The State of the Real Estate Market is the Housing Bubble Bursting in Tampa Bay?

If your local Realtor? is to be believed, the stabilization of housing prices and the cooling of the housing market is good for the entire community. But, how can such a slowdown possibly be a good thing? Homeowners, used to seeing double digit gains in their homes values, are concerned when their home does not sell in a matter days with multiple offers, as homes were doing until the end of 2005.

Surprisingly enough a more stable market is better for everyone, and a slowdown is not a stop. David Lereah, NAR's chief economist states, 2006 is still expected to be the third strongest on record. In this case, experiencing a slowing from a hot market is a good thing because we need a solid housing sector to provide an underlying base to the economy, and slower appreciation will help to preserve long-term affordability.

In general, the overwhelming opinion of those in the know, is this slowdown will result in a stable housing market through the end of 2006. Former Federal Reserve Chairman Alan Greenspan on May 18, 2006 said that Americans' consumption could taper off somewhat now that the U.S. housing market's extraordinary boom has ended. Greenspan, in his first public U.S. speech since retiring in January, predicted there is no danger of a total collapse of the housing market.

UCLA Anderson Forecast Director Edward Leamer, who also does not expect real estate prices to fall significantly, notes that sales volume is what typically drops, and drops more precipitously than prices, as the price cycle lags behind the volume cycle. Locally we have seen this as homes have stayed on the market longer, although prices have remained stable.

According to the NAR (National Association of Realtors), Two conditions are necessary for price softness in a given area: an oversupply of homes available for sale, and adverse economic conditions ? generally a weak local job market. Fortunately, our local job market continues to be strong, with Florida's unemployment rate at 3.2 percent in May, up only slightly from 3.0 in April. Florida's May 2006 rate was 1.4 percentage points lower than the national rate of 4.6 percent.

We are fortunate in the Tampa Bay area that Florida continues to be the destination for aging Baby Boomers and others looking for vacation properties and second homes. With a strong economic forecast and a desirable destination, Tampa Bay should be able to weather the housing bubble rumors and come through the remainder of the 2006 housing market safely.

Cold Calling Does It Work? Get The FREE EBOOK About Search Engine Placement


I think most people hate making cold calls. Well, if your dead set on doing it, here are some tips.
Help the other person, that's what its all about. You don't want to create an uncomfortable situation with another person. When we're only focused on making the sale, this is not a natural meeting place for both people. We want the sale, but the other person usually wants us to go away. Being intrusive is not the finest of character traits, and on some level we know it. Can we feel good about cold calling? Look at cold calling as an opportunity to assist someone. Just look at it that way, your helping someone, what's wrong with that? Look at cold calling as an adventure.
Tell the truth, be positive, be confident, you will make your prospect much more comfortable. When you approach a potential client with integrity and common sense, you're more personable and less tense. Being fully honest is one of your better attributes. And it gives you an opportunity to enjoy the interaction rather than being artificial or deceiving. People do seem to have a sixth sense about integrity. When they feel you can be trusted, you can truly shine as a person as well as a potential supplier. Engage people in natural conversation. The more natural you are, the more comfortable you will feel. This makes the other person feel more comfortable as well.
Avoid playing games, especially reading from a script. Most people can tell when you're using a script. There's nothing personal about it, and they pick up on that. Being artificial puts you in the ypical salesperson category, which is exactly the role most of us detest. It doesn't feel authentic. And unless you're a born actor, it makes you feel skittish about cold calling. Allow the conversation be relaxed. Let it be the kind of conversation you would have with a family member. Practice makes perfect, right? And you may actually become friends with that new person the next time you pick up the phone. Shift your thinking away from what you want and focus instead on what their wants are.
So many of us have been trained think about our services and products, that we don't think about the client's point of view. We aren't really interested in their issues and how we can help solve them. Be interested in their world and their challenges. You'll find this intriguing. Most of us have a natural flair for problem solving. We enjoy fixing things. So find out what's going on with the person you're talking to. Make sure the solution is a true solution. Get rid of any hidden agendas and truly listen. Let them know you're interested in them and their world. Move outside your own sales agenda to focus on the needs of others.
This makes you a better human being and helps you leap past the fear of cold calling. Never assume anything beforehand. Allow the conversation to be one of exploration and discovery. Stay focused on the dialogue instead of any private agenda. All this advice is sound, but maybe your time could be better spent, by rising to the top of the search engines! How do we do that?

He'll be on a pitch count once again this afternoon, and it shouldn't take the Dodger bats more than an inning or two to figure his stuff out. It's weak, and nowhere near what he was capable of a few years back. With an important weekend series with San Diego on deck, look for the Dodgers to get out of Wrigley with a series victory.

PHILADELPHIA +123 (MOYER) VS. ATLANTA (JAMES) 7:35 ET September 14. The Phills have won 3 of Jamie Moyer's four starts since he came over from the Mariners, and I'm expecting them to complete the sweep this evening before heading out to Houston for an important 3-game set. As long as the Phills continue to pound the ball in the clutch, I'll be riding them. Even more so with such a nice return!!! Am I seeing this correctly? The Braves are a buck thirty chalk at home to beat the Phillies. The same Phillies that swept a double header from them yesterday, and the same Phillies that have won 11 of the 17 match-ups this year. You must be talking about another Philly team, or is it the one that now only sits 1.5 games in back of the Padres for the Wild Card lead? You've got to be kidding me!!!! The Braves do NOT deserve to be the chalk in any meeting with the Phillies at this point in the season. Certainly not this high of one. They're home field advantage is null and void, and was never a really good one to begin with. Ryan Howard is swinging like a madman, and most of the Braves big hitters are riding the pine injured.

MARYLAND/WEST VIRGINIA OVER 47 7:30 ET ESPN September 14. Make no mistake about it people, this is a huge rivalry that's seen the Terps get the best of the Mountaineers the L/5 years. Both Head Coaches Ralph Friedgen and Rich Rodriguez took over each of their respective programs back in 2001, and it's been The Fridge that holds the upper hand in the series by a 3-2 margin. That being said, the Mountaineers are a much different animal right now than they've ever been under the tutelage of HC Rodriguez. They come into this match-up the #5 ranked team in the country, and will no doubt want to put on a show for all the casual onlookers with this being the only primetime pigskin game of the night. However, the turtles aren't just going to lay down and allow the Mounty's to manhandle them. I believe Maryland has kept it very low key in their first two games of the season. Once they built a comfy first half lead vs. MTSU last week, HC Friedgen elected to pull a bulk of his starters and march a number of his reserves in for the remainder of the game. He also hasn't shown much of his aerial attack this year, and I'm hoping he's planned on unleashing it against WV's inexperienced secondary. That's where the Mounty's are most susceptible, so I'm sure the big guy has devised a plan to attempt to pick it apart. I'm going to give him and the turtles the benefit of the doubt and predict they'll be able to do it. However, I don't see the Terps containing WV's potent offensive attack at all, and RB Slaton has already said he plans on doing a number vs. the team he planned on playing for early in his career. QB White will also be able to burn the Terps defense with both his legs and his arm, and I'm looking for enough points to be accumulated by both squads to push the total 'Over' the closing number.

