Sarasota Housing Market: Behold the "ThreeBuyer" Rule

The buyer, appraiser and underwriter must all agree with the price of the house before it can go to settlement (particularly if there is no large down payment involved.) Here's how it happens.

Buyer is First

When you visit the grocery store and examine the prices of produce and goods, you normally do not walk up to the check out and bargain the price listed on the sticker. The eggs are $1 per dozen all day long and most everyone will pay that amount or go without eggs.

In real estate (and other large investment items), the price is not necessarily what one is going to pay. It is merely the list price or asking price set by the seller. While Sarasota real estate agents may have some sort of control in determining if a house is overpriced or under-priced, they are not the ones buying the house. Hence, the real decision maker is the buyer. Thus, the buyers must be confident enough that the asking price and the terms almost certainly reflect the real market value of the house.

The savvy real estate seller will make sure that the asking price is as close to the realistic price in order to draw offers. Particularly, in a transitional market or dropping sales price environment, such as the Sarasota housing market at present, do not squander time holding off for the ?right? buyer to come along and pay the price being asked for. The smart real estate seller will realize what the price trend is and move in front of it.

Sellers over the last few years in the Sarasota housing market have had the benefit of price trending upward. Negotiation for buyers seemingly went up on its head?You want $350,000. What, are you crazy? I'll pay $375,000 and not a dollar less. Of course, they got beat out by the guy willing to pay $400,000 and include a vacation for the sellers.

When the Sarasota housing market begins to trend downward, a seller must get at the forefront of the trend. This is even more important than a market heading upward if you do not want your house floating on the market over a long waiting period. Every week you wait, you literally lose money, which sometimes could be thousands of dollars each week. Do not wait. When prices trend downward, sellers must forget what their neighbor's sales price was two months ago. It certainly has no bearing the day you receive your contract.

The moral here for the seller is that the buyer must believe the house is worth the asking price. Next, one has to convince the appraiser.

Appraiser is Second

Despite what others may believe, the appraiser is the most important visitor who is going come by your house. Sometimes even the appraiser understates his or her visit to the property.

If you have to impress the buyer to persuade him or her to write a contract, then you better mesmerize the appraiser. This is the person who is going to take a first stab in confirming that the buyer and seller have come up with a realistic price for the property.

With a contract price of $351,990, you want an appraisal of at least $351,990. If the appraisal is high, it has no bearing on the contract. If the price comes too far below, and the buyer does not possess enough down payment funds to cover the difference, then the seller and buyer will have to renegotiate who is going to absorb the financial hit to make the loan work. Is the seller coming down in price, the buyer up in price or are they going to split the difference?

Underwriter is Third

Finally, one has to satisfy the person in the back office?the underwriter of the mortgage. Underwriters calculate the risk factors for the lending company or group of investors. If they underestimate the risk of default on a loan and the buyer indeed defaults on the mortgage in time, then either their investors lose or they must sell the loan at a loss. Because of this, while they are not on the street monitoring if prices increase in the Sarasota housing market and if their analysis reveals that the house may not be worth what the contract is asking, they can withhold the loan process and the negotiations must start anew.

Let?s say I want to sell my house for $1 million. The problem is, while I might think it is worth that amount, I keep running into buyers who disagree. Thus it is worth $1 million solely in my perception.

I therefore have to satisfy three other people to get my price. In pricing my property, I must keep these three other people in mind if I want my ?asking? price to become my ?sold? price.

Airsoft vs. Paintball

Airsoft and paintball are pretty similar sports, and they can be played exactly the same way. There are a few key differences, such as that airsoft is used more in military and law enforcement reenactments than paintball. In this sense, gameplay can differ, but people use paintball guns for reenactments as well (just not as often). If you look at the big picture, the games aren?t that different, but sometimes strategy and tactics must be changed depending on the specs of your and your opponent?s gun.

The guns used in airsoft and paintball differ greatly. Paintball guns have a hopper that you pour paintballs into, while airsoft guns use clips. Therefore, loading and unloading is usually easier in airsoft, as is carrying around extra clips. In paintball, you need to have a vest or belt to put large cylinders of paintballs into. That doesn?t mean that airsoft has paintball trumped in this category. Paintball guns can usually carry more ammo than an airsoft gun, and you can still reload relatively quickly.

Ammunition; paintballs in paintball, 6mm BBs in airsoft. This is an important thing to consider. In a forest, there are many tiny branches that can break paintballs, thus stopping them from reaching their target. You have to find a very open area without any obstructions. Airsoft pellets are very small and the likelihood of them hitting tiny obstacles is miniscule. Also, in many cases they can be more accurate than paintballs, so it may not take as much time for a game to end as it might with paintball. The speed, in FPS, of airsoft is also usually higher (between 300fps and 400fps). It can be as low as 120fps, but that isn?t very efficient in an airsoft game. Paintballs can also be dodged; it doesn?t happen often, but if you see one coming toward you in advance it is easy to move out of the way. Airsoft pellets are too small to see at a high-speed, and dodging is basically out of the question. Therefore, overall, in the case of ammunition, airsoft has the advantage.

The next item on the list is maneuverability. Airsoft guns are definitely easy to hold and run with, while with paintball there are big and bulky external CO????????????????????????2 and N2 (or compressed air) containers. Also, the hopper can sometimes get in the way. One gets used to how paintball guns are made, but shooting an airsoft gun is, well, somewhat of a relief. Some people have made advanced apparatuses where CO?2 is on their backs, and a tube from the paintball gun coils around into the tank on their back. I personally saw a man with two paintball guns, each with two tubes extending from the guns to the back-CO2 tanks. It was pretty cool. Anyways, it is clear that airsoft beats paintball in maneuverability.

Another important thing is maintenance. Paintball guns you do need to oil, clean, and of course refill CO2? (depending on how much you play, frequently). If you have a gas airsoft gun, that will also needed to be refilled, but electric and spring airsoft guns require no gas at all. Both kinds of guns can break if not properly maintained. Paintball guns need the barrel regularly cleaned, although that is relatively simple. Most of the time, paintball guns have more parts than airsoft guns, and they may be more costly to repair, but crucial problems rarely occur in either gun type.

The thing about airsoft is people can cheat very easily. In paintball, the ball explodes and the paint is very visible on the person. Sure, one could wipe off the paint, but people rarely risk it because if they are caught, well, they are in trouble. However, somebody can get hit in airsoft and just shake it off. If there are two very competitive people playing, and they keep getting hit, one or the other can?t really prove it, unless they are close enough up to see the pellet hit the person. Airsoft relies on the honesty system, and sometimes that isn?t enough. 6mm paintballs are always an option, but they can break in the barrel, and that causes problems.

