to evaluate your website is to compare it to other mortgage professionals. Your site should be an educational source. And it should distinguish you from the competition.

To get the attention of Realtors and establish an expectation of excellent service, your site has to address their needs. Just like with your other materials, the use of images can pack far more powerful punch than mere words.

Use Touchpoints For Emphasis

The expectation delivered with loan officer marketing materials is reinforced by those occasions of contact between you and the prospect. This contact is referred to as ?touchpoints?, and can refer to human, product or system touchpoints.

For instance, when a client calls your office and the call is answered by your friendly and courteous receptionist, this is a human touchpoint.

When you send Realtors an invitation to meet and discuss opportunities, you set an expectation with the quality of your letter and materials. This touchpoint is a product touchpoint.

When a Realtor calls your office and receives your voicemail with a professional greeting, that is considered a system touchpoint.

Each touchpoint is an opportunity to establish an expectation for your service. Think about every possible contact as an encounter and make those encounters a clear expectation of your professionalism and competence. RVUs Whose Value Is It Anyway?

As I discuss career options with a group of third year medical students, I imagine a marketing brochure for psychiatry residencies in a world of mental health parity:

The brain is undeniably the most complex organ of the human body. Treatments for diseases of the mind and brain require the intricate understanding of chemistry, physiology, and anatomy common to all branches of medicine, as well as the ability to step outside of oneself to objectively observe personality and emotion. The psychiatrist must tolerate the unsettling awareness of the mysterious relationship between mind and matter, and must help others find their own answers to the mysteries of the human condition. No wonder that the masters of medicine-those who work in the vast field of interventional psychiatry-are so valued by society.

The time has come for my transition from psychiatric residency to psychiatric practice. The prospect of six-figure incomes suggests reward, at last, for years of work and debt. For the employers, under the guarantee of income and benefits lies the expectation of productivity. This productivity is not measured by patient satisfaction, symptom improvement, or reduced morbidity. Rather the name of the game is the RVU, and the way to get more RVUs is to see more patients in whatever time is available. I am grateful for the opportunity to earn good money in the service of a challenging and rewarding career. But I am also aware of the striking difference between the salaries of psychiatrists and the salaries of many other physicians. As a former practitioner of one of medicine's more lucrative specialties, I find myself comparing my apparent value now with my value then. Why is my work now worth less than half as much as my work as an anesthesiologist?

At the end of a night in the crisis service last week I walked past a group of patients huddled in the cold, waiting for the doors of the walk-in clinic to open. As I looked at their tired faces, I realized the desperation they must feel to leave homes or homeless shelters at such a cold and early hour, and make the trek to the clinic by foot or by bus. Their pains were certainly as great as the pains of any of my patients presenting for surgery. But for some reason there is less outrage over their lack of care than would be the case for a group of patients with untreated diabetes, appendicitis, or heart disease standing outside a hospital. I realized that like many in society, I had unwittingly accepted the scene before me as adequate care for the mentally ill.

The RBRVS, or resource-based relative value scale, was instituted by Medicare in 1992 in an attempt to standardize payments for physician services. Relative value units, or RVU's, are assigned to physician services based on three main factors: physician work, practice expenses, and the cost of liability insurance. Physician work is determined by several factors including time required for the service, the technical skill and physical effort, the mental effort and judgment, and the amount of stress experienced by the physician due to the risk to the patient. To arrive at the ?fair value' of services, the number of relative value units is multiplied by a universal dollar value, and adjusted slightly for practice location according to regional cost of living indices.

In theory, this approach to payment provides a level playing field for physicians. Payments for a cholecystectomy, for example, reflect the fortitude one must have to cut into someone's body and the time required for surgery and postoperative care. Medicare strictly adheres to this formula, but in the world of private insurance some physicians' relative value units are more valuable than others. In my region, for example, Medicare has decided that the relative value of a unit of physician work is about $38. The largest third-party payer in the area will pay psychiatrists, pediatricians, or family physicians about $50 per value unit. But orthopedists and radiologists, or podiatrists providing orthopedic services, are paid $100 per value unit.

