Missouri Mortgage What to Expect When Buying a Home in Missouri

Maybe you?re buying your first home in Missouri, or perhaps you?re relocating to Missouri from another state. Either way, it?s important that you educate yourself on Missouri home loans before shopping for a home and mortgage. This article explains what you?ll need to know before buying a home in Missouri:

The price of homes in Missouri varies widely between zip codes. For example, in Saint Peters, Missouri, the median price of a home in the summer of 2005 was $168,000; however, the median price of a home in Chesterfield, Missouri, was $225,000, and in Parkville, Missouri, it was $300,000. Overall, the median price of a home in Missouri is $89,900. Job growth rates in Missouri are about half that of the national average, and average interest rates in Missouri are above the national average.

Missouri is a non-community property state. Additionally, it is one of only 14 states that uses a ?Deed of Trust? as a mortgage. This means that a trustee holds the title of a house for a lender rather than the mortgage company itself.

Missouri?s Housing Assistance Programs offer mortgages with below-market interest rates and down payment assistance to veterans, and people with very low incomes or disabilities.

The Missouri Association of Community Action, Inc., offers a program to Missouri residents called the Missouri Building Assets Project (MBA). Participants in this program are given a savings account and attend money budgeting classes. They put money into a savings account every month with a savings goal in mind. Once they?ve reached their goal and attended a significant amount of budgeting classes, the MBA program leaders match their saved amount for use as a down payment on a home.

Do You Know The Risks Associated With Breast Surgery?

Breast surgery is undertaken in two cases:

-Breast augmentation

-Breast reconstruction

Breast Augmentation:-

Breast surgery for breast augmentation involves making a single incision in or near the breast and inserting the implant either between the breast and the chest muscle (sub-glandular placement) or behind the chest muscle (sub-muscular placement).

A second incision can be made in the natural crease under the breast, called the infra-mammary crease approach.

A third approach is to make the incision at the junction of the coloured part around the nipple(areola), and the natural skin, called the peri-areolar approach.

Each of these approaches has its advantages and disadvantages. Which one is utilized on a patient is totally dependent on her natural anatomy, her preferences and what the doctor advises. Breast augmentations use saline-filled implants because of their safety and natural look. Post surgical swelling, pain and discomfort is normal. Most women return to work in about ten - twelve days after surgery.

Breast Reconstruction:-

One of the most valuable surgical procedures used today is breast reconstruction. This is a surgical procedure to bring back the appearance of a breast for women who have had a breast removed (mastectomy) to treat breast cancer. The surgery rebuilds the breast contour and, if desired, the nipple and areola.

Although the reconstructed breast will not have natural sensation, the surgery can give a great result that looks like a breast.

One has the choice of immediate or delayed reconstruction after a surgery.

-Immediate reconstruction or the one stage process involves placing a breast implant directly after mastectomy. Few women are able to go through a one-stage process ? having the implant placed at the time of the mastectomy. In autologous tissue reconstruction, the doctor transfers a section of skin, muscle, fat and blood vessels from one part of the body to the chest to create a new breast mound. The skin and tissue need to be augmented with a breast implant to achieve the desired breast size.

-Delayed reconstruction: It involves placement of a tissue expander that is eventually replaced by an implant.

Reconstructive breast surgery does not interfere with future treatments such as radiotherapy, chemotherapy, or detection of recurrent breast cancer. It also does not increase the risk of recurrence of the breast cancer.

Recovery time is usually six to eight weeks. Risks of bleeding or infection are possible. It may take as long as 1 to 2 years for tissues to completely heal and for scars to fade, but the scars never go away entirely.

Lumpectomy -

Lumpectomy is a surgical treatment method for women who have been diagnosed with breast cancer. This is breast-conserving surgery since the surgeon removes only that part of your breast that contains the tumour (the lump) and some of the normal marginal tissue that surrounds it. If cancer cells are found in the margins, additional surgery (called re-excision) is required. Most women receive five to seven weeks of radiation therapy after lumpectomy, in order to eliminate any remaining cancer cells.

The combination of lumpectomy and radiation is called breast-conservation therapy.

Lumpectomy is a breakthrough surgical procedure for early stage breast cancer with around 50% of women suitable. The location, size, and type of tumour are of importance when considering breast cancer surgery options. Experts agree that since survival rates are equivalent to masectomy, lumpectomy followed by radiation is the preferable treatment for most women with early-stage cancer. For women who have had lumpectomy with clear margins, followed by radiation, the average risk of non-recurrence is between 85-90 percent.

Post surgery precautions:-

-Do not lift anything heavy. Restrain doing repetitive movements (like ironing or vacuuming) with the affected side for at least 4-6 weeks.

-Do not swim or play sports until your scar has healed - about 4-6 weeks.

-Women should wear a well-fitting support bra both day and night for approximately one week after surgery.

-Protect your hand and arm from infection.

-Keep the fluids moving in your operated arm. Do not wear tight sleeves, bracelets, wristwatches or rings on that arm.

-Do exercises to stop swelling and improve circulation. For instance, try squeezing a rubber ball with your hand for a few minutes a day.

Risks associated with lumpectomy:-

-There is usually a loss of sensation in the breast, depending on the size of the lump removed. Some or most of this ability to feel gradually returns.

-After surgery, both the breasts may mismatch in size and shape.

-Seroma - a collection of fluid under the arm occurring about five days after surgery. It is likely to go way in a few weeks or else needs to be drained by doctor.

Risks associated with breast surgery ?

Any surgery involves a certain amount of risk and it is important that the patient understands the underlying risks, before she takes a decision on it.

Complications vary from person to person and every patient experiences her own individual risks, but still the patient should have complete idea about the possible outcomes.

An overview of the possible risks:-

A. Capsular contracture - occurs if the scar or capsule around the implant begins to tighten. This can cause the breast to feel hard. Additional surgery may be required to remove the scar tissue. In some instances, the breast implant may need to be replaced.

B. Infection

C. Difficulty in mammography

D. In many cases, nipples become oversensitive or even numb.

E. Leak or rupture of the implant

F. Hematoma (collection of blood), and seroma (collection of fluid) within the tissue leading to capsular contracture and infection.

G. Wrinkling and rippling of the implant

What you need to know about a Rental Agreement?

A rental agreement is a legally binding contract between the landlord and the tenant that outlines the terms and conditions of the rental.

This contract document is made up of many components. They are:-

1. The rental agreement should be very specific on the subject of abandonment. It must clearly define the landlord?s options if the tenant leaves the property without notice?

2. It should outline the alterations that a tenant can make to the property. The rental agreement should clearly state the kind and extend of the alteration that is allowed or not.