The superior product really is a matter of opinion, as there is no clear-cut winner. Each type of gun has its own advantages and disadvantages. Usually, if you start with paintball, you?ll stick with paintball, and likewise with airsoft.

Good day Nancy and thank you for agreeing to participate in our interview. 

Norm: 

Nancy, could you tell us something about yourself and how did you become interested in setting up Adventure Travel Media Source? 

Nancy: 

I had been doing general marketing consulting for a variety of clients, including guest ranches, river rafting companies and B&B's.  In the course of this, I realized over many years that the best thing I could do for them as far as marketing was to get editorial coverage for them.  I eventually made the decision in 1999, to switch to doing media relations exclusively.  That's when ATMS was born. 

Norm: 

What are the principal objectives of ATMS? 

Nancy: 

To obtain quality editorial coverage for our clients in targeted publications.  To provide employment for a team of talented people and allow them to grow and develop skills in the media relations environment.  To serve the publishing industry by providing them access to and information about unusual trips and destinations; and to be a participant in the global community of adventure travel and ecotourism. 

Norm: 

Have you found that adventure travel today is much more popular than it was several years ago, and if so, what do you attribute this to? 

Nancy:  

Adventure travel has become a very popular form of travel, making it the fastest-growing segment of the travel industry for the past 5-7 years, according to various industry specialists.  Adventure travel takes many forms and can mean anything from a bus tour through a national park to extreme mountain climbing in Nepal.   

The reasons for this are many including the fact that the baby boom generation has had access to travel during their lives.  They tend to be well education, high wage earners and very curious about the world around them.  These tendencies make them a natural for adventure travel where they can do such things as: a cooking school in Provence, a bike tour of the Canadian Rockies, a safari to Kenya, an adventure cruise to the Galapagos, a backpacking trip in Moab, skiing in Jackson Hole, wildlife expeditions to Churchill, Manitoba to view Polar Bears, a Native American guided tour of the Ute Tribal Park, etc.   

No more are travelers content to drive through Glacier National Park- they now want to hike the glaciers, view wildlife and learn to fly fish on their vacation.  These factors have led to the genre of adventure travel. 

Norm: 

No doubt, you have experienced many adventure experiences. Which ones would you consider to be your favorites and why? 

Nancy: 

My personal favorite adventure is whitewater rafting.  I did not begin adventuring until I was 40 and recently divorced.  I took my first week-long rafting trip on the Main Salmon River in Idaho with a client.  I was frightened to death and determined that I would do it and survive. 

I did survive the River of No Return and have now done that trip 13 times as well as the Middle Fork of the Salmon, many stretches of the Colorado River as well as other rivers. 

River trips are wonderful because they include many other elements such as hiking, fly fishing, wildlife viewing and camping.  I also enjoy hiking, camping and fishing with my husband, riding horses, snowshoeing  really anything that takes place outdoors, in nature, and involving some activity or personal challenge.  I'm a 58-year-old grandmother and if I can do it, anybody can! 

Norm: 

Readers of Sketchandtravel.com are always on the lookout for unique romantic getaways. Would you be able to recommend five adventure tours that you would not only consider to be adventurous but also romantic? 

Nancy: 

  • Lapa Rios Eco Lodge in Costa Rica is a spectacular and romantic destination.  It is located on the Osa Peninsula of Costa Rica so there is plenty of surfing, wildlife tours, hiking and water sports available right outside your door. Its Idaho's own little mountain kingdom  perfect for a romantic getaway. 
  • Canyon Villa in beautiful Sedona, AZ, is located right on the border of the Coconino National Forest.  Of course, everyone knows that Sedona is a getaway for the rich and famous and you don't have to be rich OR famous to stay at this beautiful Inn.  It's a hideaway just for the two of you and when you're ready to peek outside your door, you are surrounded by the red rock beauty which beckons you to come out and play.  Options include jeep tours, horseback riding, golf, tennis, and spas, biking, hiking and shopping at Tlaquepaque, a unique arts and crafts village with shops, galleries and fabulous restaurants.

What does travel mean to you?

How many months of the year do you devote to travel?

It varies, according to my business, but counting both business and leisure travel, probably about 5-6 months are spent on the road. 

Norm: 

What advice would you give to anyone who never experienced a travel adventure tour and would like to try it? 

Nancy:  

Be sure to go with a reputable outfitter or operator.  Try something you've always wanted to do the options are limitless!  Ask for references from others who have traveled with the company you are considering booking with.  The company will provide you with lists of what to wear, what to bring and what to expect.  If they do not answer your questions and treat you with courtesy and kindness go to someone else. 

There are resources out there that provide professional credentials to outfitters America Outdoors, the Dude Rancher's Association, etc.  They will work with you to find the right trip and the right outfitters or operator.

I have had a much more wonderful life in the years since I began adventuring.  Experiential travel is so fun and exciting.  I've met wonderful people and it has enriched my life beyond measure.  I encourage everyone to get out there and learn about our world, about the cultures of the world, about nature and wildlife.  It will make you a better citizen of the planet earth!

2. Which seating design would best suit your needs?


Double strollers come in two seating designs: tandem (one seat in front of the other) or side-by-side. Both designs have their advantages and disadvantages, so it's important for you to think carefully about what your lifestyle will be like with twins or two children of different ages (although this is not easy to do before actually living through it!).


3. What are the ages and temperaments of your children?


Your double stroller needs will be slightly different if you're the parents of twins than if you have a baby and an older child. Some double strollers are true twin strollers, meaning they have features that are meant to accommodate two children of the same age, such as the ability to clip in two infant car seats. There are also double strollers that are designed so that a toddler can sit in the front seat where he can have a better view and more legroom while baby brother or sister sleeps comfortably in the fully reclining rear seat.


Many parents find that side-by-side double strollers help keep the peace between children because they prevent arguments about who gets to sit in the front seat. On the other hand, being side-by-side can also create other problems with the two children sitting in such close proximity.


4. How often are you going to use the double stroller?


If you're only planning on using a stroller for quick errands to the mall a couple times a week, you don't need to purchase a heavy-duty, high-end double stroller with all the bells and whistles. However, if you like going for walks or runs on a daily basis, or if you go out with your children often and for long periods of time, you should consider getting something that is comfortable and durable, since double strollers take twice the abuse of single strollers.


5. Who will be using the stroller?


Keep in mind the height and stride of the person or persons who will be using the double stroller the most, as well as their physical strength. It's no fun pushing a stroller with a handle that is too low or too high for comfort and neither is folding and picking up one that is cumbersome. It's true that double strollers are heavier and bulkier than single strollers due to their very nature, but there are models on the market that are easier to handle than others.