What accounts for the difference in payment? If not due to stress, physical or mental effort, risk, technical proficiency, or practice cost, where does the difference come from? Certainly not from supply and demand, as in my area it is much easier to see an orthopedist this week than to see a psychiatrist within the next month. Does the lower reimbursement reflect decades of poor negotiating? Are psychiatrists more likely to succumb to modesty and self-effacement? Do psychiatrists have so great a level of job satisfaction that they don't worry about money? I wonder if the difference reflects a much larger problem-- that psychiatrists have bought into a societal impression that mental health is less valuable than physical health.

Support for this last concern can be found when one looks at the funding of mental health services in general, and the tacit acceptance of the funding situation by psychiatrists and other mental health caregivers. My insurer is required by statute to provide coverage for mental health services up to about $2000 per year. On the other hand, there is no limit on payment for orthopedic injuries. The insured alcoholic is covered for the $1800 surgeon's fee for a fractured kneecap- and more for the incidental hospital bill and the bills for physical therapy. If the alcoholic strikes his head, the radiologist receives $1200 to look at the MRI. And if he abruptly stops drinking for a week, the hospital is paid tens of thousands of dollars to help him through withdrawal-- only to turn him out to drink again. Yet to treat the primary alcoholism, the insurer will pay?$2000. And if the patient has spent $2000 for treatment of depression earlier in the year, the insurer will continue to pay for kneecap fractures and MRIs, but not for treatment of the underlying cause of these injuries-alcoholism. And other comparisons are equally dramatic. My insurer will pay $70,000 or more for cardiac bypass to reduce a person's risk of a heart attack, but only $2000 per year for treatment of the same person's depression, to reduce risk of suicide. The narcotic addict is allowed $2000 for treatment of heroin addiction, vs. hundreds of thousands of dollars for a secondary HIV infection.

The relatively low payments received by psychiatrists can be blamed to some extent on psychiatrists themselves. They accept their own devaluation when they sign for lower salaries or when they accept limitations on their ability to practice psychotherapy. They allow administrators and others without medical training to dictate treatment plans. I am reminded of the late 1980's when anesthesia was becoming perceived as a technical trade, and was challenged by the expanding statutory roles of nurse anesthetists. Rather than narrowing anesthesiology, the answer to devaluation was found by moving into critical care and pain medicine and asserting the roles of anesthesiologists as physicians. Similarly, cardiologists did themselves and their patients well when they laid claim to angioplasty, and called themselves ?interventional'. The new technology brought public respect and money, which then yielded an explosion of new treatments. I don't know what the parallel path for psychiatrists will be, but it is vital that as insights develop into brain function, psychiatrists lay claim to them, grasp them, and never let them go. There is nothing like a brain procedure to grab society's interest and respect. In fact, I posit that the simple adoption of the term ?Interventional Psychiatry' would increase the funding of psychiatrists and psychiatric research by 20%.

The low priority of mental health services to society is, of course, a complex issue. Stigma, lack of lobbying resources, and denial of the impact of mental illness certainly play roles in the lack of public interest and investment in mental health. Resources are thin for the unemployed and uninsured mentally ill, and the field of psychiatry deserves kudos for attempting to meet the needs of this population in return for little financial gain. But for patients with resources, we must recognize and advocate that mental health care is as important as treatment for a torn ACL, and deserves equitable reimbursement. The abilities to laugh, to work, and to love are as vital as the ability to return to beach volleyball. Psychiatrists must realize that at some point, expectations of relatively low reimbursements and medical standing become self-fulfilling prophecies, as our society tends to value those most who value themselves. The correction of societal bias and the resultant devaluation of our services will require constant efforts to educate, negotiate, and assert the value of mental health care in a healthy society. And psychiatrists, as the voices, faces, and business representatives of mental health, will raise the status and treatment of their patients as they work to raise the scientific, and yes, economic, status of themselves as physicians.

Housing Starts Fall 2.5%

The building of new homes has fallen to the lowest level in nearly two years, according to the Commerce Department on Wednesday.