3. The rental agreement should touch on the subleasing. As subleasing is very popular today, the rental agreement should state your stand very clearly on this subject to avoid future misunderstanding.

4. The rental agreement should also state very clearly what will happen in the case of defaulting on a payment. The late fees should also be outlined in the rental agreement. The tenant should know up front how much they will be penalized.

5. As a landlord you should have access to your property for inspection. The rental agreement should detail when and how you will be able to enter the property in order to inspect it, etc. State laws vary on this subject and your rental agreement should conform to the law of the state.

6. The rental agreement should state who is responsible for the maintenance of the property. If it is a joint responsibility, it should clearly state who is responsible for what.

7. Payment methods should be outlined on the rental agreement so that the tenant knows how they can pay the landlord.

8. Like maintenance, utilities are a huge part of any rental agreement. It should be clear on who will pay what bill, as well as which utilities are included in the monthly rent.

All of the above are important components to any rental agreement. In addition since state laws differ, a rental agreement can have additional clauses depending on where you are located.

The first place, and usually the best place, that you may want to search for a rental agreement is on the Internet. There are several websites that will supply you with the rental agreement form that you are looking for. One of the more reputable services is located at www.rentalagreements.net.

You have to pay a small price to purchase the rental agreement that is appropriate for your state but it is much better than drafting your own rental agreement and taking the chance of missing out on something that is crucial.

The other way to get hold of a rental agreement is to get in touch with a real estate agency. If you are lucky, they may even be able to supply you with a sample rental agreement that you can customize and use as your own.

A rental agreement is something that you must have if you are going to be renting out any property. State laws differ and your rental agreement needs to meet the laws and requirements of your state in addition to also outlining every aspect of the lease in detail.

Power Of Attorneys Probates And Real Estate Trusts

There are times when the Seller or Buyer to a real estate transaction may appoint someone to act on their respective behalf and even to sign agreements relating to the Contract of Purchase and Sale as their agents, thereby meeting the requirements at law that all dealings involving land or interests in land be in writing. However, it is always mandatory (in British Columbia) that the agent obtain specific instructions prior to signing any documents on behalf of the parties to a transaction. This is all the more true when a Realtor is authorized to sign on behalf of one of the parties.

The written authorization must set out the exact terms, conditions and scope under which the agent is authorized to sign. A telegram, letter or fax may be used for this purpose, but it must be received by the agent before he/she attempts to act on the Seller's or Buyer's behalf. Agents must avoid signing documents on behalf of anyone based on verbal, telephone or e-mail instructions. Furthermore, evidence of written authority granted by one party to a real estate transaction must be attached to any and all documents where the agent has signed on behalf of the party.

Powers Of Attorney

Where it is desirable or necessary to rely on a Power of Attorney, it is widely recommended that it be granted to someone in accordance with the advices of a lawyer. When a person who has been granted a Power of Attorney signs a contract involving land or an interest in land on behalf of the person granting the Power of Attorney, the correct way for the contract to be completed is as shown on the following example:

Mary Smith grants a Power of Attorney to Ted Lee to enter into a contract for the sale of her property located at [address in full.

Ted Lee, then, would sign both the Listing Agreement and the Contract of Purchase and Sale using the following statement:

Mary Smith, by her attorney in fact followed immediately by Ted Lee's signature.

Furthermore, a transfer of title executed under a Power of Attorney to be filed at the Land Title Office (in British Columbia) at the time of completion requires the Power of Attorney to be drafted in proper form. This is so, because different Power of Attorneys can be granted by one person to another. While the form of such authority may authorize a party to sign contracts and certain other documents for another party, it may not be sufficient for Land Title registration purposes. Therefore, whenever a Power of Attorney is contemplated or utilized in a trade involving real estate, the parties ought to seek the advices of legal counsel as soon as possible to ensure the form of the Power of Attorney being used is valid and is acceptable for registration. It should be also noted that the Power of Attorney may expire after a specific time or be invalid for other reasons. Therefore the advices of a legal practitioner specializing in real estate transactions are always the best venue.

Dealing With Legal Or Beneficial Owners

The person or legal entity shown as the registered owner of a real property on the Certificate of Title at the Land Title Office may not be the person or entity that signs the Contract of Purchase and Sale as Seller of that particular property. This is a relatively common occurrence in the real estate trade. For a variety of reasons one entity may appear as the registered owner, while another entity may sign the Contract of Purchase and Sale as the Seller. This may happen, for example, if the registered owner holds the subject property in trust for another entity. In this case the beneficial owner (the person for whom the property is being held in trust) may sign the contract.

If the contract is signed by the beneficial owner, there will usually be a recognition of the trust in the contract for example, John Doe in trust for Mary Black). As well, there will be normally a covenant by the Buyer to accept a transfer from the registered owner and not the beneficial owner who signs the contract. This covenant acts as a waiver of section 6 of the Property Law Act (in British Columbia), which provides that the person who signs the contract as Seller is the person who must sign the transfer. There may be warranties or representations of the beneficial owner, of the registered owner, of both, or limited warranties and representations of each.

In other circumstances the registered owner may wish to structure the transaction as a sale of shares rather than a sale of real property. Such sale may involve the shares of the registered owner or the shares of the beneficial owner of the interest in land.

It is always advisable to deal with legal or beneficial owners after a thorough title search has been executed. For example, in a typical residential real estate transaction problems can arise when a Contract of Purchase and Sale is drafted with the Seller when, in fact, the property is legally owned by some other person or company. In this particular case the Seller may have to transfer the subject property into his or her own name to comply with section 6 of the Property Law Act (a costly transaction involving, among other things, payment of taxes), or face the possibility that the Buyer may legally refuse to complete the transaction if presented with a transfer from the Seller as shown on the contract, rather than the registered owner as shown on title.

Buying From An Estate

A Buyer purchasing from an estate must be assured that the title must pass to him or her without legal problems, and that all parties who can claim against the estate have had their opportunity to do so. If Letters Probate have been granted already and the Wills Variation Act (in British Columbia) has been complied with, no additional clause is required. If, however, these steps have not been concluded a clause similar to the one that follows should be incorporated into the Contract of Purchase and Sale:

Subject to the Seller receiving the following by [date:

1) copy of Letters Probate; and 2) assurance that everyone entitled to claim under the Wills Variation Act has waived or released his or her claim against the subject property. An example of a proper way for an executor to sign a contract on behalf of the estate is:

John Smith, Executor for the estate of (name of the deceased).

In some cases there may be a delay in obtaining Letters Probate.Should that occur, the Buyer may agree to an extension to allow the Executor additional time to obtain the Letters Probate.

