Bras What Bra Size Do I Really Wear
Step 1: Under Bust for Bra Band Size
Wearing your unpadded bra, hold the tape snugly around your ribcage, directly under the breast. Note the measurement in inches.
Underbust Measurement
Plus 3 if Under Bust is Odd number
Plus 4 Under Bust is an even number
= Band Size
Example 35 + 3= 38 Band Size
Example 34 + 4=38 Band Size
Step 2: Upper Bust Measurement to Verify Bra Band Size
Hold the tape snugly above the bust under the arms. Note the measurement in inches. This measurement should equal your bra band size calculation without adding inches; however, if the measurement is an odd number add an inch. Note: Larger measurement=broad back, Smaller measurement=small back.
Upper Bust (no inches added) = Lower Bust (with inches)= Band Size
Step 3: Full Bust to Determine Bra Cup Size
Hold the tape loosely around the fullest part of the bust. Do not let the tape droop in the back . Use assistance when finding your bra cup size or the help of a mirror. Subtract the bra band size from this measurement (Step 3 - Step 1).
Full Bust
Under Bust Difference =Bra Cup Size
Example: 42 (full bust) - 38 (band size)= 4 C Standard Bra Cup Size

Property Price Gains Attract New Buyers To Malta
UK and European investors looking for high growth in 2007 are hoping for a repeat of the property inflation seen in Malta when it joined the EU in 2004, and it could become reality with the news that low cost airlines are to fly to the island, giving their real estate industry expectation that 2007 could be an exceptional year for price rises and sales.
In recent years the arrival of low cost - sometimes referred to as 'no frills' - airlines to a regional airport has seen property prices within a two hour drive escalate in popularity and price, especially among British buyers for France and Spain.
With the advent of these new flights to Malta, there is a possibility that demand for real estate in Malta will increase.
Commenting on the news, Malta holidays guide www.yourmalta.com say that a double digit property inflation figure for Malta is quite possible for 2007.
'Cheap airline destinations have proved to be a magnet for UK property investors, and if that trend continues then prices will go up in the next twelve to twenty four months', they say.
'Other than the local market, the UK provides most buyers for property in Malta, and with the British economy doing well it's quite possible that the island will be seen as a good investment opportunity'.
Malta Weather
Tribune Properties, a UK company specialising in Malta properties, agree that property prices could rise in 2007.
'With lower fares, Malta becomes a destination viable for 3 and 4 days trips a few times a year from the UK, and that will attract buyers to look at Malta in the same way they do France and Spain when considering where to buy a holiday home abroad. The weather in Malta and low fares could be a magnet for buyers.'
There is a warning however from YourMalta that property prices on the island might not necessarily escalate in the same way that regions of France have seen when low cost airlines have started flying to their region.
'The Malta government has allowed more land to be used for property, and we anticipate a lot more apartment blocks being built short and medium term. Supply might well meet demand. Unless the political map of Malta changes and with it a change of policy towards her environment, there is a danger of Malta becoming the Tower Hamlets of the Mediterranean, or 1970's Spain where development spoiled much of the coast.'
Concern has also been expressed on the island about the infrastructure, with some tourists and potential property investors berating the state of the roads and - compared to mainland European and UK standards - dangerous construction sites.
'The real winners from the low cost flights could be the Malta hotels rather than the property industry', conclude YourMalta. 'We envisage a lot more people taking short three and four day Malta holidays, often booking their flights and hotels on the internet rather than via a traditional high street travel agent store'.

Advice for the Wise When Investing in Real Estate
Although real estate investing is known to most investors to be one of the safest and most profitable investment in general, some places in the past have known home prices to go down. Appreciating in one city doesn t necessarly mean that the same city will experience the same increase in home value the next year. Many factors are contributing to house price appreciation. Inventories, climate, crime rate, economy and population growth are the main factors. A good mortgage can also play a role in your investments. Always read your loan application carefully before signing it when it is approved. Avoiding a prepayment penalty for instance can save you thousands of dollars when selling your home. The purchase price of your investment home is capital too. Most investors who take their time have been able to buy their homes at 10-30% below market value. This obviously takes time to do and depends a lot on the market condition. Determining the best performing zip codes within a certain city. Remember that crime can be different from North to South in one same city. Price appreciation also varies according to different criteria like proximity to hospitals, malls, police station and crime rate.

You Have More Money in Your Pocket Than You Think
You Have More Money in Your Pocket Than You Think... by Gabriel Nijmeh
Let me be the first person to say, Why wasn't I smarter with my money? I look back over the years in amazement at how my money innocently slipped through my hands.
Ultimately, beyond those fleeting moments of gratification, I can't really say I have much to show for some of my misspent money. I certainly don't want to be a killjoy or anything and I don't advocate being a penny-pinching scrooge that doesn't enjoy life but there are small, yet significant steps you can take to keep more money in your pocket.
Just off the top of my head I came up with these and you can probably add a heck of a lot more to the list. Here we go:
Bank Service Charges:
We all know how our banks love to nickel and dime us. For reasons such as not maintaining a $1000 monthly balance or using another banks ATM machine. Whatever the reason these small fees quickly add up over time. Pay attention to your bank statements and review all bank documentation regarding service fees. You are looking at savings of $4 to $15/month.
Magazine/newspaper subscriptions:
Visit your local library or subscribe to magazines that offer professional/courtesy subscriptions. Tradepub.com lists various free publications across a range of subjects. Otherwise, carefully pick and choose the magazines you really want to subscribe to and look out for introductory subscription rates.
Stop smoking:
Preachy, I know... but that's a lot of money going up in smoke (pun intended!). Not only is this good for your wallet but for your health as well and if you are applying for life insurance, your premiums will be lower because you are classified as a lower risk individual. At $4 a pack and two packs a week that's $32/month.
Telephone services:
Do you need all those bundled services (call waiting, call answer, call forward). Pick only the services you absolutely need otherwise save at least $5-10/month.
Books and CDs:
Why pay full price when you can get a gently used or previously enjoyed copy of that best seller for a fraction of the price. I have bought CDs from local used CD stores that were almost brand new and saved $8-9 off the retail price for each CD.
Rebate Programs:
Always take advantage of rebate programs. It might be a hassle to fill out the forms and send them off but your savings will add up. Check out Rebateplace.com or AsmartShop.com
Coffee/Muffin mornings:
I'm guilty of this? I have to have my morning coffee (the office coffee is not very good) but at least I've learned to cut back on the muffins and donuts. At $3.00/day over the course of a month you are looking at a potential saving $60.
Lunch:
I finally stopped being lazy and started preparing my own lunch. Not only is it expensive but also fast food is not entirely healthy either. If you save on average $5/day that adds up to $100 for the month.
Sales patterns:
In my experience, Christmas merchandise is discounted 50% or more a day or two before Christmas and following Christmas.
Also consider buying seasonal products (boots, winter/summer clothing) as the seasons change. At times it might be difficult to find your exact size or colour but luckily that's usually not the case. We're talking savings of 40-60% and sometimes even more.
Case in point, I bought a leather jacket from Eddie Bauer last spring which was regularly priced at $498, and which was reduced to $199 and then further reduced by 30% during their annual spring sale. What made the deal even sweeter was that I had a $75 gift certificate, which I earned through MyPoints.com. Not a bad deal and one, which I'm proud of because I don't really have shoppers luck. As much as I like a deal, I can never find exactly what I'm looking for... maybe I'm too picky.
Something else I noticed where I live, gas prices are usually at their lowest Thursday through Monday and by Monday afternoon gas prices go up 5 - 8 cents per liter. However, pay attention to price patterns and news in the gas industry to have an understanding about where gas prices are heading and how it might affect you.
Month end recap:
By the end of the month, depending on your lifestyle choices and spending habits, you just might end up with an extra $50, $100 or more that you thought you never had. You can do it without depriving yourself and without a noticeable difference in your day-to-day life.
It's a balance between living for today and planning for the future. It's not always easy but it's worth it!
Think of these little sacrifices as an investment, which will reap you multiple rewards many times over.