IOWA STATE (+13') VS. IOWA 12:00 ET ESPN September 16
Remember, QB Tate sat out last week's game at Syracuse with an apparent abdomen injury. He won't be 100% in this one, and if the Cyclones manage to knock him out you'll cringe once you see back-up QB Manson in action. He looks the part, but he can't throw worth a damn (4 INT's). Wow, wow, wow!!! This line is way too high people!!! This is an enormous rivalry that's seen Iowa State hang with much better Iowa clubs in the past both ATS and SU!!! Don't fall for the trap!!! Even if you think Iowa will simply take it to the Cyclones after they were embarrassed in Ames last year. Don't do it. Take all the points you can get here, and enjoy what's going to be another classic battle. ISU is a solid 6-2 SU and 7-1 ATS the L/8 times these teams have met. Iowa State is a very well coached football team. HC Dan McCarney is an alumnus of the University of Iowa, and has coached on the same staff with Kirk Ferentz in the past. These two guys know each other very well, and that's a main reason why these games have been so competitive in recent years. The Cyclones still boast a fantastic offense led by QB Bret Meyer who was one of the Big 12's best QB's a year ago. They've got an excellent WR corps and a solid running game. They will be able to put some points up on the board vs. the Hawkeyes defense. Grab all the points you can get as these teams square off for Iowa bragging rights.

MICHIGAN (+6') VS. NOTRE DAME 3:30 ET NBC September 16. Rev up the hype monster, because Michigan/Notre Dame is here!!!! You really never have to dig into all the numbers in this rivalry game. Your best bet is to just take as many points as your out is offering since the underdog is a stellar 9-1 ATS the L/10 times they've met. The Irish knocked off the maize and blue in the Big house last year as seven-point underdogs, and now it will be Michigan that look's to return the favor this season. The Wolverines are saying all the right things heading into this match-up, and it's Notre Dame that's begging them to come and prove it. Well, I believe they'll do just that and give the Irish faithful a major scare along the way. Michigan looked awfully good a week ago ripping apart what I believe to be a decent Central Michigan squad. The Irish looked good as well in defeating Penn state, but the Wolverines are a completely different monster. They're much more experienced on both sides of the ball, and I think they have the better overall defense. Look for them to try and get pressure on QB Quinn on a consistent basis since GTECH showed that as being the key to keeping this Irish offense grounded. Offensively, look for RB Mike Hart to be the reason the Wolverines cash this ticket. Passing has been darn near impossible against the Irish this year with their solid safety tandem, but running the ball hasn't. The Irish have given up a combined 277 yards in their first two games. Look for RB Hart to bounce back with a huge effort here after getting knocked out of last year's game in the first half. This will no doubt be a more entertaining game than last season, but as much as things change they tend to stay the same. In other words, grab the points!!!

HAWAII (-12) VS. UNLV 12:00 ET September 16. The Rebels lost a tough game last week even though they believe they won it on the final play of the game. In case you were unaware, the last play of the game saw QB Steichen loft the ball into the endzone for an apparent TD catch. However, the officials said the pass was incomplete and the game was over. UNLV was so irate that it refused to go into the locker room for 15 minutes screaming at the officials and waving their helmets in the air. Still, they lost the game and might have lost QB Rocky Hinds for an undetermined amount of time as well. Now they have to trek out to the islands to take on a Hawaii team that I feel is a complete monster this season. The Warriors have one of the best offenses in the country on hand, and its defense will no doubt play better in front of the home crowd. QB Colt Brennan is the best QB in the country whom you've never heard of, and he's got one of the best WR corps in the country as well. UNLV is an improved team this year, but I don't believe their heads will be in this one. The island is always a tough place for opponents to come and play because of the beautiful surroundings. Hawaii has had two weeks to prepare for this game after nearly upsetting Alabama in Week 1. It's lights out for UNLV tonight, but at least they'll get to partake in some beautiful sight seeing and maybe be fortunate enough to get leised.

Letter from a Property Investor

As I survey the property world scene, it seems that those areas with dynamic growth have equal potential risk attached to them. I?ve decided to avoid much of Eastern Europe and the former Soviet satellites. Bulgaria does not have such a good climate and there is only a limited number of resorts that have skiing to provide two seasons of tourism. Accessibility and infrastructure have a long way to go before they can support the tourist expansion that now seems inevitable with all the development going on. I have my doubts that renters and holiday-makers in sufficient numbers will be choosing Bulgaria to fill all the property construction currently underway.

Although there?s no denying the boom going on I prefer to avoid anywhere with even a hint of political risk. With current upheavals in the Middle East I?ve decided to avoid Dubai and the Emirates even though they?re remote from anything going on at the moment ? who knows what the future may hold.

Spain is overshadowed by the new land grab regulations. Only recently there were many more arrests of those involved in the planning scandals, the impact of which is still to be felt by many overseas property owners who have made Spain their home.

Having recently returned from Barbados and St. Lucia I must say I like this area of the world for my next investment. It?s both politically and economically stable and appeals to both the European and US markets. Properties are sold in US$ and Americans are increasingly making the Caribbean their destination of choice as it?s close to home and has a year round good climate. The recent appreciation of Sterling to the dollar is a nice bonus.

St. Lucia has been voted one of the world?s most beautiful islands by Conde Nast magazine. The description did not disappoint when I saw it for myself. With its vast rain-forest, white sandy beaches and the World Heritage Pitons, it justifies its description as one of the loveliest of the Caribbean islands. Property prices are well below neighbouring Barbados and there are several very interesting opportunities just launched and available off-plan. I chose a 2-bed apartment at The Landings in Rodney Bay. It?s a great new marina, which has just started construction. It?s similar in concept and has the same builder as Port St. Charles in Barbados, a sell-out 220 unit marina development but, The Landings is some 40% cheaper.

I?ve bought my apartment with the furniture package and it will be included in the rental pool. This guarantees me an income of a minimum of 6% p.a., for the first 2 years. Afterwards, my apartment participates in a pool of income generated by all the rental properties to ensure each owner a fair share. Owners can use their property for up to 12 weeks a year during which time they do not participate in the rental pool. This is a great way of owning a holiday property as it provides flexibility as to how often I use it, it generate a good income when I am not using it and I have none of the usual running costs to pay as, all of these are paid out of the rental pool. Added to that, its hassle-free as The Landings is run like a hotel with concierge and all the other 5* services one would expect. All of which is available to me when I am in residence.

The development team have a good deal of experience in both construction and resort management in St. Lucia. This may not boast some of the spectacular returns I?ve seen touted elsewhere but I feel I?m in safe hands and if the gains are more modest they look more secure. That will do me fine.

Retiring Abroad Your Lifestyle Choice And The Pitfalls

There is no doubt that living overseas away from the busy lifestyles of the Northern European countries is a good thing. It is beneficial for your health. It allows you to live a more relaxed lifestyle and it provides locally produced food and organic wine that may allow you to live longer. Add to this a beneficial climate change and you have a remedy for an extended and healthier life. However it is not all sunshine and flowers. One of the common misconceptions of retiring abroad is that the lifestyle is cheaper. Well it can be, it appears to be when you move your UK income to a Mediterranean haven and cut your shopping bills in half and find your local taxes are very much cheaper. Fuel for the car is 30% less and virtually any local service is charged in equivalent euros instead of pounds, an immediate 35% saving.

So you say why can?t I save money then by living like that. Well you can but many don?t! Once you settle in and find your feet in the local community it can all start to happen. Whilst in the UK for example good eating was quite expensive for those on a limited budget, now it?s cheap! A menu of the day favoured by retiring folk will cost no more than 10 Euros all in, anywhere in the Mediterranean.

A coffee or two is a very pleasant way of meeting new friends in the local Bar. A drink at lunchtime? Well maybe not when you were working back home but here? It?s easy. You are out shopping and you meet the folks you met yesterday for the first time, shall we have a quick one? It?s hard to refuse when a beer costs a Euro and a good bottle of wine is 5 Euros in a Bar!

So what happens is this. You go out to eat more often than you would at home and you spend the same per week on it as you did when in England. You consume more alcohol than usual but it?s cheap but the budget remains the same. The shopping is cheaper, but because it is, then there is more elasticity for the things you enjoy, smoked salmon, foie gras, tonic and gin, giant prawns, great single estate red wines and cheese to dream about.