Outsourcing And Domestic Demand: The Case For Real Estate Capital Growth

It is an undisputed fact that market economies, in Capitalism, are moved by the supply and demand for goods and services. Specifically as it relates to the Real Estate sector, the basis for the real estate market is the demand by households, businesses, governments and institutions for space and shelter to conduct activities. And moreover, since according to the National Association of Realtors the aggregate size of residential real estate markets in the United States measured by sales volume accounted for almost USD 57 billions in 2005 alone, the impact of households' demand for residential real estate products is huge.

When people acquire income they tend to invest it, and the more people that acquire income the more people that tend to invest it. Therefore, there is a correlation between capital and employment in real estate or, if you will, between income and labour. An increase in levels of consumption sets forth an increase in prices caused by a corresponding increase in demand, in itself generated by a commensurate increase in the income-employment factor.

It follows, therefore, that growth is derived by the equilibrium of capital and investment with labour and employment. And since, furthermore, production is in direct function of consumers spending which increases as unemployment falls, it follows that capital accumulation increases as employment rises and capital accumulation decreases as employment falls. Which fact, therefore, brings up to light the importance of the conditions of domestic job markets for real estate. All the more so at a time when - due to an ever more efficient process of economic globalization - we are witnessing a constant migration of jobs from North America to emerging economies abroad.

Globalization and outsourcing were, in fact, the focus of the annual symposium held by the Federal Reserve Bank in Kansas City. The topic being floored and examined by the top minds of the economic world was how the rise of China, India and other countries is reshaping employment and wages within the North American economy.

It is commonly believed that wages of workers in rich countries are being depressed by the shift of jobs to low-wage countries, but the debate undertaken at the symposium has offered a much rosier view, with economists arguing that off-shoring can actually increase the wages of domestic workers. The general feeling was that outsourcing boosts firms' productivity and profits, thereby enabling them to expand and, consequently, to take on more workers at home to perform jobs that cannot be easily moved abroad. In essence a line is being drawn between low-paying, unskilled jobs that can be transferred to emerging economies like those of China, India and, to a lesser extent, Russia vis-?-vis higher-paying, skilled jobs that remain in North America.

Clearly, whereas low-paying, unskilled jobs have a minimal to zero effect on the consumption of domestic real estate products, the scenario changes drastically with higher-paying jobs.

Outsourcing and jobs migration is a topic that has just as many political connotations as it has economic reverberations, particularly in an election year such as this. Critics of outsourcing are quick to point out that between 1997 through 2004 the streamlining of companies through off-shoring was not enough to create sufficient higher-paying jobs at home to offset the outflow of low-paying jobs abroad. And that evidence does exist, furthermore, to the extent that in America, the Euro Zone and Japan total wages have actually fallen, in real terms, to their lowest shares of national income whereas the share of corporate profits has surged. An obvious indication that many ?leaner' firms have opted for retaining their earnings as opposed to re-investing them in the domestic work pool.

Specifically because of this, Prof. Ben Bernanke, the Chairman of the Federal Reserve System, has argued at the symposium that the scale and pace of globalization is unprecedented and that the overall gains will be huge. But he has also warned that there is a risk of social and political opposition as some workers lose their jobs. The Chairman has urged policymakers, therefore, to ensure that the benefits of global integration are sufficiently widely shared through the echelons of the economy, so as to maintain support for free trade and enhance the democratization of wealth.

Real Estate stands to gain the most by a more evenly shared distribution of wealth in North America, both from the standpoint of increased demand and of increased inventory production and supply, for when people feel rich they spend - a psychological effect known in Economics as The Wealth Effect. Despite the near-term moderation in the number of existing home sales, the housing market can all but continue to benefit from expected positive long-term economic fundamentals including expansion of gross domestic product generated by job creation and investments, coupled by a monetary policy of continued moderate interest rates.

Tips For Choosing The Right Camping Backpack

A person who is not experienced with camping or hiking may think that all backpacks are the same, but that is far from the truth. For a camper who is serious about making the most out of a camping trip, a backpack can make or break an excursion to the woods.

Take the plight of a trekker who traveled to the Appalachians in 1994. Rather than a thrilling camping expedition, he needed to return home injured from the weight of an ill-fitted backpack that damaged his hips. A decade later, the same hiker, utilizing a backpack more suited to his needs, walked over 950 miles of terrain, turning what could have been another ugly experience into a more pleasant memory.

There are a few key tips you should bear in mind when selecting a backpack for the outdoors.

First, you need to assemble a fairly comprehensive list of gear you need to bring on the trip. Whereas some campers prefer to haul a bare minimum, others like to be well equipped and ready for almost any eventuality. Consequently, the size of your backpack is important. If you intend to camp or hike for several days - or even simply overnight -you need a sufficient amount of supplies to cover your time and prospective needs.

Second, make sure your backpack is comfortable to wear for a lengthy period of time. The best styles of backpacks distribute the weight in the bag evenly so that you can wear it comfortably for a few hours while hiking. Try it on at the store to ensure it meets your need. Some camping stores even provide weights inside so you get the full effect of the backpack. By placing these in the pack, you can walk around the store to get a sense of how well the weight distributes and how much you can actually hold while remaining comfortable and not overly straining your back or shoulders.

Third, select a frame for the backpack. You can choose between an internal and external frame, each of which has advantages and disadvantages. Internal frames are more slender and allow the pack to remain close to your body which makes it great for densely wooded and more narrow trails. They do not restrain your ability to move in the least, but are admittedly more cumbersome to load and sometimes do not hold as much gear.

External frames, on the other hand, are great for clear walking paths and wider trails and are generally easier to pack. However, they tend to restrict mobility because they are larger and less flexible, making them seem more uncomfortable at first. External frames are the best option, though, when buying a backpack for beginners or children.

Finally, when purchasing a backpack, take into consideration whether it is designed to work efficiently with weather sheets that help protect your pack against dew and rain. Also assess how attachments can be accommodated for your pack. Most backpacks have either rings or snap-ons (or both), allowing the convenient integration of accessories with your pack.

Finding a backpack doesn't need to be a challenge if you familiarize yourself with options ahead of time. By following these few tips, you should be able to purchase one that fits your budget and your camping experience needs, helping to make sure you have a wonderful adventure in the woods.

The History Of Coffee Houses

When you want to go to exchange news, share ideas and get advice, you go to a coffee shop. It has been that way for quite some time. Coffee shops had been places of learning; of making business deals; scientific, literary, political, philosophical, and economic discussions; and even the typical gossip.

In the earliest point of its history, coffee houses were already so popular that ideas born from there have been a source of political forums and discussions ever since. The inspiration of brilliant thinking is to the point that, at times, kings and nobility used it as a method of determining public opinion.