Who Needs Cash When There's Electronic Money!MerleIt's a new world. Gone are the days of writing paper checks and entering credit card numbers. Now with the click of a mouse you can pay anyone anywhere, anytime, or you can receive payments yourself without a merchant account. All you need is the right service and an email address.
There are so many electronic payment services on the Net today, if you're not taking advantage of them you're missing out on a fast, simple way to move money around. If you're selling products or services online, adding one or more of these payment processes to your site will give your visitors more options and possibly result in more sales for you.
Let's examine some of the Top Players a little more closely:
1) PayPal http://www.PayPal.com
PayPal has to be the most popular of the payment services available by far. They offer three different account types: Personal, which has a limit of 100.00 per month in credit card payments; Premier, for those in need of high transactions (which means you need to accept a large number of credit card payments); and Business accounts, which are intended for business use only. A business account includes the ability to accept payment from your website and use of PayPal's shopping cart along with your own ATM/Debit card which allows you to access your funds at any local bank or use the debit card like a credit card at any store.
Fees: For Premier accounts these are 2.2% of each transaction plus $.30. Business users pay 2.9% per transaction plus $.30. There are no transaction fees for personal accounts. They do allow International payments for some countries; check the site for details.
2) BidPay: http://www.BidPay.com
Owned by Western Union and devised to make paying for online auctions easier. Basically, when you open an account with them you purchase money orders that they send out to pay for any auctions you may have won. Cannot handle transactions over $700.00. The money orders are mailed out within 24 hours. Emails are sent to the buyer and seller once payment is on its way. All payments under $100.00 are charged a $5.00 flat fee. Money orders between $100.01 and $700.00 are charged $5.00 +2.25% of the face value of the money order. International access allowed but limited to certain areas.
3) Yahoo Pay Direct http://PayDirect.yahoo.com
Send and receive money anywhere in the US with only an email address. You can transfer money to and from your online account with a credit card or from your offline bank. U.S. accounts only with no fees of any kind to use the service. The minimum amount of money you can send is $5.00 and the max is $200.00 -- that is, until you respond to a special verification mailing from them, after which they up your limit to $1,000.00
4) C2IT : http://www.C2It.com
This service is a part of Citibank, and when you register with them you'll receive a $10.00 sign up bonus. This one can be used to send cash to anyone in the U.S. with only an e mail address. Funds can be drawn from a credit card or your offline bank as well. Fees range depending on the type of transaction. Sending cash from your C2it account will cost you 1.00% of the transaction amount with a minimum. of .50. To transfer funds from your linked bank account to any linked account 1.60% of transaction with a .50 minimum. Requesting a check will run you $3.00. You must be a resident of the United States to use this service.
As you can see, there are many options available to you for moving cash around the Net quickly and easily. Personally, I use PayPal and have found the majority of people I encounter on the Internet have a PayPal account. You'll want to take into account a service's popularity before deciding on which one is just right for you.
Moving money electronically is a beautiful thing! And that you can take to the bank -- literally!

INTELLIGENT INVESTINGStephen R. RenfrowTalk at the cooler about investing, is usually around Stocks.
Although I make money in Commodities, there is a safe way -
that banks and investment houses use, but they won't tell You!
How about a product that returns 12 - 42%, is 100% insured and
backed by the assets of the wealthiest institutions on the planet.
Your banker takes your CD money and invests in this vehicle.
Now you can turn the tables with this special insurance contract.
Earn ROR equivalent to, or exceeding, the equity markets!
Without any market risk or risk to principal - Guaranteed!!!
Its called a Viatical Settlement - and here is how it works.
Viatical Settlement - the sale of a life insurance policy at a
discounted rate to a group of investors by a person who is in
the advanced stages of a terminal illness.
The Investors hold the policy and receive the full face value of
the policy at maturity. A win-win situation. The viator is able
to enjoy the cash proceeds of his policy while still alive, and
the investor receives substantial returns that have been g'teed
by a major life insurance co. as well as the state's g'tee fund.
This means it's safer than a bank CD for amounts over $100,000.
Imagine ... NO exposure to downside risk! So instead of 4.75%
return on a CD you can receive 3 times as much, with no risk to
your principal or earnings on that principle. They are so safe
they qualify for placement in IRA, 401K, and Keogh private plans.
Maturities are available from 12 - 36 months, and are taxed as
capital gains when they mature.
CAVEAT: Do Not use contestable or policies that offer to buy
back annually or at maturity. They are more likely unregistered
securities. Ask only for one who represents a viatical settlement
provider who is licensed, bonded, insured. Make sure the policies
are raditional, conforming, non-contestable viatical
settlements.
Isn't it time you join the professionals? Your Banker won't tell
you! Nor your Insurance Broker or Attorney! Not even your Fund or

Effectiveness of branding promotional bags
Promotional bags are an effective way?of building brand awareness and a useful way to attract new customers and rewarding loyal ones.
Promotional bags are an extremely effective means of advertising for any company, primarily used to reward loyal customers or to make an impression on prospective customers at events. Some of the most popular types of promotional bags are: business bags, laptop bags, promotional backpacks, sports bags, travel bags, tote bags and cooler bags.
Anyone considering the use of promotional bags in their next marketing campaign should look into the added benefits of branding. Personalising promotional bags will make them stand out from the crowd, which is fundamental if the promotion?s objective is to raise brand awareness.
In many ways, the choice of branding is just as important as the choice of bag. All promotional bags provide excellent overprinting opportunities with several low cost branding options available.
Screen printing offers the best value for adding a one- or two-colour logo to promotional bags, whereas transfer print is slightly more expensive but ideal for logos needing a four-colour print process. The low cost option in relation to perceived value is embroidering, which can accommodate six colours in any design.
Branding on leather promotional bags should ideally be subtle in line with the quality and intended use of the product. Options include foil blocking or blind embossing. In addition promotional bags can be further customised by the addition of metal and rubber badges or stitched-in labels.
With their combination of practicality, style, superior quality and cutting edge design, branded promotional bags are a perfect way for a company to demonstrate its commitment to excellence.