The inevitable soon happens, the waistband expands and the blood pressure goes up. Wait a minute I thought I was here for a cheaper and healthier life? Well it?s called living the life. As usual there is a balance to be struck here and to the reader it?s fairly obvious what that has to be. To the retired person already there and stuck in the new routine which of course is highly enjoyable, it can be hard to change.

So take my advice because I have been there, in fact I am still there and thoroughly enjoying it. When I return to the UK on one of those too frequent visits, I am constantly reminded of why I enjoy this Mediterranean lifestyle so much. A beer out with my son in London leaves little change out of 10 pounds. A dinner out for two is always more than fifty pounds. I travel up the A14 leaving a suitable and safe gap from the car in front when as always a local native cuts me up from the inside lane with an illegal manoeuvre. You can see him or her chaffing at the bit in their rush to get home as soon as possible. Life in the fast lane where there is no time to pause for breath. When I turn off for my destination after another 8 miles of similar driving antics I arrive at my destination and park my car in the car park just behind the same young man who was the first to cut me up. He has just parked himself!

Everyone is in a hurry and everyone wants everything delivered today. Too many people on the roads, too many people rushing about in too much of a hurry. Do they really ever get where they really want to be? They say they suffer from stress but they really do not know what stress is really about.

The Manyana lifestyle whether in the Caribbean or the Med has its detractors but once you become used to it there is more time to live and more time to do. The more important deal in life is having a conversation with someone without looking at your watch. Enjoying an inexpensive lunch without the need to rush off somewhere.

Driving home in a leisurely way at your own speed on roads which are never full. Not rushing home to watch your favourite soap. In fact hardly watching TV at all. The lorry driver on the Northern European road who insists on pulling out on a dual carriageway to overtake a colleague who is travelling at one mile an hour less and takes an age to do so, is not doing so in a relaxed manner. He is stressed out and believes he will cut his journey time by this continuous action. Not so, it has been proven that two lorries leaving one destination at the same time, for an average journey of 4-5 hours, will only arrive minutes apart when one driver drives in a relaxed manner compared to the frenetic style of overtaking and rushing to move on displayed by his colleague. What is that all about? If we all drove in a more relaxed way there would be less accidents and less heart attacks.

OK enough of the comparisons, they are all there for all to see but exactly how do you transpose to this new way of life successfully? First of all set a weekly budget. Not for lunching out but just for living without paying your bills. Simply your shopping and supermarket bill and enjoying your new found lifestyle. You set the budget and you stick to it and then you find the best ways to spend that money according to your new priorities. Your bills will take care of themselves as they are much cheaper than the ones you left behind! Also set a budget for the fuel you wish to buy and go to the fuel stop every Monday and put that amount in and that is that.

Next find a way to exercise. This might be swimming or taking the dog for a walk or whatever you wish but at least try and do this every day and if you miss the odd day due to bad weather or receiving visitors so be it.

Try not to succumb to the afternoon nap scenario on a regular basis. Occasionally once a week if life catches you up there is nothing wrong with an afternoon snooze but if you deliberately seek it out on a regular basis you will find you will be soon sleeping your life away. Change your diet and change when you eat. Eat well at lunchtime, this might be your main meal of the day and in the evening you can eat fish or nuts or fruit and cheese and of course tomatoes and salads. Try and eat salads that you actually enjoy there are so many additions such as fish, cheese and fruit all locally produced. Buy your veg at the local markets and stand and observe the locals when in the butcher?s shop. you will be amazed how you can vary and change your diet for the benefit of greater overall health. Eat your sweet stuff in the middle of the day and not in the evening. Start taking yogurt for Breakfast on a regular basis with fruit or even an occasional cooked breakfast. Drink lots of unrefridgerated still water slowly. First thing in the morning at least 2 pints and another pint before bedtime! All of a sudden you don?t suffer from that heartburn problem you always had.

Here there is time for everything and if not today then tomorrow is fine, nothing will change in the meantime, the World continues at its own pace, your blood pressure is healthy, you are eating well drinking moderately and exercising. You feel relaxed and you take excellent decisions and suddenly, you have time for everything and you can do all this on a lesser budget. The problem is you are going to live longer. Will the money run out? Well there has to be something to worry about!

With LATCH, you no longer have to use seat belts to secure child car seats in your vehicle because of the lower anchors and attachments that are built into the car. Home Appeal for Today's Market

Sellers get todays market with pricing and longer market times, but understanding that the priced-right home needs to have an up-to-date appeal to home buyers can be a daunting next level. After years of hearing from successful sellers that they didn't have to do a thing, sellers need some rehabilitation to understand how they can stand out from their competition with rising inventories. Many sellers are open to a overhaul if the tips come from someone other than their agents mouth. Here is a handy list to help convince sellers that some features in their home might need some attention.

-Test all door and cabinet knobs. Replace mis-matched or inexpensive hardware for a quick update. Buyers rarely can get beyond a knob that comes off in their hand as they attempt to use a door.

-Take the time to paint walls, trim and ceilings. Keep adjoining rooms in the same color palette which will make your home appear larger and flow better. Clean up spills from messy painters. Hire professionals to paint mullions on windows and staircase spindles.

-Slipcover mismatched furniture in a room that requires visual unification.

-Streamline window fashions. Heavy drapes are in the minority. Think let the light shine in when placing placing blinds and shades. Light and bright can overcome other issues with home.

-Freshen-up closets with closet organizers to maximize storage space and paint a neutral washable color. Make sure buyers can see the back of all closets and cupboards. Lighting is often overlooked feature in closets, but buyers will always turn on lights when viewing a closet, big or small. Thinning closets, cabinets, basements, attics and garages will also help your storage spaces look larger. If you can't part with items, rent a storage locker to hold items for decision making later.

-Don't forget the basement, dark, dirty and musty basements are a turn-off to buyers. Add extra lighting, paint the floor and vacuum out all the cobwebs. Organize storage areas and take the time to clean the washing machine and dryer. To spruce up the hot water heater and furnace, wipe down with a strong cleaner. Scrub the laundry tub and sweep left-over leaves out of exterior stairs and window wells. Run a dehumidifier to reduce basement moisture.

-Take a good look from the street or road at the front of your home. Look for shrubs that are over grown or dead and remove and replace with shrubs that are to scale to your home. Small inexpensive bushes send the wrong message.

-Limit yard ornaments to a favored few. Excess ornaments can make yards look busy and buyers might want them included in a purchase contract.

-Paint and refresh yard lights, flagpoles, mailboxes, window boxes, fences and trellis. Don?t forget the swing set or play equipment.

-Replace broken bricks on terraces, cracked concrete patios and steps. Eliminate trips and falls on property showings.

-Restore screens on porches and lanai?s. Dirty, rusty and ripped screens limit functionality to homebuyers.

-Don't leave pets unattended for property showings especially when you know they can be aggressive or territorial around strangers.

-Have carpets and area rugs cleaned before showing your home to potential buyers. Those allergic to animal dander and hair, even if they can't see your pet will know when their eyes and nose start to alert them to an allergic reaction. Many will not purchase a home that poses strong allergy problems.

-Pick up dog droppings in the yard. Buyers out to take a look at the roof don't want any take away.

-A barking dog or overly friendly cats can kill a showing. Be pro-active and take your pets off site for showings. Hire a dog walker to occupy pets if you can't be home.

Dog Aggression And Genetics... Plus Housebreaking A Poodle


Dear Adam:


I purchased and read your book and it as helped me immensely in a number of areas.