During the 17th century when coffee was introduced to Europe, the popularity of cafes followed the same pattern as most coffee houses around the world. It quickly became a venue for people to congregate, exchange views, write poems, plays, and political testaments, conduct business transactions, participate in cultural exchange and often relax with a good book. In those earlier days when were the were no postal addresses, the popularity of coffee shop had also served as a mailing address, because many people were regulars.

A typical coffeehouse shares a common characteristic with a bar or a restaurant. They differ in that a coffeehouse focuses on serving coffee, teas and snacks. In some countries, however, a coffeehouse does serve hot meals, deserts, sandwiches, soups, and alcohol, aside from bakery products.

Today, coffeehouses continue the tradition set by coffeehouses of the past. They still remain to be a very popular venue for people who would want relaxed and calm atmospheres where they can talk, read, catch up on the day's event, meet with people and have excellent quality coffee. This desire is evidenced by popular coffeehouses with franchises around the globe such as Starbucks, Seattle's Best Coffee, Peet's, Cup O' Joe, The Second Cup and the Coffee Bean.

Depending on the country and region, coffeehouses have adopted variations. In the United States, coffeehouses or cafes may offer a variety of coffee styles, hot chocolate and teas served as well as light snacks while others serve full menus. Alcoholic beverages may also be offered.

Cafes in France almost always serve alcoholic drinks. Like most cafes anywhere in the world, they serve light snacks. Other coffeehouses may have a restaurant area where the guests could be served from the full menus. The popularity of cafes in France, especially Paris, gave way to subtle coffeehouse variations like the brasserie where single dish meals are typically served, and the bistro.

The cafe experience in Europe spawned other variations of coffeehouses around the world. These coffeehouses offer curb-side seating and other outdoor seating like the sidewalk, pavement or terraces. The seating is usually clustered along busy streets and operated by private local establishments that could very closely resemble parties, especially during weekends.

These patio coffeehouses provide more open public spaces commonly preferred by customers wanting an airy and very casual atmosphere for relaxation and conversation.

Recently, a new type of coffeehouse entered the industry: the Internet cafe. Internet cafes may not appear to be your typical coffeehouse like the bistro, brasserie, cafeteria and the coffee chain establishments but they certainly share the same basic characteristics. Coffee, tea and chocolate are served together with light snacks and chatter. The chatting, though, is done online.

It may or may not replace the traditional coffee shops, but nevertheless, Internet cafes are a hub for political exchange, learning, journalistic, literary and commercial enterprise. Only the styles of coffee shops have changed over the centuries, but in respect to why people frequent them, nothing has really changed.

Thermalform? Breast Gel Pack Helps Women Overcome Breastfeeding Problems Quickly and Comfortably Now Available in U.S. Retail Market

LG Medical Technology (www.lgmed.com), a Washington based firm that develops new and innovative health-care products, announced it has released the Thermalform Breast Gel Pack in select retail locations throughout the U.S. A warm and cool gel pack designed specifically for a woman?s breast and the crucial areas surrounding a women?s breast, the Thermalform Breast Gel Pack provides comfortable and soothing therapeutic treatment for conditions such as mastitis, plugged milk ducts, engorgement and general breast pain.

Results of the study titled ?Why Do Women Stop Breastfeeding? Findings From the Pregnancy Risk Assessment and Monitoring System,? published in the December 2005 issue of Pediatrics: The Official Journal of the American Academy of Pediatrics indicate that nearly half of all women who begin breastfeeding their infants discontinue within four weeks. The study reports, ?The most common reasons for breastfeeding cessation during the early postnatal period had to do with the physical discomforts of breastfeeding and women?s uncertainty about the adequacy of their milk production and the satisfaction of their infant.?

Doctors and nurses have long recommended warm and cool therapy as the most effective treatment for common breastfeeding problems that cause the physical discomforts that force many women to quit breastfeeding. In fact, it was a nurse, Milene Hanner, who understood from firsthand experience that there was a need for a better method of treating the common breastfeeding challenges that millions of women face. Until the release of the Thermalform Breast Gel Pack, women were forced to use less sanitary methods of therapy, such as bags of peas, ice or warm washcloths?none of which provide complete coverage of the entire breast, which is crucial to effectively treat breastfeeding ailments.

Hanner partnered with LG Medical Technology to develop the Thermalform Breast Gel Pack, and the product has received accolades from doctors, nurses and mothers across the country. Hanner was also given the prestigious ?Innovator of the Year? award by Maryland?s Department of Business and Economic Development in 2002.

The Thermalform Breast Gel Pack is ergonomically designed to conform to the entire breast while leaving the sensitive nipple area exposed. The packs are filled with a proprietary gel that retains both its warm and cool temperatures for much longer than other methods of therapy and can be quickly warmed in the microwave or cooled in the refrigerator. In addition, the packs are made from a sanitary hypoallergenic, latex-free, medical-grade PVC vinyl that can be hand-washed with mild soap and warm water.

New mother and Thermalform Breast Gel Pack success story Melissa Hunter, of Mason, Ohio, writes, The Breast Gel Pack was such a comfort after I had my daughter. San Diego Real Estate Agencies

Given the good performance of the real estate market in San Diego, you can expect that there would be a large number of agents and brokers who would want to actively participate in the market. However, this phenomenon can make choosing a realtor to help you in buying property in San Diego more difficult because choosing from too many choices can make picking the right realtor too time consuming. Here are a few tips that can help you find the right broker in San Diego.

Where to look

One place where you can start your search is on the Internet; there are a number of websites that offer listing on realtors based in San Diego. These websites also allow you to compare the services and charges that the realtors have, which can help you narrow your choices based on your needs and your budget. Some websites of the realtors themselves already have the listings of available properties, which can also save you time and effort. However, having a Web site is not a guarantee that the broker or the agent is reputable; this is why it is always a good idea to do a background check on the firms you are considering.

Realtor competencies you should look for

Apart from having large listings of available properties that are up for sale, there are a number of traits and competencies that you should look for in looking for a realtor. One of the first things you should make sure of is that the realtor you are talking with should have the proper license to engage in real estate transactions in San Diego. This can ensure that the transactions you will enter into are above board. Another thing you should look for is a deep knowledge of the San Diego real estate market because if a realtor has this, he can easily help you find a property in San Diego that fits your requirements.

Getting a realtor to help you in your real estate purchases can make looking for a property much easier. However, given the real estate boom that some areas like San Diego are experiencing, finding the right realtor can be a difficult task. It is then a good idea to have the right information on the realtors that you are considering, which includes checking out their reputations, their performance and certifications.

The Sacrifice of Our Innocent Ones

Psalms 106:38 And shed innocent blood, even the blood of their sons and of their daughters, whom they sacrificed unto the idols of Canaan: and the land was polluted with blood.