6. What features are you looking for?


Do you want a simple, no frills double stroller, or something with lots of comfort, durability and storage space? This brings us back to the types of activities you do most often. It's very disappointing to purchase a stroller and then realize that its features don't meet your needs as well as they could have.


7. How much space do you have for transporting and storing it?


With a few exceptions, double strollers take up a lot of room. The size of your vehicle may be a big deciding factor when choosing a double model. Make sure it fits! Also, take into account where you will store the stroller at home.


8. What can you afford?


This is probably the most important question of all. Think carefully of your present and future stroller needs with your two children. What is the minimum you are willing to live with? Can you afford to pay for a higher quality double stroller that will make your life easier in the long run, or are you willing to take your chances with a budget stroller that may break down before you're done using it? For twins, a double universal car seat carrier (stroller frame) is an inexpensive alternative to buying an actual stroller during the infant stage if you're yet not sure what you'll need later on.


Once you've determined what you really need, then you can begin researching the various brands and models that are on the market. You will be able to quickly eliminate double strollers that don't fit your criteria, making the whole process a lot easier and less time-consuming.

I was invited to my sister?s baby shower recently and in the process, discovered my next business venture?diaper cake making!


I had rushed to the store, the day of the event of course, and bought the customary bib and pacifier set for baby, along with a nursing bra for mom, plopped them in a gift bag with tissue paper poking out of the top and arrived fashionably late, fingers crossed that this was a catered affair.


I noticed a beautiful cake on the gift table almost immediately and wondered why it had been placed there, amongst all the presents. As hungry as I was and seeing no catering truck or staff, I figured this was a fortunate over-sight for me and inched my way closer to the cake to swipe a finger full of icing to stabilize my blood sugar.


Much to my dismay and weakening knees, I discovered the cake was made out of diapers. As dumb as I thought this was, I couldn?t help but look at the darned thing in utter amazement. My dear friend Leslie informed me Ms. Matilda had made it by hand and was, at least in the opinion of most of the party goers, a pompous show off and was currently receiving the cold shoulder from everyone aside from the appreciative mother to be.


As is my nature, I cornered Matilda and raved over her diaper cake in order to get information on the cost and exact construction procedures used to make this unique gift that had so many women upset, and out-shown. I saw business opportunity here and I wasn't letting Matilda out of my sight until I had the information I needed to formulate a business plan to sell diaper cakes!


When Matilda told me these things frequently go for over $100 on the internet I new I had a winner. She told me she had spent about fifty dollars on the diaper cake she made but that it was just jam-packed with all kinds of little baby goodies?and that gold cloth certainly is not cheap, but neither was she, so no expense was spared in it?s construction.


I waived her away and immediately called my daughter to see if she could find any diapers lying around the house. She told me no one in our house wore diapers anymore, not since grandpa Joe had moved back in with daddy down at the apartment complex.


Baby diapers I screamed! I need baby diapers!


Guest were looking at me uneasily, backing slowly away, so I quickly apologized and said I wasn?t feeling well and that I needed to leave. I kissed my sister goodbye, snapped a picture of the diaper cake with my cell phone and rushed off to the Warehouse Super Store to pick up a pallet of baby diapers.


I tend to get a head of myself when I think I?ve got a great idea and there is money to be made. Unfortunately, Matilda obviously had much better diaper cake making and decorating skills than I because my first few attempts at this seemingly simple process was anything but.


So, off to the internet I went in search of diaper cake making instruction. To my amazement, there was actually information on this subject matter meaning there was obviously a market for someone who may want to do this as a business.


I picked up some tutorial videos and was quite amazed just how far you can take a diaper cake. I started off with some basic plans and worked my way up to a seven tier diaper cake master piece that I later sold for $250.00!!


Of course you are going to have to find an upscale client to purchase such a cake but they are certainly out there. Baby showers are a pretty big deal to a whole lot of people and they spend a fortune making sure everything is just right.


Throw in the fact that most moms to be cannot eat a lot of sugar and this diaper cake is an amazing option to your traditional, calorie laden baby shower cake!

Seven Solo Backpacking Tips

Solo backpacking means peace and quiet. No one to talk to means no words are put between you and the beauty around you. The miles just flow. It's entirely up to you to say when you eat or take a break. Want to jump in that alpine lake? It's your decision alone. It's a unique experience.

A solo backpacker also is vulnerable. Twist your ankle, and there's nobody there to help you. Have you ever been stuck alone without food for days? How can you make your solo backpacking trip safe? You can't. It's inherently more dangerous to go alone into the wilderness. What you can do though, is make it safer.

Some Solo Backpacking Tips

1. Tell someone where you'll be, and when you expect to return. It's probably best if you leave a map with them, and let them know who to call if you don't return on time.

2. Bring a cell phone. I don't do this yet myself, but many lives have now been saved by cell phones. Turn it off and put it in the bottom of your pack so it won't bother you.

3. Bring the usual safety items (matches, 1st aid, iodine tablets, etc), but double-check to see if they are there and in working order, as you'll have nobody elses supplies to back you up.

4. If you're not sure of your abilities, or have a bad knee or other potential problem, stick to well-traveled trails. On many routes, another backpacker will be by every hour. That's good to know if you're in trouble.

5. Learn well how to read a map and use a compass. If you are two miles off route and can't get a signal on your phone when your knee gives out, you're in trouble. Even if you like to wander, you should be able to know where you are on the map for safety.

6. Know your abilities. Don't plan on twenty-mile days if you haven't done them before.

7. Learn to lighten your load. When you're alone, you lose the efficiency of sharing the load for stoves, tents and other common items. It's easy - and dangerous - to become overloaded when yours is the only backpack. You might want to read up on ultralight backpacking.

Solo backpacking is riskier, but for some of us, it's well worth the risk. Try it, and you might agree. Just be sure to take the necessary precautions.

Easy alternatives to petite jeans


Swimming in extra denim? Tips and tricks for short women to step out of the denim puddle. It's hard being short in the world of fashion jeans today and most petite jeans just don't cut it. There are a lot of styles out there that will work for you, including two of the hottest looks right now.

Struggling to find a great pair of short jeans? When the average woman in America is 5'4, why are all the cool jeans made for those 6' amazons? Really, who has a 35 inseam? It's hard being short in the world of fashion jeans today and most petite jeans just don't cut it. Yes we have staples and masking tape for those quick hem jobs, and yes we could make a quilt with all the hems that we've hacked off, but those are small comforts when you want to look great right off the rack. What is a short girl to do?


Tips for the not so tall


Let's start with style. There are a lot of styles out there that will work for you, including two of the hottest looks right now.


Those great skinny styles you've been seeing everywhere are often shorter in length, a big plus for you. If they're still too long, scrunch them up around the ankle it's the chicest way to wear them.