However there is one problem I am having with my 5 month-old Standard Poodle: I realize he is still a pup and I may be jumping the gun but I did want to check it out to make sure I am doing everything correctly. I realize dogs are different and go at their own pace, but this is unusual for me since normally I would have my dog housebroken by now. FYI he has responded well to the other training tips in your book and is well on his way to being a well trained dog. Thanks for your help.


From the day we brought him home at 9 weeks, we have been feeding him on a schedule and taking him out of the same door to his spot in a dog run. Our house has a doggie door that leads outside. Once outside we give him his command to eliminate- he goes and we praise him. He will consistently go out there once he is there and I am sure he knows this is his place to eliminate.


However he will not go outside on his own. He has had a couple accidents in the house- both when I was away and my daughter was watching him and I know that sets us back. However we have been consistent otherwise from July until now. Here are my questions:


1. How do we get him to go outside on his own? (when we take him out, he waits for us to go out first and will not go through the doggie door on his own)


[Adam responds: Just be consistent. At 5 months of age, the dog is too young to expect him to start going out on his own. I take a dog out at regular intervals until he is at least 1 year-old.


2. How do we get him to go on command when we are outside?


[Adam responds: Just like I mention in the book, repeat the phrase, Get busy, every time you go out to the elimination area, and continue saying it, as he eliminates. However, the dog (obviously) is not a robot, so we cannot expect him to eliminate on command as such every time. The most important piece of the puzzle is that the dog receives a negative association every time he tries to eliminate in the house.


3. How do we get him to go on different surfaces?


[Adam replies: I'm not sure why it would be so important to each the dog this, but you basically need to figure out when the dog needs to eliminate, and then take him to the area repeatedly until he does. But for housebreaking, I recommend you only use one area. Keep it simple for the dog: This is where I eliminate, and everywhere else, I don't. He'll figure out on his own, for example, when you travel... that it's okay to eliminate outside as long as it's on the grass.


4. How do you know when he is housebroken- just let him go and watch him? (I do not want to allow him another accident- that would set us back again)


[Adam responds: Accidents don't set you back. They are just more learning experiences and opportunities for the dog. What sets you back is not attaching the desired association with said behavior.


5. Would electronic training collars be helpful or harmful in housebreaking?


[Adam replies: Definitely not. You've got a puppy. He's still young. Be patient and be consistent.

I know you probably get a ton of e-mails from people needing help but I hope you have time for this because I have tried to follow the videos and information as closely as possible to not ask a question you have already answered.

I have been working with my girlfriends 30lb mix bread female dog (2 1/2 years old) for about 4 months now. Gabby has problems with aggression towards people and other dogs. She can one minute be fine with a person and the next minute go crazy snarling and biting (but she has never actually got a hold of anyone).


The dog fights are the same one minute fine the next attacking but never really drawn blood. Some of these incidents might be attributed to situational things like food or toys but put in the same situation 10 times - the reaction may only happen 1 out of 10 and sometimes the reaction happens with nothing causing it that I can tell. There is plenty more as far as detail into these events that I can go into if you need it.


We have seen improvement since starting Gabby on the loose leash training and the down stay training. The structured discipline has helped as well as setting the tone for who is in charge. But sometimes I just feel like she is totally void of knowing what is going on - it's like a switch is flipped and no amount of correction can bring her out. In addition she never seems to relax - almost like she is always afraid or needs to know everything going on - hence we hardly ever get to relax.


Like I said I am seeing improvement but it is slow going 4 months now of strict discipline is wearing on everyone and the results aren't exactly as good as I hoped. I totally believe in your training methods - I'm not questioning that - but my question for you - is it possible to have a dog that can't be trained out of aggression or does it just take a really long time?

Thank you for the e-mail.


First, I get the impression that you're letting this dog interact and play with other dogs. This is a big o-no.


As for your question about aggression: With some dogs, aggression can be controlled but never eliminated. A lot also has to do with the temperament mix of owner and dog.


But there are always triggers.


For a dog like you've described, I would recommend using an electronic remote collar. The correction can be matched exactly to the dog's temperament, you don't need to be at all physical with the dog, and the texture/sensation of the correction tends to be more strange feeling to the dog--which creates a reak in her state. However, since it's an aggression issue--and sounds like a pretty serious one--I'm going to recommend that you work with a professional instead of trying to use the e-collar by yourself, as there is a greater possibility that you may be misreading the situation. (And I can't tell by e-mail). So, I'd prefer to error on the safe side and recommend professional supervision. Although it may take some searching to find someone who is competent.


Just remember: As long as the options for the dog are clear, the dog will not continue to do a behavior that has a negative association linked to it. When you teach her that it's a lot easier to stay calm and get the praise than it is to be aggressive and receive a negative association--you're on the path to recovery.


As for her never feeing relaxed: This is one of the problems with adopting a mix-breed from unknown genetic stock and unknown puppy imprinting. If she has poor nerves, you can use the obedience exercises to make her more tranquil, but you'll never overcome her genetics.

The Origin Of Sadie Hawkins Day Or The Frisky Sister

About 1,500 years ago, a 16 or 30-something woman named Justa Grata Honoria was found flagrant d?ellicto with her employee, Eugenius, a stewardoverseerchamberlaincomptroller (upper management), by her younger brother, Valentinian III (CEO ? West Division), and his escorts (mopes) in a palace located in Ravenna, Italy. Val got mad and took it out on Eugenius, had him killed (strangled, most say, by a mope), a factoid of absolutely no historic importance until you learn what this event set in motion.

But, first, back to the sex. Honoria and Eugenius mixing it up was not exactly what made Val mad. It was not a ?dishonor my sister? thing. (If you were a mucky-muck, having sex with an employee was not politically incorrect at this time; indeed, having sex with just about anyone, your friends, their friends, your mopes, their mopes, your relatives, their relatives, your employees, their employees was okay as long as it wasn?t politically motivated.) (Val, in fact, did it all the time and his intention was politically motivated, not inherent friskiness. His management style was Manage by Humiliation and Furor, not Objective, so he had sex often with his employees? wives and told everyone about it to besmirch their reputation and make everyone feel bad. Some say it was too much caffeine; others say it was stress because of the Scourge of God, who we?ll get back to later; still others say, he was just a snake.)

He didn?t want Honoria to mess around because he had gotten her a good civil service job in the government when he became CEO ? West Division. Her job title was Virgin. Yes, this was a job in the 4th century in Rome and only noble born females could apply. (The thought process behind this job title was this: A woman didn?t need experience to fulfill the duties and responsibilities, she was born not knowing how.) Employees had immediate tenure, lots of benefits, lots of perks. The only drawback was you had to die to quit.

Word had gotten to Val in Rome that his elder sister, Honoria, was doing somebody else?s job with Eugenius in Ravenna and was pregnant. His chamberlain, Heraclius, who was in charge of Family Spying ? Ravenna Division amongst his other duties, told him. Val set off with an escort to Ravenna. Upon arrival, he yelled at the sentries enough to make them stop sentrying and went right to Honoria?s bedroom. He watched them do the dirty deed for a bit, then had Eugenius killed by a mope (and Goar, too, who was Honoria?s chamber guard, a Nubian she had purchased a while back?you just couldn?t get good guards in those days)

Some say Val beat up Honoria either before or after he had Eugenius killed, but others make no mention of this sibling fight. I suspect he didn?t. He was labeled feeble, while he was growing up (It ran in the family.) and this condition continued all his life. Let?s say he didn?t beat her up, rather, he yelled and verbally abused her, because that?s what feeble people do. They use what they got.