The Issue of Furniture and A Prospective Home
A home is not a stand alone object when it comes to living life. When considering making an offer on a home, the issue of how one?s furniture will look in the property comes up.
The Issue of Furniture and A Prospective Home
When selling a home, you can tell when a potential buyer is serious when they start doing a certain thing in your home. First, they start walking around with their hands forming a virtual frame like an artist. Alternatively, they may whip out a tape measure and actually start mentally marketing off rooms. This occurs because they are trying to project their furniture into the property.
When sizing up a potential home for purchase, buyers almost always start trying to envision how their furniture will fit into the property. If they cannot ?see the fit?, they may pass on the home. In general, this is a bad idea.
First and foremost, the furniture you have accumulated over the years is never, ever going to be a perfect fit in a new home. The only exception would be if you are buying the same exact floor plan, which will be an extremely rare event. Regardless, the furniture isn?t going to fit and you should not evaluate the merits on this basis.
Which is more difficult ? finding the perfect home or finding new furniture? Which is going to appreciate over the next few years? The answer to both questions is clearly the home. When house hunting, it is vitally important that you evaluate the home sans furniture considerations. You can always buy different furniture. Yes, you have probably put together a nice collection, but its value will never equate to a good property buy.
So, what happens if you have unique furniture that is either hard to find, a family heirloom or some other situation? As surprising as this may sound, you should still discount it when evaluating the merits of a particular property. You are buying the home for your personal comfort and investment, not for the concerns of the furniture. You can always store that unique furniture or give heirlooms to a family member.
There are many factors that go into the decision to purchase a property. Determining whether your furniture goes with the property or fits should not be one of them.

Some focus on a specific genre such as adventure, action, strategy, board, or card games while others diversify and offer a broad range of free games encompassing all the categories above.

Dont ArgyBargy Simply Do It!
THE SERIOUS WORTH OF SILLY
Serious things cannot be understood without
humorous things
Nor opposites without opposites.
Plato
Silly things can help us to achieve important things. Today will be a silly day.
Echo-words are so much fun to say. They feel good on our tongue and often make us laugh -- at least when we first hear them. I just learned the term argy-bargy, and I laughed when I heard it. It means an argument or to argue; its both a noun and a verb. Its cousin is argle-bargle with the same definition.
Argy came from argument and then it picked up an echo along the way and became argy-bargy. Can you imagine the possible results when you begin to use the term? Lets not argy-bargy. That alone might defuse any tense situation. Incorporate it into your vocabulary and enjoy the pattern interrupt whenever you use it.
Hurly-burly is another echo-word. Hurly comes from the root meaning to howl. Sometime in history burly joined hurly because it rhymed. We seem to like echo words -- hodge-podge, wishy-washy, what else?
A BUNCH OF GIBBERISH
Make an echo for your name. Make several. Say aloud: My name is Julie-bulie, or Stephanie-yephanie, or Richard-slichard [use your own name, of course. You are messing around and messing around is good. Messing around loosens up the paths in your brain and the habits of your tongue. Messing around supports your creativity.
I like nonsense. It breaks up the brain cells. Dr. Seuss
Now for more messing around, more creativity push-ups. Talk gibberish. Say only nonsense syllables. If you have trouble starting, take each of the vowels sounds and use variations of them. O, zo, po, kwo, ifmo, noto, tooro, ogtolopo.
You might want to find a friend and have a whole conversation in gibberish. You will be surprised at the level of communication. (We often use gibberish in training programs to how much of communication is nonverbal.) And you will surprised at how much you will laugh. Remember all those gifts that laughter gives you?
Spend several minutes speaking gibberish and see what happens. You will feel your mind freeing up. You will feel released. You may not be able to stop.
Silly is one of the most powerful creativity inducers you have. Hey, reader-kreader, get silly-pilly now.
And Today . . .
I have a friend who is a comic and character actor, and a master of gibberish. A fun kind of friend to have. He is also a jazz musician. He introduced me to the amazing activity of scatting.
Jazz musicians improvise with their instruments. Some jazz singers improvise in a certain way with their instruments, their vocal cords. They scat. Scatting is like gibberish set to music. They sing nonsense syllables. When you hear scatting, you hear a kind of freedom and often some playfulness.
Yep, thats your assignment for today -- scatting. Get out your favorite music and scat to it. Get your whole body involved. Scat at the top of your lungs and below a whisper. Let the neighbors hear (or co-workers, if appropriate). Then scat so softly you can barely hear it. Mess around, scat around, play around.
When you are not near music, scat to the songs in your head.
Scat no less than fifteen minutes today, preferably much more. Scatter your scatting throughout the day. You will enjoy that freedom after you jump in and do it. Break the silly barrier and try it. What have you got to lose?
You will dissolve some ruts in your brain and some furrows in your brow. And scatting can be very aerobic when you bring your body along.
What a LULU (Loosen Up, Lighten Up) day this is going to be.

What Every Buyer And Seller Should Know About Fair Housing Laws
Five major Acts of Congress have created protections for home buyers and sellers in the U.S.. These protections are known as Fair Housing Laws. Many states have enacted their own Acts which add additional protections. Locally cities and counties can add additional protections (or protected classes's. There are exceptions and variables to these laws, inquire at your local governmental office for complete details.
-Federal Protections. Age,color, disability, familial and martial status, national origin, public assistance, race, religion, and sex.
-State and local protections. Sexual preference, ancestry, defining disability as both mental and physical, and military status.
-Blockbusting. When real estate agents suggest that renting to or selling a property to a member of a protected will negatively affect property values.
-Steering. When real estate agents suggest specific neighbors based on the clients age, color, disability, familial and martial status, national origin, public assistance, race, religion, and sex. Homebuyers and renters should consider and look at properties in any area they wish.
-Discrimination. The intentional policy or practice that results in unequal treatment of a person or persons in a protected class.
-Complaints. File Fair Housing Complaints with the Federal or your local office of the Office of Fair Housing and Equal Opportunity, Department of Housing and Urban Development.