Straight leg styles are also back with a vengeance, they look great cuffed up and a cuff is the quickest route to a short jean without a visit to a tailor (just be sure that your cuff is not too wide). Pair them with heels or a nice pointy toed flat that will visually extend the length of your leg. Straight is also easy to hem.


Wear your jeans slightly longer; about ? from the ground with your heels on, it will maximize your leg length.


Look for a crease detail on the leg. A vertical fade or crease down the center of the pant leg adds visual length and slimness to your leg.


Look for clean, dark washes, not so hard these days. A uniform color from waist to hem will make your legs look longer and has the added benefit of making you look slimmer.


Avoid super low rises. A mid rise with a slight upward tilt at the back waist is another great leg lengthening trick.


Stay away from wide leg and trouser styles with heavier hem details. They will add bulk to your shape making you look shorter and wider than you really are.


Cut it off


If all else fails or what you love only comes in a long length, pay to get your jeans shortened! It is definitely worth the $10- $15 bucks extra to get a great looking jean.


There are some tricks to choosing a jean style that will shorten well without loosing it's cool.


Choose a flare leg style to start, once you shorten it 2-3 you'll be left with a great looking boot cut.


Pay attention to where the knee breaks. Most designer jeans have placed it fairly high so it will still work with your shorter proportions. If it's lower, you run the risk of it being too low for you, throwing off the proportions of the jean.


The same goes with wash and sandblasting details, make sure that they are not placed too low on the jean. They will look all wrong after you hem. Don't, however, worry about wash and distressing details at the hem. A good tailor will be able to preserve the original hem on your newly shortened jeans.


You can check the proportions when you are trying on the jean by folding up the leg to your desired length (it works best to fold to the inside of the pant), and make sure you have on the right shoes!


Off the rack


Look for brands that do offer shorter length jeans. We're not talking petites jeans here; those are usually the frumpy styles that you wouldn't be caught dead in. Since you are an online shopper, that is where you will have the most luck, even if the shorter length is sold out in the store, you will find it easily on the web.

Commonly Available Cotton Sheets and Bedding May Be a Severe Health Risk

My mother used to tell me, There are two things in life for which you should spare no expense, your bed and your shoes. Her reasoning was that if you are not in your bed, then you must be in your shoes, and your health and quality of life is greatly affected by either one. In this article I will discuss the first half of this equation, the health of your bed, which affects all aspects of your physical and mental performance.



I have written other articles on the importance of using an organic mattress, but it is equally important to use organic sheets, pillowcases and blankets on top of your bed because your bedding makes direct contact with your body for 8 hours every night. Just as using a natural mattress protects you from the toxic effects of petrochemical foams and polyester in conventional mattresses, organic bedding protects you from harmful chemicals present in most commercial bedding.

I am sure you are thinking, My current bedding is fine, it cant harm me, especially if I would wash it and change it more often. While I cant help you wash and change your bed more often, you need to know that most commercially available sheets and pillowcases are made from a 50/50 blend of conventionally grown cotton and polyester, which is not safe. Let me explain why:

Cotton is a very useful fiber that has many good qualities: It is hypoallergenic, it wicks away moisture well for a nice dry feel, it is relatively soft, and it washes and dries well. But cotton is also the most heavily sprayed crop on earth and 25% of the worlds pesticides are used for cotton production. These pesticide residues build up in cotton as it grows, and they can be transferred directly to your bedding when it is made from non-organic cotton. Once you sleep on this contaminated cotton, pesticide residue can pass through your skin and into your body.

Non-organic cotton is bad enough, but the polyester, which comprises the other 50% of your 50/50 blend bedding, is made from petrochemicals that shouldnt be anywhere near your body. Polyester contains chemicals caused phthalates, which are used to make the fibers more flexible, and these chemicals mimic the female hormone estrogen in the human body. Constant exposure to phthalates and other plasticizers in food containers, dinnerware, polyester upholstery and other sources, has been linked to cancers and the dramatic drop in male fertility that has happened during the last 60 years. Polyester also traps water vapor, which causes night sweats, jock itch and athletes foot. It is included in sheets because it is inexpensive and makes sheets more durable and wrinkle-free. But is this worth the potential health consequences?

The solution to this problem is to use organic cotton sheets and pillowcases on your bed. As the concern has grown over the pesticides in conventionally grown cotton and the phthalates in polyester, organic cotton bedding has become more widely available. Organic grown cotton is now being produced worldwide, from Texas to India. The organic cotton is woven into sheets and pillowcases that look and feel like commercially available bedding, without the pesticides and the polyester. I also find these sheets to be much more comfortable for sleeping because they dont trap moisture like 50/50 cotton/polyester blends.

Better organic sheets are pre-shrunk using steam and are totally machine washable and dryable. They have just a few more wrinkles out of the dryer than the 50/50 blends, but that is a small price to pay for a healthy bed. We can all live with some wrinkles, but we may not be able to live with cancer.

Manufacturers of organic cotton bedding include:

-EcoDownUnder, which is located in Sydney, Australia, which imports organic cotton bedding and bath linens to the United States.
-Native Organic, located in El Segundo, California, which makes organic cotton bedding and bath linens from Texas-grown organic cotton.
-Under the Canopy, located in Boca Raton, Florida, which makes organic cotton sheets and towels that are imported from Brazil, as well as organic cotton clothing.

Organic cotton sheets, pillowcases, mattress pads, and blankets from these manufacturers are now being sold across the United States through local retailers that specialize in natural fiber bedding. There are also a number of nationwide Internet retailers for organic cotton sheets and bedding, and one of the largest is Dax Stores.

Organic cotton sheets and bedding cost a little more than conventional bedding, but, like my mother said, you shouldnt be afraid to spare some expense your bedding because it will repay you with better health. I think your health is worth that extra expense, and so would my Mom, bless her heart.

When it comes to the topic of sports nutrition there are many myths and fallacies that float around like some specter in the shadows. They pop up when you least expect them and throw a monkey wrench into the best laid plans of the hard training athlete trying to make some headway.

Of all the myths that surface from time to time, the protein myth seems to be the most deep rooted and pervasive. It just won't go away. The problem is, exactly who, or which group, is perpetuating the myth cant be easily identified.

You see, the conservative nutritional/medical community thinks it is the bodybuilders who perpetuate the myth that athletes need more protein and we of the bodybuilding community think it is them (the mainstream nutritional community) that is perpetuating the myth that athletes don't need additional protein! Who is right?

The conservative medical/nutritional community is an odd group. They make up the rules as they go along and maintain what I refer to as the utritional double standard. If for example you speak about taking in additional vitamin C to possibly prevent cancer, heart disease, colds, and other afflictions, they will come back with here is still not enough data to support the use of vitamin C as a preventative measure for these diseases, when in fact there are literary hundreds of studies showing the many benefits of this vitamin for the prevention and treatment of said diseases.