Housing starts fell 2.5% for July to 1.8 million on a seasonally adjusted annual basis. This marks the fifth decline in housing starts in the last six months. It is also the lowest level seen in construction of new homes since November 2004.

Economists had expected a decline, just not as large as today's report indicated.

Building permits fell drastically in July, by 6.5% to 1.75 million units. This is the largest drop seen since September of 1999. Building permits are an indication of future construction activity. Permits are at the lowest level since August 2002.

The Commerce Department also revised June's housing starts downwards, to an annualized rate of 1.84 million, down from 1.85 million.

When compared to one year ago, housing starts are down 13.3% for July.

The confidence of US home builders has continued to fall, according to the National Association of Home Builders. At 32, confidence is at the lowest level since 1991.

Economists agree that the housing market is changing. The debate continues as to the size of the decline and the potential impact to the economy.

Do Attorneys Gain More Clients As A Result Of Full Moon Erratic Behavior

Does a full moon grant attorneys more clients? Erratic behavior can certainly land people into trouble. Is behavior affected by a full moon?

The word lunatic, derived from Latin, is defined as someone who has been made crazy by the moon. Describing someone as being moonstruck indicates the suggestion of markedly different behavior during the changes of the moon. Is the notion that bad things happen during a full moon just urban legend or old wives' tale fodder? Research shows evidence to the contrary.

Is there more crime during a full moon? The American Institute of Biomedical Climatology released a report to the Philadelphia Police Department regarding their findings on this subject. This report, ?The Effect of the Full Moon on Human Behavior,? indicates that coinciding with a full moon is a monthly peak in various psychotically oriented crimes such as murder, arson, dangerous driving, and kleptomania.

Dr. Arnold L. Lieber and Dr. Carolyn B. Sherin of the University of Miami recorded data regarding homicide statistics in Dade County, Florida over a period of 15 years. For the entire period, 1,887 homicides rose and fell correlating to the phases of the moon. American Journal of Psychiatry 129 (1972), 69-74. They also examined over 2,000 homicides over a 13-year period in Cleveland, Ohio, with similar statistical results.

Lieber explained that the body is a microism compromising essentially the same elements and in similar proportions as the earth's surface, 70% - 80% water and 20% - 30% minerals. Scientific studies have shown the pull of the moon affects the tide and changes in the earth's surface. Thus, it is pure folly to think the moon doesn't affect the ides of our bodies.

Interestingly enough, crime isn't the only thing affected by the moon's cycle. Dr. Edson J. Andrews reported in the Journal of the Florida Medical Association that, in a study of 1,000 tonsillectomies, 82% of postoperative bleeding crises occurred around a full moon than other moon changes. This was actually despite scheduling fewer surgeries around that the time of full moons. (Journal of the Florida Medical Association.) Does this produce more medical malpractice claims as a result of surgery timing?

I have noticed that there are more divorce clients particularly after Christmas. They have mentioned just wanting to keep the holiday happy for their children before a painful separation occurred. Now I'm wondering if the combination of stress of holidays and potentially erratic behavior during a full moon is what dooms some marriages.

Law firms can thank the effects of a full moon for more clientele. If one doesn't want to get in the predicament of needing legal counsel, be particularly cautious around the time of full moons. By the way, a full moon occurs for the next three months on November 5 and December 5, 2006, then January 3, 2007. We all may want to plan accordingly.

A free agent used to be a sports figure, or entertainer whose contract had run out and was looking for a new one. But with the change in our economy and the survival mode that companies have switched to, a vast number of people have entered the arena of free agents. Recent books and articles claim we are becoming a Free Agent Nation, within a Free Agent Economy.

Are you ready to join the millions who have chosen to become free agents? If you have or are planning to change your work life and want more choice in what you do and how you do it, you need to consider two things. How good are you at working with others? Do you know what you naturally do best?

If you can answer these two questions quickly, think about whether these are skills you have learned or whether they come naturally. Many people think that being trained to do something well is good enough; others will buy this knowledge or skill from them. That may be true or it may be short lived. There isn't much today that you can learn that will not become obsolete about the time you learn it. People aren't very flexible when they learn a skill. They learn how to do it best and lack the flexibility to adapt when the skill is no longer required. How do you stay flexible? Identify what you were born to do and you easily adapt to changes!