Training Using Games to Embed Learning
Adults have some simple requirements as learners. They have an expectation of being treated as an adult with respect shown for their experience and knowledge of the training topic. Even if they cannot describe what they know in the theoretical terms they are about to learn they still want their experience acknowledged. They have a need to share that experience with others.
Above all, adults have a desire to be active participants in the learning process. They, of course, abhor boring day long presentations where presenters ask for and receive no interaction from the participants. However, they also tend to dislike good interactive presentations which give no scope for learning through experience.
Unfortunately, what adults also have is a predilection that training must somehow be painful and difficult. The old, o pain, no gain, adage of physical training seems to transfer to corporate learning. They believe that training whilst being lively and fast moving cannot equate to fun.
Mentioning the word, game, sends most adults into a thought process something like: game equals child's play, equals not serious, equals no learning. The truth is the opposite. Adults learn better through experiential games as part of a coaching learning environment than through a presentation.
A study by Bloom and others published in their book Bloom's Taxonomy of Learning Domains demonstrated a structure for design of training that complemented the desired outcomes.
The structure of learning knowledge escalated through six levels; Knowledge (finding out), Comprehension (understanding), Application (making use of the knowledge), Analysis Questions (taking apart the known), Synthesis (putting things together in a different way) and Evaluation (judging outcomes).
Games are good training tools which can be used at all levels of learning objectives using Bloom's Taxonomy.
Quizzes, twenty questions and game show formats such as Jeopardy can transfer knowledge and test for comprehension. Using multiple choice questions in a competitive jeopardy show format reinforces learning and tests comprehension by using multiple choice questions which have at least two plausible but only one correct answer.
Online games and other computer based training games can provide methods to test application, analysis synthesis and evaluation.
A good method of training people to meet learning objectives across the whole spectrum is to use a board game. Board games can be designed to integrate process Eg, a sales process with questions about knowledge of the topics being taught and decisions to test ability to evaluate options within a scenario using the theory being taught tests participants cognitive ability across all of Bloom's structure.
Board games can be developed for almost any topic from an organisation's safety policies and processes to the organisation's three year strategy. Careful consideration needs to be given to the actual design of the board and the parameters which will be impacted by decisions made by the teams. However, a well constructed board game will test the use of theory within an organisation's operating environment.
Using games in a training event improves the learning process by creating an environment where people's creativity and intelligence are engaged and addressing the different ways in which different people best learn; through movement, hearing, and seeing.
However, when games are used as an end in themselves and not a means towards an end, they waste time and can hamper learning and using too many games can destroy learning effectiveness.
Games are best used in conjunction with other learning methodologies, such as presentations and discussions. Games used at the beginning of a program can measure existing knowledge providing a basis for future measurement and can build immediate interest in the training material.
Games used during a training programme can help people discover the learning themselves, which strengthens recall and commitment, practice using new knowledge or skills, or reinforce initial learning. Games used near the end of a program can test knowledge gained and people's ability to apply it in their work environment.
For games to be effective, they must be related to the workplace by providing knowledge, reinforcing attitudes, and initiating action that is important to job success. They must also teach people how to think, access information, react, understand, and create value for themselves and their organizations.
They must be enjoyable and engaging without being overly simplistic or silly. Games must also allow for reflection. That is, they must be debriefed. In many instances they need to be facilitated.
Games have a strong place in an organisation's learning environment. They are very effective learning tools for people. Encourage your people to play them.

Strut Mount Bushing: Key to Volvo Drive Comfort and Performance
Swedish automaker Volvo is one of the industry movers able to start the about-face from the blast-and-cast school of sports wagon manufacturing. Making room for passenger comfort in performance vehicles, Volvo cars feature an integrated suspension setting that boasts of a best-in-class drivability. Composed of a number of STRUT tower braces and STRUT links, the Volvo suspension assembly is incorporated to the car chassis, which facilitates even weight transfer along the car suspension. With the Volvo STRUTS all braced up for chassis flex during high-speed turns, the Volvo frame is strengthened and makes the car resistant against body roll.
The Volvo STRUT tower brace unifies the car?s STRUTS and sway bars. Collectively, these bars and towers form a frame within the car frame and absorb chassis flex, sparing the car cabin from excessive roll especially during hard cornering. Newer Volvo models come stock-fitted with a STRUT tower brace. Older Volvos can have their suspension setting unified with a simple drill-and-bolt procedure. Because the front suspension turns left and right during steering, front STRUTS are mounted and require no drilling, while rear struts are drilled on to the car chassis.
Volvo rear and front STRUTS are designed to take the brunt of chassis flex. They are steel braces built for durability and can even be reused. They are mounted on heavy-duty chrome shaft MOUNTS to withstand stress. Front STRUT MOUNTS, however, need to have pivot points to allow the front wheels to steer. STRUT MOUNTS at the head of the Volvo suspension assembly have rubber joints with BUSHINGS and bearings to provide a flexible coupling. Front STRUTS with a rubber coupling are used on compact Volvos that have a McPherson STRUT assembly. This type of STRUTS can also be used on the rear end of the car if it is capable of a four-wheel drive. In most cases, fixed chrome shafts are used on rear STRUTS to make the car better equipped against chassis flex.
When the Volvo hug curves, stress is absorbed by the STRUTS and flows down the mounting points. The chrome shafts of the rear STRUT MOUNTS dampen the stress, while the rubber portion of the front STRUT MOUNTS are susceptible to wear out its BUSHINGS and bearings in the face of chassis flex. While the shaft MOUNTS can accommodate the rerouted chassis flex, the BUSHINGS and bearings can give in and reduce the flexibility of the pivot points. On account of the usual stress that the Volvo front STRUT braces meet, STRUT MOUNT BUSHINGS and bearings are suspension assembly parts that necessitate regular maintenance.
A worn out STRUT MOUNT BUSHING can make steering hard and negate the cabin comfort that the Volvo suspension provides. It results in erratic steering and makes a creaking and popping noise. Even at cruise speed, a busted MOUNT can rear its ugly head in the form of excessive play in the suspension. This can break the rubber portion of the MOUNT and snowball into disproportionate bounce and front STRUT collapse. In most cases, the creaking noise precedes the erratic steering, and is one way to tell if the Volvo STRUT MOUNT BUSHING has gone past its peak performance.