And of course, if you tell them you are on a high protein diet because you are an athlete they will tell you, oh you don't want to do that, you don't need it and it will lead to kidney disease without a single decent study to back up their claim! You see they too are susceptible to the skulking myth specter that spreads lies and confusion. In this article I want to address once and for all (hopefully) the protein myth as it applies to what the average person is told when they tell their doctor or some anemic all you need are the RDAs spouting nutritionist that he or she is following a high protein diet.

Myth 1 Athletes don't need extra protein

I figured we should start this myth destroying article off with the most annoying myth first. Lord, when will this one go away? Now the average reader person is probably thinking who in the world still believes that ridiculous statement? The answer is a great deal of people, even well educated medical professionals and scientists who should know better, still believe this to be true. Don't forget, the high carb, low fat, low protein diet recommendations are alive and well with the average nutritionist, doctor, and of course the don't confuse us with the facts media following close behind.

For the past half century or so scientists using crude methods and poor study design with sedentary people have held firm to the belief that bodybuilders, strength athletes of various types, runners, and other highly active people did not require any more protein than Mr. Potato Head.....err, I mean the average couch potato.

However, In the past few decades researchers using better study designs and methods with real live athletes have come to a different conclusion altogether, a conclusion hard training bodybuilders have known for years. The fact that active people do indeed require far more protein than the RDA to keep from losing hard earned muscle tissue when dieting or increasing muscle tissue during the off season.

In a recent review paper on the subject one of the top researchers in the field (Dr. Peter Lemon) states ...These data suggest that the RDA for those engaged in regular endurance exercise should be about 1.2-1.4 grams of protein/kilogram of body mass (150%-175% of the current RDA) and 1.7 - 1.8 grams of protein/kilogram of body mass per day (212%-225% of the current RDA) for strength exercisers.

Another group of researchers in the field of protein metabolism have come to similar conclusions repeatedly. They found that strength training athletes eating approximately the RDA/RNI for protein showed a decreased whole body protein synthesis (losing muscle jack!) on a protein intake of 0.86 grams per kilogram of bodyweight. They came to an almost identical conclusion as that of Dr. Lemon in recommending at least 1.76g per kilogram of bodyweight per day for strength training athletes for staying in positive nitrogen balance/increases in whole body protein synthesis.

This same group found in later research that endurance athletes also need far more protein than the RDA/RNI and that men catabolize (break down) more protein than women during endurance exercise.

They concluded In summary, protein requirements for athletes performing strength training are greater than sedentary individuals and are above the current Canadian and US recommended daily protein intake requirements for young healthy males. All I can say to that is, no sh% Sherlock?!

Now my intention of presenting the above quotes from the current research is not necessarily to convince the average athlete that they need more protein than Joe shmoe couch potato, but rather to bring to the readers attention some of the figures presented by this current research.

How does this information relate to the eating habits of the average athlete and the advice that has been found in the lay bodybuilding literature years before this research ever existed? With some variation, the most common advice on protein intakes that could be-and can be- found in the bodybuilding magazines by the various writers, coaches, bodybuilders, etc., is one gram of protein per pound of body weight per day.

So for a 200 pound guy that would be 200 grams of protein per day. No sweat. So how does this advice fair with the above current research findings? Well let's see. Being scientists like to work in kilograms (don't ask me why) we have to do some converting. A kilogram weighs 2.2lbs. So, 200 divided by 2.2 gives us 90.9. Multiply that times 1.8 (the high end of Dr. Lemon's research) and you get 163.6 grams of protein per day. What about the nutritionists, doctors, and others who call(ed) us protein pushers all the while recommending the RDA as being adequate for athletes?

Lets see. The current RDA is 0.8 grams of protein per kilogram of bodyweight: 200 divided by 2.2 x 0.8 = 73 grams of protein per day for a 200lb person. So who was closer, the bodybuilders or the arm chair scientists? Well lets see! 200g (what bodybuilders have recommended for a 200lb athlete) - 163g ( the high end of the current research recommendations for a 200lb person) = 37 grams (the difference between what bodybuilders think they should eat and the current research).

How do the RDA pushers fair? Hey, if they get to call us protein pushers than we get to call them RDA pushers! Anyway, 163g - 73g = (drum role) 90 grams! So it would appear that the bodybuilding community has been a great deal more accurate about the protein needs of strength athletes than the average nutritionist and I don't think this comes as any surprise to any of us.

So should the average bodybuilder reduce his protein intake a bit from this data? No, and I will explain why. As with vitamins and other nutrients, you identify what looks to be the precise amount of the compound needed for the effect you want (in this case positive nitrogen balance, increased protein synthesis, etc) and add a margin of safety to account for the biochemical individuality of different people, the fact that there are low grade protein sources the person might be eating, and other variables.

So the current recommendation by the majority of bodybuilders, writers, coaches, and others of one gram per pound of bodyweight does a good job of taking into account the current research and adding a margin of safety. One things for sure, a little too much protein is far less detrimental to the athletes goal(s) of increasing muscle mass than too little protein, and this makes the RDA pushers advice just that much more.... moronic, for lack of a better word.

There are a few other points I think are important to look at when we recommend additional protein in the diet of athletes, especially strength training athletes. In the off season, the strength training athletes needs not only adequate protein but adequate calories. Assuming our friend (the 200lb bodybuilder) wants to eat approximately 3500 calories a day, how is he supposed to split his calories up?

Again, this is where the bodybuilding community and the conservative nutritional/medical community are going to have a parting of the ways... again. The conservative types would say hat's an easy one, just tell the bodybuilder he should make up the majority of his calories from carbohydrates.

Now lets assume the bodybuilder does not want to eat so many carbs. Now the high carb issue is an entirely different fight and article, so I am just not going to go into great depth on the topic here. Suffice it to say, anyone who regularly reads articles, books, etc, from people such as Dan Duchaine, Dr. Mauro Dipasquale, Barry Sears PhD, Udo Erasmus PhD, yours truly, and others know why the high carb diet bites the big one for losing fat and gaining muscle (In fact, there is recent research that suggests that carbohydrate restriction, not calorie restriction per se, is what's responsible for mobilizing fat stores).

So for arguments sake and lack of space, let's just assume our 200lb bodybuilder friend does not want to eat a high carb diet for his own reasons, whatever they may be.