The hands holding this little body were clothed in yellow gloves for protection against blood, disease, and other grime. As I looked at the picture, my heart was stalled for a moment. Like a car that suddenly stops for no apparent reason. I gasped, sighed, then caught my breath. There were two legs laying limply down from the body. You could see the back including the little bottom of what was a baby. Up towards the neck, the blue skin and red blood revealed the destiny of this little one. A deep protrusion one half inch wide and moving along the spine off to the right a bit the length of the backside. Below the hands, off to the bottom right you could see a portion of a blackened lump. It was hard to tell what it was, except the small ear on one side. This was the babies' head. The baby was limp, blue, covered in blood with a deep cut most of the length of its body. It looked like a full term infant.

Like a prize draped over the persons hand who was holding it, the sheer gruesomeness set it. The baby resembled a gutted animal ready for the butchers' block. There was Blood everywhere. As I looked at this baby, I could see what we have been doing in the hollowed halls of our hospitals and clinics, slaughtering babies. They had not just intervened in a woman's pregnancy, but they had murdered and sliced up what looked like a full term baby. There is even evidence today that reveals some in this profession sell the baby body parts. I had seen other pictures, mostly of pieces of skin so mangled you could not tell what it was. Just aborted remains, not human. Wait, they are human. They are babies. These pictures though, revealed something that America has done. We have crossed the line along with other nations who reasoned within themselves this butchery is okay.

America has no conscience. We still have memories of 911though. What we fail to see are the millions of babies aborted since the Roe V Wade decision years ago. According to public records, there have been an estimated 40 to 44 million babies aborted. We abort babies for a number of reasons. Let me tell you a first hand story here. This is an actual event. About two years ago a person whom I knew needed work. This woman went to work for a person on a short project. For this she was paid very well. After it was over, the young lady, whom we knew very well disappeared over the weekend. We knew she had been pregnant so when she got back from wherever it was she went to, surprised filled us at the news. The young woman had gotten an abortion. The money paid to her was put with other reserves for the procedure. The sad part of this story is several months later, she was pregnant again. This time by a different man. They ended up keeping this baby. This scenario is played out in our nation on a daily basis. The sin of abortion, free sex, and loose morals have a deadening effect upon our nation and its people.

When girls want sex, they go get some. Boys need sex they go find a willing mate. Our nation is adrift in this three-letter word we call sex. Then when the girls get an unwanted pregnancy, they have this go get an abortion option. It seems in many cases the only reason we are aborting babies is so the result of the sin is not there to put up with. Have sex, get pregnant, get an abortion. Three steps to fun and freedom. Have sex, its okay, nothing to worry about. Anyway, you can always get an abortion. What about the little ones who are aborted? They did not ask to be murdered in this fashion. But yet we do it day after day.

Women want rights. It's their body. I agree. But whose body do those little ones belong to in the womb? Did the woman make the egg? Did the woman create DNA or Chromosomes? Did man call out to the creative forces and presto with magic create a baby? No. Simply put, a source higher than either man or woman has the last say so. His name is the Lord and he stands up for the innocent. He watches this nation as it slaughters 4,000 infants a day1. Statistics reveal that for every 1000 normal births, 572 babies are aborted.2 Women 25 years or younger are getting 52% of the abortions, with 19% of those women being teenagers.3 The astonishing figure of women that are unmarried is at 82%,who are getting abortions. This reveals just how immoral we are in America. What happened to morals anyway? Can you spell morals? In America it is spelled as I-D-O-W-H-A-T-I-W-A-N-T. Where is moral justice? The churches today don't seem to care. Many are so busy with their own agenda of money raising, and keeping the church spotless, these issues are long ignored. There is no more outrage.

The land of America is tainted with the spilling of this innocent blood. Today the land is crying out for justice from an Almighty God. The issue that must be solved is this. Stop killing innocent little humans. They are precious. They are not a piece of meat. They are not something to butcher and sell off. Although one website has a Baby Parts list. 4 Guess somebody needs a baby's ear. It costs only $75.00, and you can get a 40% discount if it is significantly fragmented. This alone nauseates me. You been praying for America? Good, but you better put legs on your prayers or get out of here. For if we do not stop the carnage, God will. When God does stop it, those getting abortions won't like the way it's done. A lot of Americans won't like it either. Too bad.

Tabata Anything Four Minutes of Pain to Gain

The Tabata workout is a high-intensity training regimen that produces remarkable results. A Tabata workout is an interval training cycle of 20 seconds of maximum intensity exercise, followed by 10 seconds of rest, repeated without pause 8 times for a total of four minutes.

Credit for this simple but powerful training method belongs to its namesake, Dr. Izumi Tabata and a team of researchers from the National Institute of Fitness and Sports in Tokyo, Japan. Their groundbreaking 1996 study, published in the journal Medicine and Science in Sports & Exercise, provided documented evidence concerning the dramatic physiological benefits of high-intensity intermittent training. After just 6 weeks of testing, Dr. Tabata noted a 28% increase in anaerobic capacity in his subjects, along with a 14% increase in V02Max. (Maximum oxygen consumption). These results were witnessed in already physically fit athletes. The conclusion was that just four minutes of Tabata interval training could do more to boost aerobic and anaerobic capacity than an hour of endurance exercise.

Although Dr. Tabata used a mechanically braked cycle ergometer, you can apply this protocol to almost any exercise. For example, a basic Tabata workout can be performed with sit-ups. The more muscles used the better, so use full knees-bent sit-ups. Sit-up non-stop for 20-second intervals, followed by 10 seconds of rest. Repeat for a total of 8 cycles.

You might ask, How effective can just 4 minutes of exercise be? The answer is? extremely effective! You will be amazed at how intense the four minutes of exercise will feel. The intervals tax both your aerobic and anaerobic energy systems. To be clear, this isn't eight sets of eight, although the goal of doing eight reps in each of the 20-second clusters is about right. Instead it's as many reps as I can get in during the twenty seconds, followed by ten seconds rest.

It helps to be able to see a wall clock with a second hand during your four minutes of fun. Stop at twenty seconds, rest ten seconds, and go again. Watching the clock helps with your focus and also in keeping count of the eight cycles...

Here is a longer Tabata workout example. This workout consists of 4 separate Tabata Intervals, each 4 minutes. The total workout will last 16 minutes. Always begin with a moderate warm-up and cool down session. And if you are not already in good shape, check with a doctor before trying.

* Jump Rope

* Pushups

* Squats

* Chin-ups or Pull-ups

Note the 10-second rest periods in the Tabata workout are important, both physically and mentally. Not only do they allow partial recovery, they also provide psychological relief. Switching back and forth from work to rest makes the workout go quickly. Plus, it allows you to train at a higher level of intensity, which what intervals are all about.