Being a successful free agent depends heavily on people skills. The Income part depends on your being able to cut directly through the defenses of people who are inundated with info the minute they get out of bed in the morning. It is pretty unrealistic to think you will get enough work to support yourself by relying on others to tell someone else how good you are. So brushing up on your people skills is essential.

There are some great resources for you, the prospective free agent. For instance Dan Pink in his new book defines what you are feeling right now. He says that people by the thousands each day are fleeing the organization to become free agents. He says; This person is the independent worker who operates on his or her terms, untethered to a large organization, serving multiple clients and customers instead of a single boss. This is good information. You need to know where you fit in the scheme of things.

Toni Lonier wants to give free agents the tools they will need to succeed. Barbara Reinhold recognizes the personal fears and gives advice and resources to deal with them. Sara Horowitz has developed a place where free agents can get similar and sometimes better benefits than organizations offer. This takes care of the basics. But no one has asked or answered the really important questions yet. How good are you at working with others, really? Do you know what you naturally do best? (This is usually very different from what you have been trained to do.)

Many free agents recognize that going it alone does not mean being alone. A recent issue of INC. has its cover page devoted to an example of going solo and teaming. Newer web sites do recognize the need for building teams that share projects and personal support. These sites talk about the need to get along well with others, and how to make significant contributions to the team. But just getting along with others doesn't mean you know how to get the best performance from them, or yourself for that matter.

So, what we have going today, is a growing understanding of the role of the free agent. We also have an expanding amount of information generated by people who are free agents themselves to help us. We have existing groups and new ones forming that will share and support us. What is missing?

Recent ground breaking research, provides answers for the two questions you must face, before you really stand a strong chance of making it as a free agent. It explains how to get others to give willing cooperation consistently. It explains what you have as in-born skills, that not only showcase your learned skills, but also come to your rescue when you need help.

It is important that you create and environment for yourself that removes the uncomfortable stress you have felt in organizations, and provides the greatest opportunity for your success, while being yourself. That means you need to maximize your strengths and minimize your liabilities. It also means that you can capitalize on your natural skills and be able to help others do the same. Starting about the first week in December (my wife and I celebrate Christmas), it seems like everywhere I go people are asking something like How's the Holiday shopping coming?, or Have you started your Holiday shopping yet?. And, In most cases, the querying party admits that they have not even started, even if it is only a day or so before the blessed event. I feel for them!

You see, a few years ago my wife and I discovered a way to take the panic out of holiday shopping for gifts. And, when I give friends, business associates or sales clerks my Yes! answer, and explain why I am able to respond truthfully in this way, in most every case, our method of holiday shopping is something they have never considered before. It's not profound in any way, really, just practical and maybe a little out there to most, apparently.

There was a time only a few years ago, when we used that last couple of days before to frantically compete elbow to elbow with other like panic-stricken, wide-eyed scramblers. First of all, buying for each other - worrying about sizes, styles, tastes, would this look good on me-isms?, colors, etc., just about drove us nuts every year, anyway. Maybe you've been there too.

In an initial effort to retain a modicum of sanity during this rush, we started a holiday list about mid-summer with items we might want or need at the given time we wrote them down. These lists were exchanged a week or two before opening time. This method really didn't relieve the pressure or challenge of the above mentioned problems.

Then, there was still the additional headache of what we would buy for the friends and family members we exchange gifts with. I hate to say it, but all of this uncertainty and trauma over what is supposed to be a joyful season, really took a lot of the enjoyment out of it for us.

Again, I want to emphasize, that our unlikely method is not an earth-shattering discovery on our part. It is just a practical approach for two busy people who have most everything of a material nature they will ever need. And, we always get gifts of things we really want! I love that about it.