What else can he eat? He is only left with fat and protein. If he splits up his diet into say 30% protein, 30 % fat, and 40% carbs, he will be eating 1050 calories as protein (3500x30% = 1050) and 262.5g of protein a day (1050 divided by 4 = 262.5). So what we have is an amount (262.5g) that meets the current research, has an added margin of safety, and an added component for energy/calorie needs of people who don't want to follow a high carb diet, hich is a large percentage of the bodybuilding/strength training community. here are other reasons for a high protein intake such as hormonal effects (i.e. effects on IGF-1, GH, thyroid ), thermic effects, etc., but I think I have made the appropriate point.

So is there a time when the bodybuilder might want to go even higher in his percent of calories >from protein than 30%? Sure, when he is dieting.

It is well established that carbs are protein sparing and so more protein is required as percent of calories when one reduces calories. Also, dieting is a time that preserving lean mass (muscle) is at a premium. Finally, as calories decrease the quality and quantity of protein in the diet is the most important variable for maintaining muscle tissue (as it applies to nutritional factors), and of course protein is the least likely nutrient to be converted to bodyfat.

In my view, the above information bodes well for the high protein diet. If you tell the average RDA pusher you are eating 40% protein while on a diet, they will tell you that 40% is far too much protein. But is it? Say our 200lb friend has reduced his calories to 2000 in attempt to reduce his bodyfat for a competition, summer time at the beach, or what ever. Lets do the math. 40% x 2000 = 800 calories from protein or 200g (800 divided by 4). So as you can see, he is actually eating less protein per day than in the off season but is still in the range of the current research with the margin of safety/current bodybuilding recommendations intact.

Bottom line? High protein diets are far better for reducing bodyfat, increasing muscle mass, and helping the hard training bodybuilder achieve his (or her!) goals, and it is obvious that endurance athletes will also benefit from diets higher in protein than the worthless and outdated RDAs.

Myth 2 High protein diets are bad for you

So the average person reads the above information on the protein needs and benefits of a high protein diet but remembers in the back of their mind another myth about high protein intakes. I thought high protein diets are bad for the kidneys and will give you osteoporosis! they exclaim with conviction and indignation. So what are the medical facts behind these claims and why do so many people, including some medical professionals and nutritionists, still believe it?

For starters, the negative health claims of the high protein diet on kidney function is based on information gathered from people who have preexisting kidney problems. You see one of the jobs of the kidneys is the excretion of urea (generally a non toxic compound) that is formed from ammonia (a very toxic compound) which comes from the protein in our diets. People with serious kidney problems have trouble excreting the urea placing more stress on the kidneys and so the logic goes that a high protein diet must be hard on the kidneys for healthy athletes also.

Now for the medical and scientific facts. There is not a single scientific study published in a reputable peer - reviewed journal using healthy adults with normal kidney function that has shown any kidney dysfunction what so ever from a high protein diet. Not one of the studies done with healthy athletes that I mentioned above, or other research I have read, has shown any kidney abnormalities at all. Furthermore, animals studies done using high protein diets also fail to show any kidney dysfunction in healthy animals.

Now don't forget, in the real world, where millions of athletes have been following high protein diets for decades, there has never been a case of kidney failure in a healthy athlete that was determined to have been caused solely by a high protein diet. If the high protein diet was indeed putting undo stress on our kidneys, we would have seen many cases of kidney abnormalities, but we don't nor will we.

From a personal perspective as a trainer for many top athletes from various sports, I have known bodybuilders eating considerably more than the above research recommends (above 600 grams a day) who showed no kidney dysfunction or kidney problems and I personally read the damn blood tests! Bottom line? 1-1.5 grams or protein per pound of bodyweight will have absolutely no ill effects on the kidney function of a healthy athlete, period. Now of course too much of anything can be harmful and I suppose it's possible a healthy person could eat enough protein over a long enough period of time to effect kidney function, but it is very unlikely and has yet to be shown in the scientific literature in healthy athletes.

So what about the osteoporosis claim? That's a bit more complicated but the conclusion is the same. The pathology of osteoporosis involves a combination of many risk factors and physiological variables such as macro nutrient intakes (carbs, proteins, fats), micro nutrient intakes (vitamins, minerals, etc), hormonal profiles, lack of exercise, gender, family history, and a few others.

The theory is that high protein intakes raise the acidity of the blood and the body must use minerals from bone stores to uffer the blood and bring the blood acidity down, thus depleting one's bones of minerals. Even if there was a clear link between a high protein diet and osteoporosis in all populations (and there is not) athletes have few of the above risk factors as they tend to get plenty of exercise, calories, minerals, vitamins, and have positive hormonal profiles.

Fact of the matter is, studies have shown athletes to have denser bones than sedentary people, there are millions of athletes who follow high protein diets without any signs of premature bone loss, and we don't have ex athletes who are now older with higher rates of osteoporosis.

In fact, one recent study showed women receiving extra protein from a protein supplement had increased bone density over a group not getting the extra protein! The researchers theorized this was due to an increase in IGF-1 levels which are known to be involved in bone growth.

Would I recommend a super high protein diet to some sedentary post menopausal woman? Probably not, but we are not talking about her, we are talking about athletes. Bottom line? A high protein diet does not lead to osteoporosis in healthy athletes with very few risk factors for this affliction, especially in the ranges of protein intake that have been discussed throughout this article.

Myth 3 All proteins are created equal

How many times have you heard or read this ridiculous statement? Yes, in a sedentary couch potato who does not care that his butt is the same shape as the cushion he is sitting on, protein quality is of little concern. However, research has shown repeatedly that different proteins have various functional properties that athletes can take advantage of.

For example, whey protein concentrate (WPC) has been shown to improve immunity to a variety of challenges and intense exercise has been shown to compromise certain parts of the immune response. WPC is also exceptionally high in the branch chain amino acids which are the amino acids that are oxidized during exercise and have been found to have many benefits to athletes. We also know soy has many uses for athletes, and this is covered in full on the Brinkzone site in another article.

Anyway, I could go on all day about the various functional properties of different proteins but there is no need. The fact is that science is rapidly discovering that proteins with different amino acid ratios (and various constituents found within the various protein foods) have very different effects on the human body and it is these functional properties that bodybuilders and other athletes can use to their advantage.

Bottom line? Let the people who believe that all proteins are created equal continue to eat their low grade proteins and get nowhere while you laugh all the way to a muscular, healthy, low fat body!

Conclusion

Over the years the above myths have been floating around for so long they have just been accepted as true, even though there is little to no research to prove it and a whole bunch of research that disproves it! I hope this article has been helpful in clearing up some of the confusion for people over the myths surrounding protein and athletes. Of course now I still have to address even tougher myths such as all fats make you fat and are bad for you, supplements are a waste of time, and my personal favorite, a calorie is a calorie.

The next time someone gives you a hard time about your high protein intake, copy the latest study on the topic and give it to em. If that does not work, role up the largest bodybuilding magazine you can find and hit hem over the head with it!