Actually, they didn?t get along and never had even when they were kids. (Elder sisters were put on this Earth to trouble younger brothers, I think. It?s good for them, makes them strong men.) Their mother, Galla Placidia, a single parent since Val was 6, just couldn?t make them play nice, but she was a distant mother, truth be told, very busy with her political work and philanthropic work, a real volunteer type woman, not too good at nurturing. Their father, Constantius III, a good guy, hard worker, Chairman of the Board, died young, when the kids were toddlers, and they had had a tumultuous early life, moved from place to place after their father died, and were raised by slaves and servants, none of whom was given the duty of bridling Honoria?s ferocity or strengthening Val?s feebleness. The unspoken question is why was Val CEO, not Honoria, but we?ll get to that later.

Val allowed Honoria to get dressed and her slaves and servants cleaned up the mess that Goar?s stabbing (or shooting with an arrow, no body?s sure which, but in either case, Goar bled and Eugenius didn?t) made and took away Goar and Eugenius to where ever dead people were taken before they were buried. He may or may not have turned down her offer to stay, have a cup of Starbuck?s latest boutique blend, Black Apron Exclusive Aged Sumatra Batch #4. (I have this fact on good authority, Dear Reader.). I?m sure he yelled more. Then, he and his escorts left, went back to Rome.

A couple of days later, a bunch of folk arrived from Rome to spy on her and report back to Val. Their news wasn?t good. She was either in a dither or walking around slovenly and showing even more signs of pregnancy or all three.

He sent her a scroll terminating her employment at the Virgin Agency effective immediately or retroactively, no one knows which was more legal, at the time of the dirty deed or after the dirty deed or at will of the employer. Breaking and entering was the grounds for termination.

So, there she was 16 or 30-something, unemployed for the first time in her life, maybe pregnant and unmarried, maybe not pregnant, but surely reverting to ferocious behavior which could be treasonous words against her brother, the CEO ? West Division. She called her Mother.

From a distance, her mother, Galla Placidia, told Honoria to stop yelling, opined that Eugenius hadn?t made a good impression on her the few times she had met him, stated a stewardoverseerchamberlaincomptroller and guard were easy to replace, in fact she?d call the Servants Slaves R Us place she saw advertised in the paper a couple of days ago, and said she?d talk to Val about a new job.

Which she both did and didn?t.

She told Val to wait a bit before he did anything because Honoria could be pregnant, not a good thing for Val?s CEO ? West Division job, since Honoria was the eldest child and her children would take precedence over Val and his kids for the CEO ? West Division job, the very reason Honoria?s former job was at the Virgin Agency. Val knew his Mother was a smarty pants and he listened to her advice all his life. In fact, that?s why he was set up to be CEO, not Honoria and not his Mother before him. Women in his family were given an honorary title ?Augustus,? which was similar to Your Royal Highness, but not quite, but couldn?t be employed as a CEO. It was gender discrimination for sure, but that?s the way things were in Rome in the 4th Century time. So, Galla Placidia dealt in the background, her volunteer political hobby, the one that took up so much of her time, telling feeble Son Number One what to do and what not to do politically. If Honoria were pregnant and had a boy child, she would become the power behind the CEO ? West Division, and Galla Placidia would be left with only philanthropic volunteer work to take up her time.

The ?take one step at a time? approach made sense. Nepotism was normal in 4th century Rome and it turns out their (unfeeble) Grandfather, Theodosius, a previous Chairman of the Board, had set up a nunnery in Constantinople and called it Sisters of Theodosius (what else?). This would be a good place to watch and wait to see if Honoria was pregnant. If she was pregnant, the child?s gender would determine what to do next. If she wasn?t pregnant, she would have a new job, Nun, with immediate tenure, no benefits or perks (and she would have to die to quit, too), a good punishment for all the trouble she had made for him all their lives.

So Val called the Head Sister and told her a new Nun was arriving soon, and she complied, of course, and redid her organization chart. Either he or their Mother called Honoria (No one knows.) and told her about her a new job. She complied, too, but no one knows if she was willing or unwilling. I suspect she was unwilling, but couldn?t do anything about it. To sweeten the pie, he offered a relocation package, sent packers and movers (more mopes) to Ravenna and they moved Honoria to Constantinople.

Although Honoria was allowed to take her eunuch, Hyacinthus, with her and all her nice clothing and jewelry and pets to the Nunnery, about 1,280 kilometers from Ravenna (80 miles away), she did not adjust well. At orientation, she learned the new job entailed prayer, fasting, and lots of vigils. Celibacy was not too terrific, either, after what she had had with Eugenius. She may have been pregnant or may not have been pregnant. No one knows for sure, but some sources say she had a child that was strangled at birth, so we have to believe she had a male, if this is true.

She stayed there 12 -14 years, so I guess it took 12-14 years before Val was sure she wasn?t pregnant?remember he was feeble?or he got tired of the Head Sister?s calls complaining about Honoria?s annual reviews, which were lousy. He called his Mother.

Galla Placidia had been in the communications loop all along, receiving BCC from the Head Sister, and direct complaints from Honoria about the prayers, fasting, and vigils for the past 12 ? 14 years, so Val?s call came at a good time. She came back from her distance, and said, ?Okay, okay, nunnery?s not for Honoria, either. Frankly, Val, her resume stinks. First fired from Virgin, now laid off from Nun. We?ve got to get her some vocational guidance counseling.?

And so they did.

Galla Placidia called Bishop Milo, a friend of their family, who did counseling as a side line, when he wasn?t bishoping. He was a good guy, did counseling for barter, and had known the family for years. His barter was often to spruce up his bishopric, build a church somewhere or renovate a church somewhere, which, Galla, a wily woman, figured, could be paid from state funds, not personal funds, if Val and his bookkeepers messed around a bit with the balance sheet and put it in a foot note as a donation to charity, so the Rome?s SEC wouldn?t notice the dispersion of funds for their family?s personal usage.

Bishop Milo went to see Honoria in Constantinople and talked with her quietly, gave her a couple of standardized test to determine her strengths and weaknesses in the job market, a tight job market for professions and middle- and upper managements, although sales positions in retail were strong (Women, bless their hearts, were in a shopping mode.). All in all economic conditions in Rome and its environs weren?t so good. They were on red alert all the time because of a guy, Attila the Hun, nicknamed the ?Scourge of God,? who was in Gaul (kind of France, kind of Germany at that time) and who shouldn?t have been there but was trying to be there because he wanted to take over this land and build his own empire and take the job title CEO of Everything in this World. Gaul was close to what eventually would be Italy, but was now just called Rome. Everyone was nervous.

Sales associate was out of the question for Honoria because she didn?t have the patience or discipline to zip, button, and snap women into their togas all day long, Bishop Milo determined, and she was too ferocious to manage a toga boutique or a toga franchise.

So, he reverted to his pastoral educational background and soothed Honoria with enough platitudes to get her to stop raving and concentrate on the standardized tests. It didn?t work, and he left.

On the ride back to Ravenna, he had an epiphany, and when he got home, he called Galla. ?Your kid is a mess,? he said. ?She?s 28 (or 30 or 42 or 44), too, shall we say, ?Lively? to spend her life in fasting, praying, and vigils, too sophisticated for a Nunnery, and too smart to report to anyone. Marry her off and she?ll be some one else?s problem. Now, about my fee??

Galla called Val and asked him if he knew of any nice, quiet guy who?s in civil service, dull as a stick, easy to push around, from a very good family, middle age, unmarried or never married, and probably impotent or just not interested much in doing the dirty deed.

?I know the perfect one,? Val exclaimed. ?Flavius Bassus Herculanus. He?s a Senator, bores me to tears when he speaks, can?t play poker worth a damn, and is nicknamed Senator Whatever. He?s friendless, a real shlepper.?