Okay, enough with the grand buildup. Here's what we do now. In late summer, we start getting a major bevy of catalogs. We must be on every mailing list in the Universe. That's okay, though, we want to be. You see, by looking through these wish books, we can bookmark items we really like, and ones we perceive some sort of need for. At least, they are items in styles and colors, or gadgets, that we really like, could really use. And, by sometime around Thanksgiving, each of our turned down pages, denoting our circled wish list items, has grown to a substantial number. A lot of the items have probably even been forgotten by then. Then, we just integrate items on this list into our respective budgets and order. It's that easy. The orders are filled quickly, there is plenty of time to make exchanges if necessary, and the gift receiver is able to exchange anything that doesn't fit or doesn't' look like it did in the catalog.

Well, there you have it. Not profound, but easy and effective. And, for whatever reason, the vast majority of my holiday shopping questioners I mentioned before, have never even thought of doing this. Maybe you have, but you would be in the low minority of the circles I travel.

Conflict is a word many of us either were taught or learned by experience to avoid. Fighting. Nastiness. Anger. Family Feuds. On a national level, conflict connotes failed diplomacy, armed warfare, environmental devastation, even genocide. My dictionary describes it as an ongoing state of hostility between two groups. Makes me shiver.

When you turn to contemporary peace studies, however, a broader definition begins to emerge. Not only in cases of radical disagreement or ill will, today scholars understand that conflict can also occur in cooperative situations, in which two or more parties have mutually compatible even the same -- goals, but when they try to achieve these goals, the parties disagree about methods, and get in one anothers way.

Ive been there. So have you. (Cmon, fess up. Nobodys listening except you.)

Conflict can be polite, friendly, agreeable, cool, barely civil, angry but if there is disagreement over goals, resources, or methods its conflict all the same. Social scientists who love typologies divide conflict into several levels of analysis intrapsychic, between individuals, within or between groups, within organizations, among the various aspects of a community, at the level of the state as in civil wars and election campaigns, and between nations.

Systems theory teaches that conflict manifesting at any of these levels may appear nested in conflicts residing at larger levels of analysis. For example, conflict within a committee may play out the dynamics of a broader conflict in the organization as a whole and vice versa.

Before your eyes and brain glaze over, let me move to what I found to be the most useful information for those inevitable times when conflict comes around:

High concern for only the other partys outcomes leads to backing away. The other party may win but the conflict goes underground.
High concern for only ones self and ones own outcomes leads to attempts to win.
No concern for either sides outcome leads to attempts to avoid the conflict. Lets make nice and the conflict will go away. (Not.)
High concern for both ones own and the other partys outcomes leads to attempts to find mutually beneficial solutions. The Quaker question in times of conflicted decision making is helpful here Is this proposal an outcome you can live with?

Theory only goes so far. Im still conflict averse. But its comforting, somehow, to know that conflict is not a sign of pathology. Conflict is natural aspect of every human community. Its how we deal with conflict that matters. Now. Today.

Moving Tips Help the Stressed Buyer

Moving is a horrible thing to go through after all the stress of buying a home. I absolutely hate to move. This is partly due to the fact that we've never been able to work out the move out of the home we sold right into the new home scenario. We've always had to move twice with each purchase of a new home. From old home to rental, from rental to new home. It really doesn't make for a happy family.

There are some ways to help with the move. And they aren't the traditional, call the moving company. Here are my top tips for eliminating stress from your move.

First, start with getting rid of stuff. We always laugh and say that we get rid of half and move half. There is no reason to hang onto things that you will never ever unpack. Have a yard sale and get rid of it. Plus, you might make enough money to treat your family to something special -- like a day at the zoo. Or don't mess with the stress of a yard sale and give it all to charity. That's a tax deductable gift, if you get a receipt.

Getting rid of extra stuff not only saves you money in moving, but saves you a lot of time in packing and rearranging stuff. I go through everything as I pack it. Clothes, dishes, toys and papers are all purged. It really feels good -- you know you are starting off more organized and with less clutter.

Move room by room if possible. Don't try to tackle everything at once. If you and your friends are moving you, have them take items by room. This is a great way to move. It is also quite faster. There is no confusion and no moving of boxes into the correct room.