New Mom and Research Freak Shares Her Findings
During the long months of my pregnancy, I spent HOURS researching every little thing related to my growing belly and the life within it. This included performing hundreds of Google searches, polling every friend who had children and buying all the popular books. I had to know about everything from what to eat [and NOT eat!, what labor would be like [ack!, which stroller I should get, what diapers I should buy and so on. After all, this was going to be my first baby, and I had SO many questions! I wanted to be a good parent, of course, so I set out to learn and know everything I could. Quite an undertaking!
I must say, my diligent research did [and continues to pay off. We have been thrilled with almost every purchase, especially the major ones. During those painstaking hours of Google search after Google search, it would have been very helpful to find a thorough list of recommendations, though. Therefore, I have complied all of my findings here -- in case it saves YOU some time, and you find it valuable.
Books I Recommend
The Girlfriends' Guide to Pregnancy: Or everything your doctor won't tell you
For first-time mothers-to-be, this candid, funny and very reassuring guide to pregnancy is just what the doctor ordered - or would if he/she knew about it. This book was GREAT! I would recommend it to every first time mom.....but only if you really want to know what you're in for...the whole truth and nothing but the truth! I like being prepared, and the thought of giving birth was one of my biggest fears...I'm not sure if I was more worried about the pain or humiliation of the entire ordeal! This book answered sooooo many of my questions, and since I read it early in my pregnancy, I had many months to mentally prepare for the ig day.
The Girlfriends' Guide to Toddlers
I haven't read this one yet, but if it's anything like the Guide to Pregnancy, then it will be well worth the read!
What to Expect When You're Expecting, Third Edition
I've heard mixed reviews on this book. I felt it was a worthwhile reference regardless....especially when I started having Sciatic Nerve issues in the seventh month! I think some people feel it causes problems and concerns for the new mother, and maybe it does for some. I only used it as a handy reference and didn't read the entire book.
Products I Recommend
Stroller/Carrier:
Cortina Stroller - Explorer (6495686)
Why do I recommend these products?
We checked out many different strollers/travel systems including Britax, Peg Perego and Graco. We couldn't agree on any of them! We both felt the Britax one was clunky and hard to open/close. The Graco was way too heavy, and I didn't like the handles on the Peg Perego.
During yet another shopping trip, the Chicco was recommended by a Babies R Us employee. Hallelujah! My husband and I both loved it right away! It's rugged, yet lightweight. It's easy to open and close [unlike the Britax and will stand up on its own, once closed and locked. It was very easy to assemble, looks good, cleans easily, works great....I haven't found anything I don't like about it!
Pair this great stroller with the Chicco KeyFit Car Seat. We bought these together as a travel system and purchased the second base for my husband's truck. Well worth the $350 we paid! Although my son is about to grow out of his carrier, he'll be using that stroller for years to come. And the carrier looks brand new, so I'm sure I can sell it and the two bases and recover a decent portion of the amount we paid.
Carrier Accessory:
Original BundleMe
Why do I recommend this product?
We live in Ohio where it gets rather cold during the Winter. Brrr! The BundleMe fits rather nicely in the baby carrier and is soft and toasty warm. Our baby loves it! And we don't have to put bulky coats on him or worry about comprising his safety.
Highchair:
Polly Highchair - Explorer
Why do I recommend this product?
You're going to notice a theme here.....we like Chicco products! Since we loved our stroller and carrier so much, we decided to start our quest for the perfect high chair by looking at Chicco's product. Again, it blew the others away, as far as we were concerned. Cleans up easily, reclines almost straight, has two tray liners and folds up very slim. What's not to like?
Play Yard:
Chicco Lullaby Play Yard Explorer - 6445386
Why do I recommend this product?
This is another great Chicco product! There are so many things it does. There's a flip down changing table, an activity mat, a bassinette and the play yard. It also has a night light, music and vibration. Folds up really small, so it's great for travel! We've used it on several trips to visit family.
My only recommendation or change? The mat where the baby sleeps or plays seemed rather hard to us. So, we bought a piece of memory foam at Target for about $19 and cut it down to size. We put that under the mattress and had a baby who slept very well!
Baby Carrier/Sling:
Ergo Baby Carrier
Why do I recommend this product?
Originally, we were going to get the Baby Bjorn, and I had it listed on my registry. However, a doctor friend recommended this carrier instead. I did some research [shocking, I know! and read numerous reviews -- they were all glowing. So, we went ahead and purchased this carrier versus the Baby Bjorn.
Now, although I like the carrier, I did have some trouble getting it on at first. We ordered the infant insert, and I had to read the instructions to figure out where baby was supposed to go! It was very comfortable once I got it on and adjusted the baby. And he definitely loved being so close to Mommy.
Breastfeeding Stuff:
* Boppy Bare Naked
* Medela New Pump In Style Original Breast Pump
Why do I recommend these products?
Oh boy, breastfeeding was a MAJOR challenge for me! My mother and older sister couldn't do it, so I felt I was doomed from the start. But I gave it the good, old college try and stuck with it through those first few harrowing weeks. I don't think I would have had any success without the Medela pump. And the Boppy was perfect for breastfeeding and supporting my big baby -- he was 9 lbs. 6 ozs. at birth! Although I was never able to go without supplementing with formula, I did manage to feed him at least 50% breast milk for 3+ months. To me, that was a huge success!
Good Night, Sleep Tight:
Baby Monitor:
Summer Infant # 02100, Handheld Color Video Monitor
Why do I recommend this product?
This has become one of my absolute favorite baby products! When we moved our son from our bedroom to his own room upstairs, I had a little meltdown. How could I sleep with my baby so far away??? However, with this monitor, I am able to hear and see my little boy whenever I want....something that gives me SUCH peace of mind.
As usual, I did a lot of research on this and other monitors, and the Summer monitors kept coming up as highly recommended. I thought about getting the 1.8 screen but went for the 2.5 instead. And let me tell you.....I'm glad I did.
The picture is good, the sound is good - even two floors away. I love being able to watch my baby snooze with the touch of a button. I especially enjoy listening to and watching him when he first wakes and likes to sing to his mobile. I don't know how we'd get along without our monitor! Oh, and if you have a wireless network and cordless telephones that are anything other than 900 MHz, then you'll have a nice, clear signal!
Other Bed time Products:
Calypso Mobile
As far as mobiles go, this one is great! It has lots of features and grows with baby. However, we hardly ever use it, because the ocean lights and sounds seem to actually entertain our baby and keep him awake! Luckily, the hanging fish will make great bath toys soon...
Halo Cotton SleepSack
Our son sleeps in one of his halo sacks almost every night. It's a good way to keep baby warm without worrying about a blanket covering their face!
Other Products We Love:
Ocean Wonders Aquarium Bouncer
This is great for putting baby to sleep or keeping him occupied while you attempt to shower, cook or balance your checkbook! The vibration usually has our son asleep within minutes. Very portable.
Prince Lionheart Bebe Pod
Now that our son is learning to sit up and control that big noggin of his, he likes to sit in his Bebe Pod seat more.
Baby's Health
Exergen Temporal Artery Thermometer
Doesn't require sticking a thermometer up baby's bum....need I say more?
You Are What You Eat:
I signed up for numerous newsletters and new baby deals....I get stuff in the mail AND in box all the time. I have tried Enfamil, Good Start and Similac with my baby. Although each baby is unique, I found that my son didn't seem to like Similac, and it made him fussy. He had some major gas with Good Start at first. But, we went ahead and finished the canister with him, and he's been fine with it ever since.
We feed him Good Start during the day and Enfamil Lipil A.R. at night. Since he's such a big baby, he seemed to need more than just formula or breast milk at night. When he wasn't old enough for solid food, the added rice starch in the Lipil A.R. seemed to be enough to get him sleeping through the night [at 11 weeks. It also helped with a minor spit-up problem he had.
Bottles:
Dr. Brown's Deluxe Wide-Neck Bottles
Once we started him on solid food, we went with Gerber. I try to find the organic versions, but they aren't always available. I have to admit that the pears are quite tasty!
So, what do I NOT like? Regardless of brand, I would not buy:
* A diaper pail - the one we used stunk no matter what, so my husband threw it out! Now, we just bring down the dirty diaper and throw it away in the outside trash can. A tiny bit of extra work, but baby's room doesn't stink anymore!
* A mirror for the car - you know, the ones you hang on the seat, so you can see the baby in their carrier. The one we had seemed really cool at first since it played music and had lights. Unfortunately, it blocked A LOT of our view out the back and side of our SUV, so the added benefit of seeing our baby wasn't worth the risk of an accident.
* Adjustable newborn wrap - I think we got the Swaddle Me. It just didn't fit our baby right, and by the time it did, he didn't want to be swaddled anymore! Stick with blankets for swaddling.
* Bottle warmer - This one probably sounds crazy, but we have barely used ours. I don't make bottles in advance, so I can always use warm water when I prepare the bottle. And I never had enough extra breast milk to freeze it. Every so often, we need to heat a bottle, and a bottle warmer comes in handy then. I wouldn't recommend spending very much on this unless you plan to prepare bottles in advance or use frozen/refrigerated breast milk. And I definitely wouldn't get the warmer for your car.
* A mobile....as cute as ours is, it was a disappointing waste of money.
In summary....no, I do NOT work for Chicco! And yes, I have purchased and tried every one of these products. And yes, I would purchase all of my recommended products again, if need be. Hope my trials and errors may assist you with making fewer errors!
Instead of making constant, frantic searches for information, you can relax, kick up your shockingly bloated feet and enjoy your journey to motherhood! Wouldn't you rather be shopping for fun maternity t-shirts or cute baby bibs instead anyway?