It?s not surprising that not much is known about Senator Whatever, who eventually became Consul just because of his tenure in the Senate. I believe he must have been delighted to finally obtain some positive attention from Val, and I?m sure he agreed immediately to become engaged to Honoria because he was lonesome what with all his personality defects and one physiological defect.

And so, Honoria and Senator Whatever became engaged via a memo from Val, which said ?Effective immediately, Herc, you are engaged to my sister, Honoria. CC: Honoria, co Sisters of Theodosius,? and Honoria hit the ceiling.

When she stopped levitating, she wrote her resignation letter and sent it to the Head Sister. Then, she began looking through her Filofax for networking contacts, finally taking her career into her own hands, you might say, while listening to the equivalent of 4th century CNN reporting red alert news about that Attila guy camped out somewhere in Gaul. Since her Filofax was a mess, she listened to the red alert more closely. And, she put her predicament together with the main character, that Attila guy. He sounded rough, but she was ferocious? She called for Hyacinthus, her eunuch, and asked him to find out where in Gaul that Attila guy was camped out. He was clever, although not clever enough to have stopped his castration, but still clever. He did his research quickly, and reported to Honoria. She gave him a ring of hers and some cash she had laying around and told him to go to Attila and offer him a deal: If he would rescue her from a life of marriage to Senator Whatever, which included killing Val and his kids and taking over his job, she would help him become CEO of Everything in this World. Then, she either packed up and moved back to Ravenna or stayed at the nunnery in Constantinople or moved somewhere else in Constantinople, nobody knows which

Somehow, Hyacinthus got through to Attila.

Attila was tickled. Even Barbarians have a sense of humor. Certainly, Barbarians appreciate chutzpah. In Hun country (vaguely Hungary), where he was born, women just didn?t do this. He probably rolled his small, deep-seated eyes, a characteristics of his that everyone talked about, scratched his flat nose, pulled the few hairs in his beard, rubbed his swarthy complexion, scratched in his large head, flexed his broad shoulders, paced around (He had nervous energy.), then offered Hyacinthus a snack (of human flesh, another characteristic that everyone talked about), and called an informal meeting to tell everyone around him what Hyacinthus said. They sat around and shot the shit for a bit, catching up on each other?s this and that.

Then, he went back to business and told everyone who wasn?t supposed to know certain things to leave, including Hyacinthus.

The ?Damsel in Distress? notion was about 800 years away, so no one could attach this label to Honoria?s offer. And, because they were Barbarians, they believed damsels were put on earth to distress. What Attila and his guys did understand was the phrase, CEO of Everything in this World, exactly what Attila?s management objective was. They bounced around a bunch of ideas and Attila?s Spin Doctor came up with this: Let?s say that Honoria is offering marriage to Attila, not asking for rescue. If we follow that thought line, then you know marriage comes with a dowry. A dowry can be a combination of money and assets. We get enough money from tributes. so, let?s go for assets?one half of Rome ? West Division is reasonable.

Attila complimented him and called for his lawyer to draft a reply.

Then, he called Hyacinthus in and gave him his terse reply: Honoria, you?re my bride, effective retroactive to your betrothal to Senator Whatever. Bring me one half of Rome ? West Division immediately. Attila PS What?s your sign?

Hyacinthus set off, back to Constantinople or Ravenna, sources are confused about where Honoria was at this time, but Hyacinthus knew. Attila sent a messenger to (another) Theodosius (not Grandpa), the current Chairman of the Board, with whom he had been doing business for years, (Paying tribute to Attila was a sideline of Attila?s, a way to get money and not have to use his hordes to lay waste to areas he could control.) and the guy Val reported to. Attila told Theodosius to tell Val to hand over Honoria, a new bride he had just taken, and one half of Rome ? West Division as a dowry immediately.

Theodosius called Val and told him to send Honoria to Attila immediately, tell Senator Whatever he was no longer betrothed to Honoria, and to send Attila a great deal of money immediately to stop Attila from coming in person to collect the assets.

Val was hysterical and did what he always did when it came to Honoria. He got mad at Hyacinthus.

He sent a bunch of mopes to bring Hyacinthus from Constantinople or Ravenna to Rome and when Hyacinthus arrived, Val had him tortured and then beheaded him on legal grounds that he had participated in treasonous activity. That finished, he took a coffee break and called his Mother. ?I?m gonna kill Honoria, too. You can?t stop me. She plotted treason.? he yelled over and over. Galla Placidia knew her son enough to know he wanted calming down, not sanction, so she calmed him down and he didn?t kill Honoria. No one knows exactly what they did next with and about Honoria because a lot of other stuff happened fast.

First, Theodosius inconveniently died, and a new guy, Marcian, was appointed or voted or took over as Chairman of the Board. He decided on a new style of management with Attila and that style was ?No, I won?t pay tribute anymore. So there.? So, Marcian was preoccupied with Attila and the Honoria thing fell by the wayside, put in his abeyance bin.

Attila got mad at Marcian and gathered a new horde to set off for Rome, traveling through what would become France eventually, and doing horrible things that Barbarians do. He got to Italy and did horrible things, but didn?t get to Rome. Close to Rome, two Senators, Avienus and Trygetius, went to Attila?s camp near the south shore of Lake Garda and negotiated something (No one knows exactly what, but some sources say money was exchanged. Other sources say the two Senators came and made some agreement that Attila may or may not have accepted, then plague broke out in the area, food ran short (When you rape and pillage and ravage, all the crops get burned up.) and Marcian?s army was seen coming down the road to fight, not to pay tribute.). Attila left the building quietly with his bodyguard.

Honoria?s plight never came out of the abeyance bin, so I?ll tell you what happened next:

Honoria married Herc and both died of boredom and old age. You won?t be surprised to learn they had no children.

Val was killed long after this episode at the instigation of Favius Petronius Maximus (who became Chairman of the Board after Marcian and who decided that Val?s killing of his colleague, Aetius, a very good employee and long time friend, was the final straw in a lifetime of lousy annual reviews). This happened while Val was attending a chariot race. The assassin?s name is unknown. His widow, Lucinia (or Licinia) Eudoxia, married Max unwillingly.

Galla Placidia died when she was very old while attending a Junior League meeting.

Attila died a year after his retreat from the Rome of a nose bleed on his wedding night.

Long Term Care Insurance and Suze Orman The Ongoing Controversy

Long term care insurance is an obvious ?must-have' for Americans with assets and families to protect and with discretionary income to afford the premiums. While Suze Orman publicly promotes this coverage as the foundation of your financial plan, we wonder if she ought to put even MORE emphasis on LTCi protection



People all-too-often assume that long term care is just for the elderly, and it's shocking to learn that over 40% of nursing home residents are currently under age 65. In fact, because of my advanced Multiple Sclerosis, I would be in a nursing home right now if I had LTCi coverage to pay for it, and if my beloved wife, Kimberly, would agree to let me out of her sight.



In any case, while Suze Orman is clearly America's most popular financial advisor, she is also America's most visible proponent of long term care insurance.



This is a good thing for all of us since, of every 20 folks who need long term care insurance, only 1 of us owns it - A sad state of affairs to be sure. And we had better learn more about it fast...



But now the question is this: Should Suze Orman be even more forceful in her insistence that long term care insurance be the bedrock upon which everybody's financial planning must be anchored?



And why all the fuss over long term care insurance, anyway?



Well, just ask Suze Orman: It's because she knows as well as I do why Americans have no other common sense choice than to embrace this family financial tool if they want a mature, secure retirement. I, myself, was stricken with Multiple Sclerosis at age 50 - WITHOUT long term care insurance. Now I can never get long term care insurance coverage because of this pre-existing condition. Rats!