Don't forget to take care of a few things before you even start packing. Arrange for the utilities to be transfered. You don't want to get to your new home and have no water or lights. You should make sure that your insurance coverage will cover your belongings and both properties for the adequate amount of time. Don't cut off the insurance for the home you are leaving until you are actually gone. This is especially important if you have people helping you to move.

And finally, if you are moving a distance -- make sure you know where you are going. Have a map and a route planned. Plan where and when you will stop and how long it will take you to get to your new home. If it is a long trip, make it fun. Stop and see things along the way. Take the time to enjoy the country. Make it an adventure -- not just a move.

As most parents know, reading skills are critical for preschool learning and childhood development. Studies have shown that children that are diagnosed with reading problems during their early school years, will continue having reading and learning problems through the 9th grade and beyond. Even more troubling, almost 50 percent of adolescents and young people with criminal records have reading difficulties.



Sadly, many of today's kids would rather watch TV or play video games than read a book. Being a bookworm, or even showing an interest in reading, is percieved as a erdish activity. Most of the heros in today's society are professional athletes, actors, or music icons.



But don't despair, all is not lost. Getting your kids to read can be a challange, but with the use of quality children's books, it doesn't have to be an insermountable one. Here are some steps you can take in order to encourage reading in children:



The first step to read to your child at an early age. Many adults have fond memories of their parents reading them bedtime stories when they were toddlers, and reading to your child will help foster a love of words and reading.



Be a good reading ole model for your children or grandchildren. Let them see you reading on a regular basis, and how much you enjoy reading books and magazines.



Another good idea is to fill your child's room with books. Kids who grow up surrounded by books learn to think of them as friends, and allies in their pursuit of reading, learning, and wonderful new adventures.



As your child grows and matures, introduce him or her to books that match their interests and hobbies. Show them how an informative book can deepen and expand their knowledge on a particular topic--and expand their horizons as well.



Make sure your child or grandchild has a library card. Libraries are wonderful resources for reading and learning. Show your children how libraries can be places of wonder and excitement, and can open up new worlds of learning that will last a lifetime.



And lastly, consider setting limits on the amount of time your child spends in front of a TV or video game console. While there's nothing wrong with playing video games or watching TV, those activities aren't going to do much to develop your child's reading and language skills. For that, you need to set them down in front of a good children's book, and make sure they spend at least 30 minutes per day reading it.



They might not like it now, but chances are they'll thank you for it later on in life.

Southwest Florida Real Estate Trends

In a recent survey by the National Association of Realtors (NAR), owners of second homes revealed a number of interesting facts, to which many Naples, Bonita Springs, and Marco Island property owners can relate.

The NAR found out that over 20% of these homeowners who own for vacation purposes own more than one vacation home. Obviously, personal use was the primary reason for most vacation home buyers (only 25% rent at all), but having a home for retirement was a factor for almost one-in-five of these homeowners. When asked what factors influenced their choice of location, two-thirds wanted to be close to an ocean, lake or river; being near to recreational activities was important to 39% of the respondants (especially the beach, boating, fishing and golf); and 38% desired to be near a resort or vacation area. Almost two-thirds of these owners also thought that their property was a better use of their money than the stock market. This should give you a better understanding of why Southwest Florida real estate is the perfect investment opportunity.

With the euro presently being worth a lot more than the dollar, Southwest Florida real estate continues to be a very attractive investment. And international travelers are coming to the area through Southwest Florida International Airport. According to officials, the number of travelers from other countries passing through the facility has increased over 16% over last year. These statistics are based only on flights directly from Canada and Europe that landed at the airport.

If you are waiting for home prices in Southwest Florida to drop before making your purchase? The wait may not be worth it in the long run, especially if you are financing your purchase. The recent trends in interest rates, and the number of the times the Fed has raised the prime over the past two years has been widely published. And with any inflationary pressures, this trend may continue. By waiting, your financing for any Bonita Springs or Naples real estate cost will most likely increase, and over the long run be more costly than a small decrease in purchase price. Investing in Southwest Florida real estate is an excellent opportunity at the present time, with historically good interest rates and an excellent inventory. Don?t forget we always have the underlying drivers: the weather, the beaches, the activities, and the lifestyle.