Outdoor Wedding? Ask The Church First!
Reasonable Request?
Recently a Greek synod banned outdoor weddings, citing that weddings held outside of a church lose their holiness. The leaders saw a trend of people talking on their phones, laughing, smoking, and even chewing gum during what was to be a holy ceremony, and they felt that those behaviors would not be seen in the confines of a church.
Raising Questions
The ruling brings up many questions for potential brides and grooms. The first of which is to know what your religious requirements may be before you start planning your wedding. Some other churches may frown on outdoor weddings, requiring that the ceremony be held in a house of worship. Other faiths may not have rules like that at all.
Requirements
Also, some religions and churches have certain requirements that need to be met before a wedding can be held there. Some churches require pre-marital counseling. Other churches may not marry a couple if they are not both members of a specific church. Still, others may only require that one member of the couple be of that specific faith.
And Considerations
The other consideration is that guests may not know proper etiquette when in a house of worship or at a religious ceremony held outdoors. While most of the behaviors that disturbed the leaders of the Greek synod are unacceptable no matter what faith the couple may have, the couple may want to take certain precautions to keep disturbances to a minimum.
The usher is a great tool in offering people alternatives. For instance, if a parent shows up with an infant the usher can point out a ?crying baby? area while seating the parent. This way the parent knows where to go if the baby starts crying, and then there will be few angry stares.
While every faith is different, there are a lot of things to consider when planning a religious-based ceremony. Be sure to know what you want and what the house of worship expects as you plan your wedding.

Tents For Lightweight Campers And Ultralite Backpacking
Tents For Lightweight Campers And Ultralite BackpackingSubmitted By: Mick Legg
O n any camping or backpacking trip you want to be able to set up camp quickly when you arrive at your campsite, and also pack up just as quick when you are leaving. That is why choosing a tent designed for lightweight campers can be very helpful. A good tent has many characteristics, but if you are clueless about tents then read on to figure out what makes for a good tent choice.
There are many tents available on the market. There are certain ones, though, that seem to be the most popular for backpacking.
Dome tent: This type of tent has a lot of height and space. It uses only two poles, so it is easy to set up, but with only two poles there is not much support. This type of tent is best for calm weather conditions.
Modified dome tent: This is like a dome tent, but with more support. It has the same good qualities of a regular dome tent, but can work in more diverse weather conditions.
Tunnel tents: These tents do not have much height. They have two poles and need stakes to keep the tent secure. It is lightweight so it is easy to carry.
Teepee tent: This tent has one pole in the centre with the tent draped over it and then is staked. It does not have a floor, but provides great protection from the elements. It is also useful to cook in if the weather is bad outside, as it has no floor, your stove can be set up on the ground. Make sure of adequate ventilation when cooking though.
Freestanding tent: This is easy to set up and quite sturdy. It is very lightweight and should be staked so it does not blow away.
Single-skin construction tent: These tents do not have a fly. They are very easy to set up and do not require a lot of extra cords or stakes. They are lightweight, too. They do require ventilation because they acquire condensation easily.
Double-skin construction tent: Like a single-wall they are easy to set up. They have the outer layer or fly. They are well ventilated and protect against the elements. Plus they can be quite a bit warmer than a single skin tent, making them a better choice for colder weather.
In addition to the different styles of tents for lightweight campers there are seasonal tents. Some tents are made to work better in warm weather or cold weather. There are also tents that are designed to be used in every season. It is important to not only look at the design, but also the seasons for which the tent was designed to be used for.
Your tent is often going to be the only thing between you and the elements,so its vital to choose the right one for you. Obviously the price will be a fairly large considering factor on your final choice of a lightweight campers tent, but I would suggest buying the best one that you can afford within your budget. This way it should last you for many backpacking and camping trips in the future.

Retiring Overseas ? A Better Lifestyle Close To Home
More people than ever are retiring overseas, as they cannot maintain the same lifestyle at home as medical costs soar, inflation depletes their savings and state support declines.
For most people they want a quality lifestyle at a cheaper cost, but they don?t want a culture shock. They still want to be close to home with all the comforts and there is one country that offers this:
Costa Rica
Record numbers of Americans are moving here, as it?s an affordable quality lifestyle and the culture shock is minimal for the following reasons:
Wealth
Costa Rica is one of the richest countries in Central America and infrastructure such as roads, airports internet access, property, shops and entertainment are all of a high quality.
Large Community of retirees
Retiring overseas to Costa Rica has been the choice destination of Americans for the last decade and the large community that has built up here, has bought with it a culture to make new arrivals feel that they have the comforts of home around them.
Another important point to keep in mind is Costa Rica is just a 3 hour direct flight from the southern US states, so it really no different to moving states in the US.
The main reason people are retiring overseas though is to get a better quality of life at an affordable cost.
Costa Rica is popular and will continue to be so, due to the following reasons:
Price
Beachfront property at up to 70% less than in the US and a country where you can live on $2,000 a month comfortably, means that those social security checks simply go much further.
Quality of life
Low crime, friendly locals and people who have time for each other (just like they did years ago), in one of the most beautiful countries on earth, add up to a stunning lifestyle.
When you?re in your golden years you want to enjoy them!

World class fishing, treks in the rainforest, sailing or maybe just a round of golf - The list is endless and you will nver be bored.
Baby boomers will continue to retire overseas and Costa Rica will remain a destination that attracts more and more people.
Retirees get an affordable lifestyle and a quality of life that is simply not available in the US and Costa Rica is just 3 hours from the US.
If retiring overseas has not been something you have considered before because you don?t want to be in a totally different culture, Costa Rica offers you the best of both worlds:
An affordable slice of paradise and all the comforts of home.
If you have never considered retiring overseas, then consider Costa Rica and you may be glad you did.

Licensed Real Estate Agents
Better government policies, increased salaries, and easily available mortgages have improved consumer purchase capacities despite inflation. People would rather pay for their own property rather than opt for rental properties. Many people have also been purchasing property as an investment. Such a situation has proved to be good for the real estate business. Clients could avail of services of licensed real estate agents when contemplating acquisition, sale, rentals or lease of property.
Licensed real estate agents are certified professionals who are experienced in real estate trading. Licensed mediators possess comprehensive knowledge about property they deal in and are well versed with the legalities of real estate deals. Licensed agents are qualified to answer queries associated with property overheads, assessments, and intention of trade. They are conversant about property sizes, repair costs, legal restrictions, and reconstruction of property, if any is necessary.
It is advisable to verify credibility, success rate, and charges of an agent when considering a particular licensed real estate agent. Comparisons between listed professionals help locate agents who are affordable and suit individual needs. Licensed real estate agent listings can be found in the yellow pages, at local estate firms, and online. Clients may also choose to hire professionals that have worked with family members, friends, or acquaintances. Licensed agents may work as salaried employees at real estate firms or may be self-employed as private brokers. Agents working within a larger organization may be salaried employees but are liable to receive additional commissions based upon the volume of business they bring in.
Potential clients may choose to communicate with licensed real estate agents prior to hiring them. It is advisable to clarify details regarding service charges, expenses, and time required for a deal in advance. Licensed real estate agents can provide valuable information regarding mortgage types to potential clients who may be in favor of outright purchases. Wisconsin Lakefront Property
The value of land is of great importance since its quantity cannot be increased. To be in possession of any type of recreational land in America is a status symbol. In the Midwest alone there are more than 20 million people contending for the few remaining lakefront properties, as this property is turning into a rarity very quickly. Wisconsin lakefront properties are becoming hard to find, if not impossible. Properties with brooks, streams and small ponds are becoming scarce, and hence the request for attractive parcels is ever increasing.
As far as lakefront property is concerned, Wisconsin has a lot to offer in terms of variety and quality. Geneva Lake is the second-deepest lake in Wisconsin, and property on its shores is particularly popular. It provides a taste of splendid scenic beauty. This lakefront provides some of the best properties with a reasonably priced investment, and taxes are not too high.
There are other lakefront properties next to the No-Wake lakes, where one can enjoy camping, hunting, and fishing without any disturbances since the area around is extremely quiet. There are fly-fishing streams close by where one can experience canoeing and kayaking. Winnebago, Wisconsin's largest lake, offers some very beautiful lakefront properties which are charming and pristine. Apart from these, the Green Lake, which is the deepest and also one of the most gorgeous lakes of Wisconsin, has a few rare and expensive pieces of lakefront property. One can find some of the most magnificently clear views of the Green Lake. Peaceful waters and a shallow shore provide safety for children to swim.
For someone who is looking for a lifetime of tranquility and fun, Wisconsin lakefront property is the option to look out for.