The Local Community

Whether you?re buying a residential house for investment purposes or as your home, the local neighborhood and community where it is located will make a big difference in your enjoyment of that property and in your prospects for the future. Here are some of the basic things to look for:

1. Essential Shops and Services

Are all the essential shops and services in the area and are they you?re your house? Drive around and look for the local grocery, convenience stores, church, gas stations, dry cleaners and the like. While you?re at it, take a good look at the community?s leading shopping center. Oftentimes, if the local shopping center is in decline, chances are that the neighborhood is in decline as well. In addition, if there are a lot of vacant storefronts along that neighborhood, it might be a good idea to explore other options, perhaps go down a street or two for your house hunting.

2. Proximity to neighborhood center You want your home to be neatly tucked away at the center of the residential neighborhood or as close to it as possible. You do not want to purchase a house on the edge of town or close to its outskirts. And neither do you want a house that is at the back or side of a busy thoroughfare either. If it?s a single family residence you are eyeing, try to avoid purchasing property that borders a bustling business enterprise, condominium, apartment complex or school because these places are naturally bustling with activity which can be a distraction.

3. Access to major thoroughfares The ideal property provides easy access to local highways, major traffic routes and major thoroughfares as well as to mass transit. Try to avoid purchasing a house located on a street that is a favorite shortcut of motorists between two busier streets. If it?s a residential home you?re thinking of buying, also avoid a house located at a corner lot since these tend to attract more street traffic and may not be that safe for children. Instead, try to find a house that is in the middle of the block or on a cul de sac. Now if it?s a business or commercial property you are eyeing, a corner lot would be more desirable.

Annual existing U.S.A home prices declined in August for the first time in more than a decade as U.S. home sales fell for a fifth straight month. The year-over-year drop in median sales prices represented a dramatic turnaround in fortunes for the once high-flying housing market, which last year was posting double-digit price gains. ?Pop goes the housing bubble,? said Joel Naroff, chief economist at Naroff Economic Advisors. He predicted prices will tumble farther as home sellers struggle with a record glut of unsold homes. The National Association of Realtors reported this past Monday that sales of existing single-family homes and condominiums dropped 0.5 percent last month to a seasonally adjusted annual rate of 6.30 million units. That was the fifth straight monthly decline and left sales 12.6 percent below the pace of a year ago.

Okay, so how will a now confirmed U.S. slowdown affect the real estate market here in the lovely Riviera Maya?

Well, to answer that question first we need to understand what's really happening in the U.S. First, it appears that the slowdown in U.S. sales meant that the inventory of unsold homes rose to a record 3.92 million units at the end of August. At last month?s sales pace, it would take 7.5 months to clear out the backlog of unsold homes, the longest stretch since April 1993. The median price of a home sold last month fell to $225,000. That was down 2.2 percent from July and down 1.7 percent from August 2005. That marked the first year-over-year drop in home prices since a 0.1 percent fall in April 1995.

mls4rivieramaya8Last year, when the five-year U.S. housing boom was reaching its peak, median prices posted a string of double-digit gains on a year-over-year basis. The median price is the point where half the homes sell for more and half for less. David Lereah, chief economist for the Realtors, predicted price declines would continue for the rest of this year as sellers adjust asking prices downward in light of the inventory glut. ?This is the price correction we?ve been expecting,? Lereah said. ?With sales stabilizing, we should go back to positive price growth early next year.?

But some home sellers around the U.S.A. worried that cutting prices may not be enough, have been offering incentives to attract buyers, including in some cases new cars. Dave Armon, who lives in the New York City suburb of Pelham Manor, said he started out asking $1.6 million for his six-bedroom Tudor-style home three months ago ? below the $1.82 million a neighbor received ? but has slashed the price by $300,000 because he has attracted few interested buyers. ?l am sitting here thinking maybe if I buy a car and park it out front with a bow on it, that will help,? he said.

Could this happen here in the Riviera Maya? Will this type of potential buyer forgo buying here in the Riviera Maya now that his profits have disappeared?

We asked the areas 8 Top Professionals to opine and share their thoughts about this market trend and how it affects our robust real estate market here in the Riviera Maya.

RANDY BONDS - BRIC INTERNATIONAL This decline in existing home prices was expected by everybody in the market. say Randy Bonds from Bric International, a major developer who has several large projects in the Riviera Maya. Real Estate is a cyclical market just like the stock market and there will always be ups and downs in the trends. This correction that we are experiencing is greatly needed to put some sort of normality in the appreciation. The Riviera Maya, as well as the rest of the world, is going to be directly related to what is occurring in the US. These are some of the savviest purchasers all around the world and when they are trying to figure out their next move in the states and where the market is leaning they are more likely to avoid the foreign market. The Riviera Maya over the last two years experienced some of the highest % returns out of any other region in the world. This doesn?t go without certain consequences following when most investors are priced out of the market. The next two years are going to be very important to see the reactions of the builders and owners of condominiums and houses in this region. Builders that are under funded and in the middle of a build are going to be running into financial disarray with the lack of funds for completion and therefore selling at a great discount or packing up and leaving the project incomplete. Investors that currently own with the intention of reselling for a great profit are going to be a little disappointed with the buying market. We will start seeing another buyers market when builders and current owners start the price war downward. Investors, builders, and owners need to realize that patience at a time like this is very important and this region is going nowhere and is still one of the most beautiful and highly desired areas for real estate in the world. Looking back at the stock market in the early 2000?s and where it is now is not much different than what we are going to see in the real estate market over the next 2 ? 3 years. This is a time to relax and reevaluate the up and coming years.

GARY WENDT - PLAYA CITIZEN From downtown Playa del Carmen, Gary Wendt from Playa Citizen, a broker builder says Most people know that the real estate market, especially home building, has carried the economic growth in the USA (after removing oil). This has been going on for years. The housing sector has also generated nothing short of an amazing run UP of VALUE. Thus, a little downturn should be expected and not feared. And there's the rub. Oh, pesky human nature! We humans just can't help but look for things to fear and fear is the fuel for self-fulfilling prophecies and politicians. So who knows for sure what's next. I believe in cycles and location, location, location! Except for oil and real estate, the world economy has been positioned on the edge of a recession for 6 years. Recession is not good for business anywhere in the world. It is still true that as the USA goes, so goes the rest of the world. Here in Playa del Carmen? Well, I am not an economist. But I slept at a Holiday Inn recently (in Puebla - Central Mexico) and I believe that tourist properties situated along our most beautiful caribbean sea will suffer less than average in a recession. In fact, they will suffer much less than all the rest during a recession. It's also true that a great location is the best hedge against cycles in real estate. So, personally, I look for sales to slow a bit. At the very worst, should a recession actually arrive on the scene, prices probably will flatten. Then, as experienced in mid-2002, less than a year after 9/11 when this area of the world rebounded with a frenzy of interest and record growth and sales, we'll bounce again faster than the rest. Anyway, I suggest buyers and sellers plan for the long run in their investment horizons. Farsightedness made Warren Buffet rich. Remember he said,when everyone else is selling, I'm buying. To me, this levels a recession. Not EVERYONE panics and the calm people who plan for success profit.