And for the first time in history, property values in Collier County exceeded $100 billion, according to preliminary estimates for 2005. These estimates were released by the Collier County Property Appraisers Office, and also showed the county's taxable value to be roughly $77 billion. This is a 25% increase of the tax base over 2004, as well as a potential corresponding increase in county revenue. The difference between property value and the tax base is primarily due to the homestead exemption and Save Our Home, which caps property assessment increases at 3% per year for full time residents on their Bonita Springs or Naples real estate.

We have always believed that Naples and all of Collier County was a great place to live. Now the American Lung Association agrees! In their latest State of the Air report, Collier County got straight As, meaning we have some of the cleanest air in the entire country. This report is based on air quality indicators against outdoor polluntants, including ozone, from the U.S. Environmental Protection Agency. This outstanding air quality makes living, working and playing in Southwest Florida just that much more enjoyable and healthy.

Another nice fact about our area is that there has been job growth in the high-tech industry, and the state of Florida is one of the leaders. With a net increase of 6,700 new jobs, the Sunshine State was the second fastest-growing state in the country, trailing only Virginia. This is more good news for the real estate market, as traditionally job growth leads to increased home sales.

S ome guys at work were getting together to play basketball and asked if I wanted to come along. Since I was new on the job and also in town, it felt great to be included. So, I ran by my apartment and grabbed a T-shirt, shorts and shoes and headed out to meet the guys down at the gym.


It had to have been 500 degrees in that gym that day. We decided to play ?Skins?! You divide up into two teams, one team wears shirts and the other ?lucky? team goes shirtless. Well, some would call that lucky, while others like me?call that a living nightmare. Immediately, I became aware of this old familiar sick feeling, the same one that had haunted me since junior high.


About the same time that girls started growing breasts, so did I. There was only one problem, I was a MALE. I got so freaked out in junior high that I was afraid that my other private parts would start falling off too. It was a miserable time in my life! I, of course, did everything to hide the unwanted growths on my chest. I never EVER talked of them and I certainly didn?t want anyone else to mention them either. Oh, how I hated the puffy growths on my chest and I even hated myself for having them.


When I watched sporting events, specifically boxing matches, I zeroed in on the boxers dancing around in the ring. Did I see puffy boobs bouncing up and down on their chests? No, they were real men. Why wasn?t I, why was this happening to me? I thought, I need to do more push-ups, lift more weights, add more butterfly reps. Nothing, absolutely nothing that I tried helped; they just stayed puffy. Then they grew so large, you could see them through my shirt. Crapola, this can?t be happening to me. I would have loved to have gone to the beach, washed the car or really done anything with my shirt off and not been ridiculed and laughed at.


I started having nightmares about bra shopping with my Mom and getting bras for Christmas gifts. This entire humiliating scenario flashed through my mind that day as I, a grown man, standing on the basketball court, got myself into such a state that I almost had chocolate pudding pants. I thought, that?s right just keep it up and you will have to quit your job!


Trying to calm myself, I thought, maybe it won?t be so bad after all. I haven?t taken my shirt off in public since I can?t remember when. These guys are more much mature; I work with them for God?s sake, maybe they will be different. I knew they would notice, but I hoped against all hope that they wouldn?t say anything. At that exact moment, I heard my name called, my own name echoed in my ears. Yep, you guessed it, I had been chosen for the Skins team. I thought, this is appropriate; I feel like I am getting ready to be skinned


So, in self-conscious agony, with fingers trembling and knowing the shame and humiliation I was about to face, I moved my hands to the bottom of my shirt. Although my heart was racing fast enough to power the city of Denver, I was desperately trying to act like everything was just everyday okay normal.

I feel like my heart is going to explode; I am breathing so fast. I have even broken out in a sweat. I just want to start running and never stop. Why did I ever agree to this? Ok, let me turn around and face someone. Ok, so far so good, he didn?t seem to notice anything. Ok, maybe we will get started and I will blend in with the others, besides there are some chubs out here, maybe no one will notice.