Suze Orman is bringing America's baby boomers into awareness on retirement planning and the need for long term care insurance, and for this she should be commended, but is she saying enough? You be the judge.

Warning to Parents: Booster Seats & the LATCH System


I was recently hired to write many articles on child safety. While researching I found out that I did not have my 2 ? year old properly restrained in his car set. First, I found out that he was too tall to remain in the 5-point harness and he had met the weight limit on the 5-point harness. He needed to be moved to a booster seat. I bought an Eddie Bauer Convertible Seat that is supposed to grow with the child, and it has.


Here is the warning!


I had my child's car seat LATCHed in and when I adjusted the seat to make it a booster I left the LATCH on. I assumed it would keep my child safer, but this assumption was completely wrong! If your child is in a convertible child seat and you begin to use it as a booster seat YOU MUST REMOVE THE LATCH SYSTEM! If you have to slam on your breaks, or God Forbid get in a car accident, your child's booster seat is suppose to move forward with your child. As your child and the booster move forward the seat belt system will react much quicker and when your child is pulled back, with their booster, the booster seat will take the brunt of the impact. Now, if you leave your LATCH on, with the same above situation, your child will fly forward and their seat will not. It takes much longer for the seat belt system to realize that it is suppose tighten up- if it does at all.


What Car Seat Companies Said


I called 4 popular companies that produce child booster seats and they all said it is dangerous for parents to leave the LATCH system on and all of their manuals specify that you should not leave it on. I researched the Internet and several times found, The LATCH does not need to be used with the booster seat. Well, does not have to be and completely dangerous are two different stories.


My Research


I thought I would research a bit further and I called several home daycare providers in my area. These providers often transport children and the laws for these providers are pretty specific. However, not one knew about the danger of LATCH systems with booster seats. In fact, two different providers said they had to put on their breaks and a child in their care flew forward in their booster seat. One woman said the seat belt clicked in really late and the other said one of her kids flew out, his feet landed on the floor of the car, and then the seat belt system clicked in. She had to pull over and help him out of the seat belt before she could put him back in the seat. Now you may be thinking that their cars were old, but they are required by law to have newer vehicles and if they buy another car it must be a brand new-never driven vehicle. The women that had these 2 kids slide forward had newer cars; one had a 2004 minivan and another had a 2005 minivan.


PLEASE refer to your child's car seat manual for proper instructions! If you do not have the manual call the manufacturers number, which should be located on your child's car seat. If you are uncomfortable with your child's seat not using the LATCH system, there are car seats that have higher weight and height limits for the 5-point harness. Normally, if your child hits 40 pounds or their shoulders go above the highest strap slot they need to be moved into a booster. Some special seats let your child weigh up to 65 pounds before they must be removed from the 5-point harness. No matter what seat you choose, please remove the LATCH system when you child moves into a booster seat.


The National Highway Traffic Safety Administration (NHTSA)(http://www.nhtsa.dot.gov/) has valuable information on car seat safety.

Creating Great Curb Appeal to the Outside of Your For Sale Home 7 Easy Ideas and Advice

No matter how beautifully decorated the inside of your home may be, if the outside of the house does not reflect what lies behind the front door, you may easily lose the sale.

Potential homebuyers frequently make a list of homes from various internet sites, advertisement listings or through a realtor that they wish to see and then drive by these homes to get a ?feel? for the property and the house. Bottom line, if your home looks unappealing from the outside there is a good possibility your home will be crossed off the list of potential purchases.

Decide to spend a weekend fixing up the outside of your home and stick to a plan.

1)Call two or three local landscapers and ask them to come out for a landscape appraisal but most importantly ?pick their brain? for ideas of how best to show your home. Explain that you are selling the home and wish only to make the most of the exterior at minimal cost to you. In some cases, you might be surprised, particularly during slow landscaping seasons that you can afford to have a professional lightly landscape your property or at least modify a portion.

For less than $500, an associate of mine had a local gardener come in and plant 12 tropical plants, 8 large flowered bushes, trim the existing trees to shape, pull the weeds, cut out sod to merge two planting beds, plant 20 small flowering bushes and throw down several bags of mulch in 2 afternoons.

She also saved a little more money by having him transplant bushes from another part of the property to the front where she planned to create a more dramatic impact. Further, his price included clean-up and removal of gardening debris, which saved her a lot of time after the work was complete. Her soil was very hard to dig into and it would have taken her twice as long to dig one hole as it did for the gardener to dig several; he was familiar with such difficult work and he had all the right tools to do it quickly. My associate only paid him to service the front beds while she saved money by cleaning up the smaller side beds on the side property by doing it herself. (The gardener even let her borrow his expert tools as long as she promised to return them the following day, which she did.)

You might be surprised at the minimal but well-worth price of hiring a professional gardener, particularly if you find a local, one-woman/man operation with low overhead. Someone starting a new business might also be less expensive in trying to build a clientele while my associate in turn offered to advertise the gardener?s services by keeping business cards on hand during real estate visits.

Consider having him/her do a portion of the work and then do the less difficult areas of your home yourself. Even if you do not have a landscaping budget, call a few local gardeners to come out for a quote just to get some great landscaping ideas you can use yourself. Most are willing to spend a few minutes of their time even if you do not use their services. Take their business card anyway and offer to send them a referral. It is all part of doing business. So consider hiring a professional gardener to add curb appeal to a tired property.

2) Stand at the curb of your property and look the land from the perspective of the drive-by potential buyer. Get in the car and drive down your street and look at the way your property compares to your neighbors. If your neighborhood is well-cared for but your property is not; where the trees are overgrown and the weeds are hiding your front door is a clear indication your home will stick out like a ?sore thumb? and you may lose the sale. If you live in a neighborhood where your neighbors? landscaping is ?so-so?, this is your opportunity to shine.

My associate explained that she once lived in a brand new home in an older neighborhood where few people took the time to landscape nicely so anything she did?add a border, plant a few bushes, and place a park bench near the front driveway with container plants, certainly looked amazingly better than the homes around her property. When the time came to sell this home, she took a ride around the block and took the position of the potential buyer. As a drive-by buyer canvassing her own street, my associate noted that the viewer would see blas? curb-appealed homes and then come upon her own, where the flowers were blooming, the green grass was trimmed, the containers were filled with flowers and the inexpensive park bench at the end of the long driveway looked inviting. So plan your landscape to stand out from the rest and if your budget does not allow for the extras, then the next rule of thumb is to just make the property look ?neat??.

3) Neatness in landscaping is important. If a property looks tidy, the impression you will give to the drive-by buyer is that the inside is neat and well-cared for as well. Even if you are not a neat person, make an effort to neaten up the exterior. Find someone who has a ?neat? eye and ask for their opinion.

Trim the grass and if you have spotted, brown grass, invest in a bag of grass seed and water frequently to encourage growth. Baby-sit the seeds and if necessary, place a barrier around the area to keep children and pets from stomping on them. Cover new grass-seeded areas with hay or grass clippings to prevent blowing away, from birds eating the seeds and to keep moisture in. Water newly seeded areas daily.

If you have time before you place your home up for sale, fertilize your lawn?it can make a huge difference in how healthy and green the lawn shows from the street. If you do not have grass, then create areas with grass. Consider removing areas covered in stone or weeds and planting with either seeds or sod. It is a big project if you have little or no front lawn so elicit help from friends and neighbors if needed. Having some kind of greenery in the form of grass makes a huge difference to a buyer. Grass is a great canvas to making other areas of your property stand out and grass appeals to many who grew up with front lawns or always wished they had one.