A Shocking Report on Low Back Pain Problem in Children
Why low back pain is increasing amongst kids.
Low back pain, neck pain in children is increasing in an alarming rate and back pain is no more a problem of old and obese people. Degenerative disc disease is actually a form of arthritis and has identified to be a common cause of lower back and leg pain in children Even 50 years before back and neck pain was a rare pediatric condition.
Recent statistics shows that low back pain is responsible for approximately 23% of most school absenteeism and the number becomes 29% once we include sports injury.
Parents need to address the pain management of their kids properly because childhood low back pain triggered depression and other psychological problems.
Prime Causes of Low Back Pain in Children?
Poor posture, misalignment of vertebrae, trauma, emotional stress and sports injuries, have the same affect on children and adult.
Today's children carry backpacks that weigh 10-20% of their body weight and carrying of this extra weight normally triggers the neck and back pain.
A research was conducted in England involving children between the ages of 11 and 14 to find out the relation between low back pain and stress amongst the kids and teenagers. Research report shows that revealed that children with higher levels of psychological and social challenges are much more likely to experience low back pain than their peers.
Should You Consult Chiropractic For Back Pain
If you consult an Orthopedic Care unit, possible common treatments will be Cortisone Shots, Anti-inflammatory Drugs or back surgery. All of these has side affects and requires recovery time.
One of the most popular treatments for back pain is Chiropractic Care. The chiropractic approach consists of physical manipulations of bones and joints in an attempt to line things back up and it?s recommended typically 2-3 times per week.
Chiropractic treatment is an excellent way to enjoy natural relief of back pain. A professional chiropractic doctor can address subluxation (where vertebrae become misaligned) with great success. A proper attention to subluxation also helps to address frequent earaches, headaches, infant colic, and neck pain and carpel tunnel syndrome
If your child is suffering back pain due to vertebral misalignment, chiropractor will painlessly adjust the vertebral column without potentially harmful drugs or invasive surgery. Chiropractor will recommend appropriate exercises to relieve low back pain.
Arindam, Author of this article is suffering from lower back pain for last 5 years. I practiced simple yoga regularly and attended chiropractic session thrice a week for last 1 year. I learnt the chiropractor techniques heal with your hands and ecome-a-chiropractor to manage my own back pain effectively. I recommend you should take your kid to a professional chiropractor for a better alternative treatment. You can drop by http://www.find-a-chiropractor.info to know more on pain management

Nearly Everyone Uses It and So What?
Occasionally a prospective client comes to me very gungho about getting publicity and declares that they envision coverage in every major newspaper in the country and on every network broadcast. After all, their logic runs, our product is something everyone uses -- we have close to 150 million customers a year in the U.S. alone.
Whoa! I reply. That's not enough of a reason for the media to do a story. Nearly everyone uses a toothbrush and a wallet of one sort or another, but how often do you see stories about either of those items in the papers or on the nightly news? Prevalent doesn't mean interesting or timely. So let's brainstorm about what would entice the media to consider something about your item newsworthy.
By putting a spin on something ordinary, or identifying some unusual aspect of something ordinary, you have a good chance of getting major media hits. For instance:
* Create a controversy. E.g., claim that 90% of Americans use each toothbrush far too long.
* Give an award. E.g., a prize for the world's rattiest wallet.
* Offer surprising facts about your product. E.g., how long ago people were using toothbrushes surprising similar to today's.
* Show an unexpected clientele using your product. E.g., wallets for toddlers or for nudists.
* Piggyback on the news. E.g., play up the connection if there's a toothbrush scene in a new feature film or a popular sit-com.
* Do a survey. E.g., what percentage of people never leave the house for any purpose without bringing their wallet.
* Compile a set of useful tips. E.g., ten ways you should never use a toothbrush.
* Donate your product or a gift certificate to a good cause. E.g., a new wallet for every high school graduate in your home town.
* Offer a freebie. E.g., a free call-in line for questions about dental hygiene.
* Invent a new use for your product. E.g., wallets designed for efficiency at security checkpoints.
* Tie your product to economic trends. E.g., what toothbrush sales reveal about recessions and economic booms.
* Do something anachronistic. E.g., create wallet carriers, which a butler can hold out for the man in the house when he comes home from work.
* Sponsor a charity event. E.g., the Toothbrush Ball.
* Do something about your environmental impact. E.g., recyclable wallets.
* Celebrate an anniversary. E.g., your 10 millionth toothbrush sold.
* Create regional variations. E.g., the Tall Texan wallet, the Seattle Surprise, the Plains Packer.
* Get offbeat endorsements. E.g., from a punk rocker, a bartender, a has-been politician for your toothbrushes.
* Feature employees with stories. E.g., an over-80 wallet designer, marketing vice-presidents who are twins.
* Run an event for kids. E.g., develop a show that travels to day-care centers on how to brush teeth.
Once you have a newsworthy angle, then the ambition to get your story into every household in the country makes more sense!

Electronic Backgammon
In some games, the winner is the person with the most game pieces left on the board. In backgammon, however, your goal is to be the first player with no pieces on the board.
In its original form, backgammon is a board game played by two people. In electronic backgammon, one person can play against computer software. The added benefit of playing electronic backgammon is that you can incorporate extra levels of excitement. Playing against the computer, you can choose an easy game, or play on a more challenging difficult level.
The nice thing about electronic backgammon is that you can play it anywhere. It's fun to play in the car or on the bus, at school or at home. There are no loose pieces to drop and misplace, and everything you need is always there when you're ready to play.
You can play electronic backgammon anytime you want, without searching for a partner to give you a challenging game.
There are a lot of basic similarities between electronic backgammon and the classic board game. Game play, rules and strategies remain the same. However there are some benefits with electronic backgammon that the original version just can't offer. With electronic backgammon, you can start a new game whenever you want, and turn the game off any time you need to. You can save a game to finish later on. There are also a few rule variations with the electronic game. You can decline, accept and even take back a move. You can ask the computer for a hint, double a move and choose the difficulty level you want to play at. Electronic backgammon allows you to make multiple moves at one time, something that your real-life partner would never agree to. Some electronic software allows you to verify whether a move is playable. These benefits make electronic backgammon a great way for new players to learn the strategies and rules of the game.
Backgammon has been enjoyed by generations, and electronic versions have introduced backgammon to a new generation of gamers. Onscreen, backgammon looks a lot like other favorite games; with pieces that look like checkers, stones or coloured dots. You will see dice that are used to generate random moves, and to help you when you just don't know what move to make.
If you have never played a game of backgammon, the electronic version is a great place to start. With easy beginner mode you'll learn the rules quickly, and the software will offer hints when you need them. Try electronic backgammon, the classic board game, or search for fun multiplayer backgammon games online. Fun to play, good for your brain, backgammon is a real winner.