NANCY EDWARDS - COZUMEL LIVING From the lovely island of Cozumel, Nancy Edwards who is the owner broker of Cozumel Living says While real estate in Mexico is greatly affected by what is happening in the US, I don't feel our prices will drop in Cozumel. They never do. We may have a stagnant market for awhile, but prices never drop in general in a resort area. It is true that we are still suffering a lower than low market due to the effects of Emily and Wilma last year, but prices have not fallen and while we were hoping for a price increase with the coming of this high season, it appears, we might have to buckle down and brace ourself for a mediocre high season this year. The clients that I have had come to the area recently are talking about the slowing US market, and have properties there for sale. As soon as they sell, they still plan on purchasing here. Their purchases probably will be delayed though. Clients with cash are still purchasing because it is a 'buyers market' now with many properties for sale at stagnant, last year prices.

RONNIE POOL - PLAYEXPERT.COM Caribbean Beach Properties Investments and PlayaExpert Ronnie Pool, a broker from Playa del Carmen says Any major economic slowdown in the USA will have an effect here because it means those prospective buyers don't have as strong a financial position, and may have fewer disposable assets to spend here. However, if real estate is not such a good investment there right now, by comparison our market can look even more attractive! So that can compensate. In the final tally I imagine that the sale of the lowest priced properties in our market will be hit harder than those at the upper end. The very wealthy usually ride out economic waves better than the marginally well off. But as a real estate broker I know that I create my own reality, so if I believe that my business will go down because of this ....no doubt it will. If I believe that despite challenges I am better able than anyone to get my share of the pie and still grow....no doubt I will. We reap what we sow, in life, at work, and in our own minds.

GABRIEL VILLARREAL GUERRA - CENTURY 21 MARCOS & ASSAD In my opinion, a slowdown in the housing market in the States will be most definite beneficial for our market. A weaker market means less demand for new homes and therefore less homebuilding. People could have foreseen such a slowdown, as it is clearly stated by the National Association of Home Builders (NAHB) figures: forecast is for starts to drop to an annual rate of 1.55 million - Inventory/Sales ratio - by the end of 2007, or 27% below their peak level.... reflecting less buyer traffic and a bias towards building fewer homes in the future. Eventually people will start looking for better ?deals?, will start keeping an open-mind in purchasing a second home in Mexico, will be on the look out for investment opportunities, and guaranteed they will follow a trend... put their money in a safe emerging market close to home where they have all the guarantees as foreign investors ? e.i. Banktrusts - and a positive cash flow with higher ROI?s (rate of return), making it more appealing to invest than back home. Plus, we should never forget what we have in our market that nobody else has: a fabulous Caribbean Sea and gorgeous Mayan built pyramids! Just to name a few. If there are no major upcoming changes in economic events that could somehow affect the Riviera Maya, our market will be booming higher than what any professional can foresee... and the slowturn that has taken place in the States will shift our sales figures, in my personal opinion.

THOMAS LLOYD - PLAYA REALTY EXECUTIVES Thomas Lloyd of PlayaBuyerBroker.com says Projecting the future economic and real estate market results is an incredibly difficult task. An entire collection of books are needed to demonstrate and learn the relations and influences upon pricing of homes, condos or upon the price per meter of raw land. Below please find a very general brief on this topic. First, many factors influence the local real estate market including that of the international economic indicators as mentioned in the question above. Twenty five years ago, a very soft correlation existed between USA market results and its influence on the Mexican market and vice versa. Ten years ago, as in the majority of most countries of the world, international market results have had and has continued to have a much stronger affect upon the Mexican national economic activities. Mexico?s strongest trade partner, USA, has increased their commercial relation with the Mexico with the passing of the NAFTA(North American Free Trade Agreement) which only makes our two countries influence even stronger. The trend therefore would indicate that as each decade passes, the international market results and indicators of every individual country will have stronger and direct affects upon the markets of neighboring and/or those countries with the closest economical ties. Second, the Real Estate market is driven more by local indicators than by national, and of course of international indicators. As stated above, pricing is established by many many factors. The majority of the factors are varying/constantly moving and each factor has a different weight of influence upon a final market price. Some factors that weight heavily are generally found in the regional/local economical indicators such as of Population growth, Costs of Doing Business, cost of capital (loans), Quality of Life, Employment and Income, Local Taxes, Property Taxes, ISR taxes vs. (competition). In Summary, Real Estate in California is different than real estate in Indiana, Real Estate in Canada is different than that from Mexico. Each regional market has its own strategies and influences, therefore its own proper real estate opportunities.

JEN LYTLE - TIERRA YUCATAN Even in the Yucatan near Merida, they have a point of view on the U.S. recession. Take Jen Lytle, owner/broker of Tierra Yucatan Properties in Merida. She says I have not yet seen any slow-down in business which could be attributed to the slow-down in the US real estate market, although one might predict several possible long term effects. It is possible that our investor clients will find our property in Yucatan an even more attractive option, as the market here continues strong with good appreciation. I would also expect that for those retiring on a fixed income, it might become more difficult to purchase a retirement property in Mexico if this purchase depends on obtaining equity from the sale of an existing property. Over-all, I am optimistic that our market will be only minimally affected by any slow-down in the US.

SHAWN BANDICK - ONE STOP REAL ESTATE Finally, Shawn Bandick, owner/broker of One Stop Real Estate says In every shifting real estate market there are pocket markets. These are areas which with stand the shift with little or no effect. In British Columbia Canada the Okanagan Valley is one of those areas. I?m sure you can see areas like that in your state or province. So how will this shifting market effect us in the Riviera Maya? If there was ever a Pocket market this is it. The Mexican government recognizes that, and they are putting millions of dollars into the development of Q Roo. Most of our buyers are baby boomers who have paid off their homes, and have the cottage, and are now looking for the sunny hide away. Many of these same buyers have substantial inheritance money that they are investing as well. Also these clients are not just from north America, they are from all over the world and this gives us an even more stable market. Mexico is a new area of investment and the buyers tend to be higher-income they are not the first time home buyers nor are they the first time investors. History shows us that the baby boomers will not be denied! This is no exception. Baby boomers have discovered the Riviera Maya and they are bringing their money here to invest and enjoy.