If you live in areas where it is impossible to grow grass, adding stone is another possibility however, be sure that stone works in that area of the country in which you are selling. Stone lawns usually fit in better in coastal properties where sand is the foundation and the cost of carting in topsoil is enormous. I often feel that all-stone frontage looks out of place in neighborhoods where lawns are more prevalent and in some cases can give the impression the homeowner really cannot be bothered to maintain a lawn. I feel that stone is not a warm product if used in very large areas and should be contained in smaller garden beds if possible.

4) Once you have the grass, fix up the existing beds. (If you do not have any beds in your property, this would be an entirely different article. This article deals with homes, which have garden beds already in place that need sprucing up.)

Garden beds help soften the hard lines of sidewalks, walkways, and the rigid angle of homes. Once you have weeded these beds, ask yourself, ?Does the design of the current beds allow them to be connected in some way across the front of the home? Do my beds flow?? The reason that I bring this question forward in a Curb Appeal article is that my associate explained to me that she used to have to separate garden beds in front of her home; one ran right across the front left-side of the home and the other ran down the side of the driveway. Both beds were disconnected from each other separated by a walkway. This separated design made the frontage look severed and harsh. So she cut out the sod from the bed in front of the house, around the walkway and made a connection to the bed nearest the driveway. It looked like one continuous snake-like bed and once planted with similar foliage the entire property looked really ?pulled together?.

In doing this she accomplished two things: 1) Softening the hard angles of the walkway, which did not have a garden bed in front of it and, 2) the property had the look of what my colleague refers to as ?fluid design?. The eye now followed a soft flow from one end of the house where the bed began to the end of the driveway where the bed ended. And?there was a small surprise at the end of that bed too, which made the design interesting and appealing.

At the end of the driveway, which is ordinarily dull space, the garden bed ended in a circular shape and she planted just a few extra eye-catching flowers there; just a nice little touch and the colors were appealing. The path up the driveway, followed around the walkway toward the entrance of the home was entirely landscaped and pulled together with like-flowers and shrubs. Not a whole lot, but it was consistent and it was neat.

5) Another lawn tip from my associate?she did not have time for grass to grow in some ugly, brown and bare spots on her front lawn and in some cases, the grass just never grew back at all. She cut around the bad areas and made a teardrop-shaped cut out on that spot and filled it in with a few container plants she had growing in the yard. My colleague arranged the containers on 3 different levels?small, medium and large and then filled around the containers with mulch to even things out. The arrangement looked very nice. One of her empty containers (she often picks them up in the dollar store or finds disposed of in construction sites), she cut in half and placed it cut-side down on the bare spot on the lawn in front of the 3 flower-filled containers. She filled the cut container with soil and threw in a handful herb seeds, namely dill and in about 2 weeks; the container flowed with pretty green herbs and ?spilled out? the container onto the ground covering the area cut out from the lawn. It made a nice presentation and was not too ?much? and at the same time hid the very worse part of our property. My friend noticed that even after I sold the home, the new owners still kept the container area as it was when she had the home for sale.

6) Another consideration when taking control of curb appeal when selling your home is to remove or trim down those trees and bushes which hide the beauty of your home. So often buyers look at photos of homes, which show a huge tree in front of the house that hides any view from the inside to the street. If you cannot see the home in a photo or in a drive-by viewing, this again reduces the chances that a potential buyer may be interested in your home. No one wants to ?guess? what a home really looks like and if there are overgrown bushes and trees hiding the house, potential buyers do not want to envision having to clear the property themselves. So be bold and trim the bushes down and if necessary, remove whatever seriously blocks viewing the home?s charm and character from the street.

7) Along the lines of seeing a home from the street is the inability to do so if you have cars parked in front that do not always need to be there. Granted, we need to park our cars but if you have the opportunity to take your car to the street or to the furthest end of your property for a few hours on the weekends or, if you have a large driveway and can move the car away from the front of the home, then take the time to do this. Buyers need to visualize the home as it would be if they lived there and anything which detracts from this thought is a non-plus for you as the seller. Weekends are usually the busiest times for drive-by house viewing so if you can move your car to a neighbor?s driveway or off your own driveway for a few hours, do so. It may make a difference in the curb appeal of your home.

Also, as a reminder, if you have any cars, boats or trailers parked in front of your home, which really do not need to be there?a car you were going to work on or an inoperable vehicle without any registration and kept putting off paying to be towed away, make a decision as whether it really needs to be there or not. Call a charity to have it towed away and donate it. Put an ad in the paper or on craigslist for a free boat or project car, but by all means, remove any unnecessary vehicles, which really take away curb appeal and make the property look more like a car dealership or a parking lot than a home.

So the main items to consider when creating curb appeal are to:

?Neaten up the property

?Plant grass or sod wherever possible ? if not possible, hide bad spots with container gardens.

?Trim and cut away trees and shrubbery which prevent drive-by buyers from seeing your property and the home to its fullest.

?Remove cars on higher drive-by traffic days and permanently remove any cars, boats or trailers, which will not be sold with the home.

?Call a landscaper for his/her opinion and talk about a quote for neatening up the property. See if you can afford at least a portion of it to be professionally ?neatened? and if not; get ideas from a professional that you can use later on your own.

The Beauty of the Backpack

What is a backpack? Well, according to the Collins English Dictionary, one of its definition is, a rucksack. A rucksack, what is a rucksack? I'm glad you ask. A rucksack is a large bag, usually having two straps, carried on the back and often used by climbers, campers, etc. It is also called: backpack.

Backpack, rucksack, knapsack and haversack, depending on which part of the world you're in, you'll hear one of these names, but they all referring to the same item, the same product.

The haversack can be traced to the year eighteen fifty five (1855) and especially during the time of war. Knapsacks are never out of season and throughout the years, instead of disappearing, they have become more and more popular with added styles and benefits.

The beauty of a backpack is its durability, its versatility, its design, its variety and its features.

(1) The durability of the Haversacks.

Haversacks are usually made from leather, nylon (water resistant nylon as well), polyester, fustian, whisper fleece, kordura and vinyl. In the pass as well as the present, soldiers have been using haversacks on their missions. Children, day in and day out have been forcing them into lockers, dropping them on the play ground and jogging them up and down as they run.

(2) The versatility of the Rucksack.

A rucksack can be taken practically anywhere and I do mean anywhere. It can be used for carrying school supplies, camping necessities and hiking gears. It is perfect for a trip to the store and astronauts have been using it for carrying food into outer space.

The knapsack is usually designed as top loaders and front loaders. The top loader is packed from the top of the bag and is great for cross country outings because of its large storage capacity. As for the front loaders, these are accessible from the front, that is, quick and easy access to your gear. There are day packs and there are expedition packs. The day pack is designed for short outings, such as a day of hiking and the expedition pack, like its name suggests, is suitable for cross country camping.

(4) The variety of the Backpack

Even though it is more heighten during the ack to school periods, the backpack can be found in abundance throughout the year. There is a backpack for carrying laptops, cameras, volleyballs and even skateboards and that's not all, there are backpacks for carrying a baby car seat or a booster seat.

(5) The features of the Backpack

The backpack have loads of practical and attractive features. There are waist and shoulder support straps (padded with foam), multiple loading compartments, hydro-pack systems, front, side and bottom pockets, zippers, laces to reinforce the zippers, multicolour and single colour. There are long backpacks and short backpacks, there are big backpacks and small backpacks. There are backpacks with wheels and backpacks without. There are backpacks specially designed with the curve of the body in mind and recently one have been publicize that was designed with the storage and playing of the ipod (while in the bag) in mind.

The backpack is never out of style, it is strong, versatile, practically designed, the variety is numerous and its features helps to make a trip pleasurable. After finding the perfect backpack for one's needs, it can become a travel companion that will be hard to part with.