Another great Tabata exercise is the squat thruster. The squat thruster is one of the great lifts being made popular by organizations such as CrossFit. Take two dumbbells and hold them at shoulder height. Squat down, pushing your rear-end back, keeping the dumbbells on the shoulders. As you rise up, press the bells to the overhead lockout position. You can either press as you rise or use the momentum to help kick the bells overhead. Keep your weight in your heals and go light! A 30 pound dumbbell in each hand is a very difficult thruster workout!

Pretty much any form of cardiovascular exercise that uses a large number of muscles can be tailored to fit Tabata interval workouts, so feel free to be creative. In addition to the exercises mentioned above, use them with sprints, burpees, a jump rope, the heavy bag, treadmill or rowing machine. Lessen the likelihood of injury by choosing a rate of intensity suited to your level of conditioning ? be conservative. Incorporate variety into your Tabata workouts. A few sessions per week will offer plenty of intensity.

Bridal Lingerie Explained

Bridal Lingerie ExplainedSubmitted By: Jason Mark Hulott

A wedding gown is the centerpiece of a wedding. But if the gown is the centerpiece, the lingerie is the largest flower in the centerpiece. Without the right lingerie, a wedding dress doesn't fit the theme. Who would think to wear cotton panties and a simple bra underneath a wedding dress? Bridal lingerie can make or break the effects of a wedding dress. Different styles of lingerie can enhance or hide parts of the body that the bride feels are prominent.

What type of lingerie a bride gets depends on the style and length of the wedding gown. The choice also varies with the bride's body shape. Dresses that show some skin, or shorter dresses, will need an invisible undergarment that doesn't get in the way. Women who wear strapless dresses cannot wear a bra. In this case, adhesive cups or breast petals are tasteful and attractive. Breast petals cover the nipple and center of the breast. They can be made of polyester or silicone gel, and ensure that nothing comes through the gown that doesn't belong. For women who need to enhance their breasts, a bustier or push-up bra can do wonders to make them appear larger and fuller.

Bridal lingerie is reminiscent of the old corset/bustier style of the Victorian Era. But unlike the old style, newer types actually emulate comfort. They also offer the control that brides need underneath all that fancy ribbon and lace. Modern corsets tighten and form the waistline. They can be of a lace-up style or made from naturally stretchy material like spandex. Bustiers are also popular wedding lingerie. They emphasize and control the bust. And a simple pair of panty hose or control-top panties can support and tighten the rear.

It is usually the maid of honor who chooses the bridal lingerie. However, she only chooses lingerie for the wedding day itself. Sometimes the wedding night. It will be up to the bride to choose lingerie for the honeymoon. Each occasion will dictate a different kind of lingerie, since each has its own emotional context. For the wedding ceremony, lacy or patterned fabrics are not recommended. They can show through the gown, making it look somewhat sloppy and distasteful. Seamless undergarments and thongs are good for those who are comfortable in them. Especially if the bride wears a short dress or one that reveals the panty line. A bodysuit that covers both the breast and the torso will serve as a slimming garment, if the wedding dress is thin.

Finding bridal lingerie is a very important job. The bride will be wearing the wedding lingerie for more than twelve hours. She will need something that is comfortable while still being classy. Lingerie for the wedding night is easier to choose. No one but the bride and her new husband will see this lingerie. It's all about romance. Frilly, lacy lingerie is sexy and provocative without heading into pornographic. For the honeymoon, pornographic is good. Almost expected. But the theme doesn't have to be taken too far. The maid outfits and the fishnet stockings should be spared for later, when men and women need to spice up their sex lives, not on the honeymoon, when sex is most of the reason for celebrating!

Planning the Perfect Maternity Wardrobe for Breastfeeding

?I have nothing to wear!? Heard this before from a new mother?

After putting in much time and effort into planning their maternity wardrobe, many new mums suddenly discover they have nothing to wear after their baby arrives!

It is important to plan ahead while pregnant to ensure your maternity wardrobe will make the smooth transition from pregnancy to breastfeeding.

With a few simple tips planning the perfect maternity and breastfeeding wardrobe is easy and won?t break the budget either!

Start with the basics

Look at the basics in your pre-pregnancy wardrobe and replace these with the maternity versions. Maternity tanks tops with built-in nursing bras are fantastic and are easy to mix and match. Black, white and a print or brighter colour are great to start with and will go with most colours.

Tank tops will also take you through all seasons ? perfect to wear on their own in the warmer months and great for layering in winter.

Think Dresses

Dresses in flowing stretchy fabrics are fantastic for pregnant and breastfeeding mothers. With the right cut, dresses are very flattering on a baby bump and also great for the post-baby figure.

Make sure you have at least one or two dresses in your wardrobe that will take you from work, play and important functions such as your baby?s christening or naming day! Again you can?t go past classic black for classic style and slimming effect.

New styles of maternity dresses also include a built-in nursing bra, which is fantastic when you have to attend a function and breastfeed your baby at the same time.

Tops to take you everywhere

Once you have a baby you suddenly need clothing for all those outings ? mother?s group, coffee, shopping, trips to the doctor, the list goes on? Unless you want to spend your life in baby rooms, you need tops that allow you to breastfeed discreetly in public and look good too!

Again look for tops that allow for easy breastfeeding access and are flattering on your changing shape. Style features such as crossover fronts and side gathering are very good at hiding extra kilos. Many tops designed for breastfeeding are also suitable for pregnancy.

Look for quality

As a mum of two small boys, I know how tempting it is to go for cheap and cheerful when buying clothes. However, often these items are here for ?a good time not a long time? and won?t last the distance.

When you think about it, your maternity and breastfeeding wardrobe needs to last you for at least two years depending on how long you breastfeed and how many children you have. So in the long run it is better value for money to look for quality fabrics and styles that will last the distance.

Kelly Gough is a business mum who manages online store Nuvo Maternity (http://www.nuvomaternity.com.au) while also caring for her two small boys. Nuvo Maternity specialises in nursing wear and breastfeeding clothes.

Houston Real Estate Agents

Houston, Texas has one of the most vibrant real estate profiles in the country because of the huge demand for housing in the area. As a result, there are now a large number of real estate agents who want to get in on the action that the real estate market in Houston provides and evidence to this are the thousands of online leads that a person can get from various search engines. Such is the result of the recognition by real estate agents that advertising online can provide them access to a wider market. However, having a website nowadays does not ensure success in the real estate business given that there are thousands of real estate agents who also have websites. Given this, real estate agents, especially those based in cities like Houston where there is stiff competition among agents, need to make their websites stand out among other websites so that they would get the attention of investors and homebuyers.