Stroller Types Explained
There are many different types of stroller, each one designed to meet a specific need. Often families will own one or more of these strollers and use them as and when the need arises. This article will attempt to explain the main types of stroller to help you decide which stroller is right for you and your family. It will also briefly explain the advantages and disadvantages of each type. The types of stroller discussed are:
- lightweight or umbrella strollers
- standard strollers
- double, triple or quadruple strollers
- jogging or all-terrain strollers
- travel system or car seat strollers
Lightweight strollers, sometimes known as umbrella strollers, are as the name suggests, light in weight and therefore easily stored and convenient to use. They lack some of the features of their more heavyweight counterparts. These strollers are not suitable for younger infants (4 months and under) because they often, but not always, lack a good quality reclining seat. They also lack durability and comfort. However, they are perfect for short trips to the shopping mall or for traveling because they are so lightweight and convenient. They are an economical and can easily be used as a spare stroller for those quick trip occasions. An example of a lightweight stroller would be the Zooper Swing.
The standard type of stroller are your everyday strollers. They are heavier than the lightweight stroller and can come equipped with an array of features such as toy bars, snack trays, drinks holders, etc. They are more versatile and invariably have more comfortable seating, better maneuverability and a larger storage capacity than lightweight strollers. As they are heavier and larger, they are not as convenient to store and can be more trouble than they are worth for the short trips. They are more comfortable, safer and come in a variety of styles and colors. They are more expensive than lightweight strollers but are well suited for family outings, traveling and most everyday activities. The Zooper Waltz or the Zooper Tango are examples of standard strollers.
Double, triple or quadruple strollers are, as their names suggest, for those of you with more than one child. They tend to be more bulky , for obvious reasons. Serious consideration must be given to the seating arrangements for these types of stroller. Some strollers allow children to sit next to one another and others allow children to sit one behind the other or in tandem. Which you choose depends on whether you want your children to ?socialize? with each other or to be kept apart. It should be remembered that having a side-by-side seating arrangement can cause difficulty in maneuvering, due to the extra width. On the other hand, a tandem seating arrangement can cause arguments about who gets to sit up front! Remember to choose reclining seats for younger children.
Jogging or all-terrain strollers are not just for the health nuts amongst you. They can be very useful for those of you who simply like to get out about more often, in parks or just about anywhere. The main features to look out for in this type of stroller are their wheels, suspension and steering capabilities. They make excellent everyday strollers but can sometimes be bulky and difficult to fold and store. These type of strollers are not recommended for children under six months old. The Zooper Boogie is an example of a jogging stroller.
Travel system or car seat strollers offer convenience for busy parents. Basically, they consist of seats that can be easily attached to your stroller and your car. No need for two separate, and sometimes costly, seats. Before buying this kind of stroller you must check the compatibility of your car.
Manufacturers are creating innovations to stroller models yearly, making it very difficult to choose from the vast array of features and models out there. Choosing the right type of model is the first important step. Work out what type of stroller meets you needs best. Are you looking for versatility or a stroller for a specific task such as shopping or jogging? Remember, sometimes, it may even be necessary to purchase more than one stroller type.

A Bad Real Estate Market Can Allow You to Quit the Rat Race in 1 Year!
JP Morgan, an original Robber Baron and one of the richest men of his time said it best. ?The time to buy is when there is blood running through the streets!? While the blood is not running through the streets yet, it is trickling!
- Housing appreciation is flat or even negative in some formerly hot areas
- Time on market, the amount of time it takes for a property to sell is increasing dramatically across the country.
- Inventories of unsold homes are up 30-50% nationally
- Developers and builders are offering deals unheard of 1 year ago
Also, historically, more mortgages go into foreclosure at 3-5 years after origination than in any other period of their terms. More than ? of all mortgages in the US were taken out in the last 3-5 years. Another negative factor is that, according to one study, almost 50% of all homeowners have less than 25% equity in their homes.
This has come about because of the large numbers of home buyers that put zero down when they purchased and the fact that homeowners pulled out $333 Billion in cash with refinances in the last 3 years. If someone, particularly an investor, (nearly 25% of all purchases were investors over the last 3 years!) can no longer afford their mortgage payments and they have little or no equity, they will not have much incentive to try to hold on, meaning foreclosures will soon spike. Many, many people will be trapped in their homes by the foregoing circumstances. They will not be able to sell:
- Real estate agents will not list their properties if they have little or no equity as they see no means of collecting their fee
- They will not be able to reduce their selling prices without having to bring cash to the closing to pay closing costs, cash they probably don?t have.
- The market will be cluttered with similar properties for sale
- Investors will not be interested in their properties because there is no equity
First, you sell the property! You line up Motivated Buyers as your potential clients.
Then, you find a Motivated Seller and acquire his property Next, you put the Motivated Buyer into the property as the new owner with a private, seller financed mortgage.
Lastly, you collect Automatic Income for the next 5-10-20 years or more while your buyer handles all the maintenance and other duties any home owner is faced with OK, what is a Motivated Buyer and how do you find them? A Motivated Buyer is someone who can not or will not pass the bank?s scrutiny to qualify for a mortgage. These may be owners of small businesses, especially if they are cash based. They could be self employed professionals or even foreigners. They could also be people with really stinky credit! These people will jump at the chance to buy a property with private, non-bank financing and will pay you a premium for the opportunity. To find them, you simply run an ad highlighting private, seller financing. Something like:
Owe too Much to Sell Your Home?
Investor can help! XXX-XXXX
You won?t need money to acquire these homes in most cases! Have a lawyer or a person experienced with land trusts, set one up for you. This is the secret that makes this strategy work. The land trust will allow you to take over the property and sell it without paying off the seller?s mortgage!
You tack on a profit for yourself and this total becomes the Motivated Buyer?s new mortgage, less the 5-10% cash down payment you require upfront on the new purchase price. Your buyer moves in and makes payments to you until he pays your mortgage off. You take his payment and pay the seller?s original mortgage. You pocket the difference. Let?s look at the potential.
You pick up and sell 1 property per month after a 2 month learning curve. The properties average $250,000 each in market value. They produce $300 per month in positive cash flowYou receive $10,000 cash down payment from each one With 10 of these, you have:
An income of $3,000 per month, or $36,000 per year. You received $100,000 in cash down payments$2,500,000 in assets, with equity accruing monthly as the mortgages are paid off Could you Quit the Rat Race with $130,000 per year? No? Repeat the above!