One way to make websites stand out

One of the keys in having a high traffic website is being prioritized by search engines when they provide leads to Internet users. Given this, real estate agents that advertise online need to take the necessary steps to help increase their website?s search engine visibility. The good news is that there are a number of simple ways that can help real estate agents do so, which includes understanding and applying the concept of search engine optimization or SEO. This is very important because effectively applying SEO can help real estate agents become more visible to buyers and sellers of real estate. Basically, applying SEO involves building a website that is well organized and which has very relevant content. Examples of which include putting relevant phrases that buyers and sellers search for and optimizing titles, text hyperlinks, and headers.

Given the stiff competition among real estate agents in places like Houston, which has a very vibrant real estate profile, real estate agents need to take steps that can help them stand out among their competitors. One way they can do so is to build websites, which can help them gain access to a larger market of real estate sellers and buyers. However, real estate agents also need to make sure that their websites would also stand out among the thousands of websites of other real estate agents, which they can do by applying the concept of search engine optimization or SEO on their website.

Poker Etiquette Key Points You Must Follow When Playing Poker

In poker, the best rule to follow is to treat your opponents as you would like to be treated. All other rules and principles originate from this one concept. Not only will your opponents appreciate your good intentions, but by following this concept and some other key points, you will feel like a more confident, knowledgeable and skilled player at the poker table.

The first rule of thumb is to be as polite as possible. You should always play the game like you are playing with your best friend, except without all the talking. Maybe a better person to imagine is your boss. If you imagine your opponents that way, you will avoid swearing and other inappropriate behaviour. This will also likely improve your game. Bad form can really damage even the best hands, as it is likely to distract you.

Never toss your chips. This is rude and it prevents other players and the dealer from counting your bet. You may be forced to place more chips if your bet cannot be determined. Always move your chips neatly toward the dealer.

Use appropriate language, especially when talking the dealer. It's not the dealer's fault when you receive bad cards and it's not his fault you're a bad player either. He or she is merely doing his or her job, which likely entails long hours and low wages, so treat him or her with respect.

Rely on the dealer if you don't know how to read your hand. This is especially important if you are an inexperienced player. Don't ask other players for help at the table. This is extremely bad form.

The general rule to follow is that for every one player, there is one hand. That means you should avoid giving other players advice about their hands. This is better for you and better for your opponents, because your motives and strategy cannot be questioned.

Think about tempo. It is bad form to play too slowly. It can cause your opponents and the dealer much frustration. It also makes the game less exciting and can cause your opponents to lose their cool and take it out on you. You shouldn't play slowly unless you want to get a bad reputation at the tables.

Even though you may want to, don't pocket your chips. It is in appropriate to mislead other players about how much money you have at the table. Even if your only motivation is to hide them from yourself, keep them on the table.

Play only when it is your turn. This means that you keep your poker face at all times, especially when it is not your hand. This includes not making folding gestures out of turn and refraining from betting out of turn. Failing to do this can give your opponents insider information.

You shouldn't eat at the poker table. Anything that adds clutter to the table should be avoided. And, eating can make the cards or chips needlessly greasy.

If you have the winning hand, don't delay. It is bad form to hold your hand back to gain suspense if you suspect you are the winner. It will be embarrassing for you if you have to be asked by the dealer.

Don't expose your cards during the game. This is a simple idea, but one to follow nonetheless.

And, one of the most important rules of etiquette is to be silent. Even if you've been dealt an awesome hand and the community cards only make it better, there is a chance someone else can beat you. You don't want to have to eat crow later. Also, don't comment on others' actions, previous hands or games, your hand, opponents' hands and any other time you consider speaking, really. Choose your words carefully. It can protect your hand and others' hands.

French Agency Releases Ufo Files: Don't Start Serving The Crepes Just Yet!

CNES and Geipan placed over thirty years worth of UFO investigation materials online as of Thursday, March 22, 2007. CNES is the official French Space Agency and Geipan is an agency of the French National Police. Are the files a hot Smoking Gun, or just another order of cold French Fries?

CNES receives about fifty to one hundred UFO reports each year. The investigative process they use is convoluted and quite different from what most Americans would expect. Geipan apparently does most of the field work, prepares reports and passes everything on to CNES. Scientists and Engineers take a look at that data and prepare some sort of final report or appraisal of the matter in question.

Jacques Patenet, the aeronautical engineer who heads the office for the study of on-identified aerospatial phenomena has said that he data that we are releasing doesn't demonstrate the presence of extraterrestrial beings. But it doesn't demonstrate the impossibility of such presence either. The questions remain open.

On the day of the announcement and press conference, CNES security was tight. While calling the release ?a world first? and glowing over his nation?s openness about the UFO subject, Patenet failed to explain the need o screen out uninvited UFOlogists as an explanation for the added security. This hardly provides evidence for anyone to believe the agency?s files represent a fair and unbias look at the phenomenon. However, compared to the actions of their American counterpart, this is like allowing people to walk into French Intelligence Headquarters and browse through their files.

Every time American UFO Researchers ask their own space agency for any information about astronaut encounters or unusual phenomenon encountered by space probes, NASA clams up and sends out the debunkers en force. Although many Astronauts have been forthcoming and very honest about what they have seen in space, the space agency always slams the door on them. More than a few have been hit right between the eyes by NASA which claims that the Astronaut statements were the results of space sickness, fatigue or depression. But before we give the French too big a pat on the back, let?s look at what?s being released.

The CNES-Geipan reports only represent what people have reported to the French Government as UFO sightings and encounters. This is in no way, shape or form a release of information that allows us to examine all that the French know about the phenomenon. Although the investigations have obviously been handled in a more competent and professional manner, this is really little more than a French version of the U.S. Project Blue Book Report.

We have seen these types of releases before over the past several decades. In each case, the information came from individual government agencies, not the government itself. I recall when everyone got all excited about the release of the KFB files on UFOs. I was unimpressed. That?s because I received official Russian News Articles and private newsletters published in countries once controlled by the Soviets for years before that release. These were sent to me by serious researchers in those countries who appreciated receiving materials from me.

Thanks to the efforts of Russian language students who donated their time, most of what I received was quickly translated and contained a huge amount of information about the UFO phenomenon in Russia and Eastern Europe. Ironically, I could not find a single incident mentioned in those articles and newsletters that matched any in the KGB information releases. I felt then and now that the information I received from those individuals was as good or better than most of what was released by the KGB.

In 1989 I had the opportunity to meet Marina Lavrentrevna Vasliyevna Popovich at a press event in New York City. Marina was a pilot in the Soviet Air Force, holder of thirteen world aviation records and a former Test Cosmonaut. She spoke of personal UFO encounters and those she had heard about from other pilots. While the information was fascinating, it was not anywhere near the best that her government had to offer about UFOs and Extra-Terrestrial Life. UFO Researchers would be wise to view the CNES-Geipan information in the same manner.

Like America, France is known for having two faces. Their public face, and the one they use for behind the scenes political posturing. A good example of this recently came to light when it a secret communication between France and Israel was leaked to the press. While publicly condemning Israel?s advance into Lebanon not long ago, the French Government secretly encouraged them to invade Syria and institute a regime change. The USA plays the same games.

During the 1990s, President Clinton announced that the government had allowed secret radiation tests on American Citizens. All he admitted was that small amounts of irradiated materials were released into population centers or planted on soldiers during military exercises. No one believes that was all of it and everyone already knew about military exercises held during and very close to atomic bomb tests. Clinton certainly did not make mention of how the CIA implanted tiny devices into the heads of U.S. and Canadian psychiatric patients for over twenty years without permission. Nor did he discuss any of the other government mind control or remote viewing projects which have left large numbers of victims in their wake.

Minnesota Commercial Real Estate

The commercial real estate of Minnesota is concentrated on the ?twin cities? of Minneapolis and St. Paul.

Minneapolis is the largest city in Minnesota, as well as the seat of Hennepin County. It is situated in the southeast central part of Minnesota, on the Mississippi River. It flanks its ?twin city? of St. Paul. Minneapolis is a major hub of commerce and industry, and serves a large agricultural region. During the 1900s, manufacturing, milling, food processing, health services, computers, and graphic arts grew as the city?s major industries. There are fifteen Fortune 500 companies that have their headquarters in the Minneapolis and St. Paul metropolitan area. The Ninth Federal Reserve Bank?s headquarters is also located in the city.

Also, the twin cities are famous for their broad range of cultural appeal, and there are many historical museums in Minneapolis. They include the Walker Center, the Minneapolis Institute of Arts, and the Frederick R. Weisman Art Museum, which is located at the University of Minnesota's Minneapolis campus.

St. Paul has a population of over 270,000, and is smaller than Minneapolis. It lies along the Mississippi River, adjacent to Minneapolis, forming the metropolitan area of the twin cities. St. Paul is a port of entry in the Mississippi, in addition to being a railroad hub. The city is a financial, commercial, and industrial center. St. Paul also shares an international airport with its twin. Among the city's various industries are construction, electrical and medical equipment, paper and plastic products, sheet metal, motor vehicles, food and consumer goods. Other industries are oil refining, and printing and publishing.

Summer Days Are Happy Days

(ARA) - Summer -- the farmers markets are bursting with fresh fruits, heavenly herbs and vividly colored veg., all ripe and ready to drop into recipes. But the easiest summer food is food you dont have to cook. Instead of turning on the oven, reach inside your fridge for the best fruits and veg. of the summer.

I keep mine in sight -- easy to do with my Amana Easy Reach Plus refrigerator, where the fresh food section is on top. No need to dig in the bottom drawers to find my figs; with my Amana refrigerator, everything is right where I need it. Here are two of my favorite easy recipes. Enjoy.

Ice Pops

Its nice to have something cold and fruity in your hand when its a scorcher outside, and nothing beats ice pops. When I was a kid, my lovely Nan and granddad ran a village pub in Essex, England. Every year at the start of summer, they used to send me a huge box of about 200 ice pops. Wed store the pops in a big chest freezer outside the storage shed. This made me quite popular with the local kids -- so much so, in fact, that my supplies would dwindle quickly, so I started to make my own ice pops.

Heres all you need to make some of your own: Buy a couple of those cheap plastic ice pop sets -- you can find them in most kitchen shops. Reach into your fridge, pull out the freshest fruits you have, and squeeze the juice out of them.

Easier yet, dip into the ready-made apple juice, orange juice, pineapple juice or lemonade (I find cocktail combinations also work nicely for the adults -- hard cider makes really tasty ice pops!). You can even raid the kids juice boxes if you want; just use the fruitiest stuff you can find. Now, fill up the pop sets with your chosen juice and put the sticks in before freezing. But you dont have to run out to the storage shed to get them -- just keep the pops handy in your fridges freezer section.

Thats it! Youll be the most popular kid on the block, bar none. For a little variety, throw some fresh strawberries or bananas into your pops before freezing. Or, if youre having a party and want a delicious and attractive treat for your guests, add a few edible flowers such as violets or nasturtiums before freezing. Its a fantastic way to get creative with your pops and impress your mates.

The Easiest, Sexiest Salad in the World

Apart from being a great combination, this recipe is a constant success due to the common-sense marriage of salty Parma ham, milky buffalo mozzarella and sweet figs, which need to be of superb quality. The best figs to use are Italian, and the best time to buy them is from June to August, when theyre in season. Greek figs are also good; theyre in season from September to November. Or, if figs arent your forte, you can use fresh peaches instead.

Choose figs that look like theyre about to split their skins. Use green or black -- it doesnt matter. But do keep them fresh. I store figs and greens in my Amana humidity-controlled Garden Fresh crisper drawer. Its easy for me to see how many figs and greens I have left with the crisper drawers right at eye level.

I use a knife to crisscross the figs, but not quite to the bottom -- one fig per person is always a good start. Then, using your thumbs and forefingers, squeeze the base of the fig to expose the inside. This will allow your dressing to get right into the middle of the fig.

Simply place the figs in a dish, wave around one slice of Parma ham or prosciutto per fig, throw in some slices of buffalo mozzarella, rip over some leaves of green or purple basil and drizzle everything with a heavenly dressing. I use a honey and lemon dressing concoction -- just mix six tablespoons extra virgin olive oil, three tablespoons lemon juice, and a tablespoon of honey with a little sea salt and fresh ground pepper. Serve with some spare bread on the table to mop up the juices.

There you have it -- easy, simple, fresh and seasonal. Always a treat, especially if you top it off with ice pops for dessert.

Healthy After School Snacks that Kids Love ARA(ARA) - After a busy day at school, the first thing kids want when they walk in the door is something to eat. Sometimes, they cant even wait that long -- kids who ride the bus need a healthy, packable snack they can stash in their backpacks and carpooling parents need a portable snack kids can eat enroute.

Filling the bill for a healthy, tasty and easy-to-pack snack is a tall order. Lots of snacks appeal to kids, but arent healthy. Or theyre healthy, but hard to take along. One easy alternative is pretzels. The good news is pretzels arent just fun to eat, theyre also low fat and relatively low in calories.

Now, Snyders of Hanover has made pretzels an even better choice. In the past year, theyve reformulated their pretzels to replace partially hydrogenated soybean oil with Canola oil.

Our research and development efforts are dedicated to providing products that satisfy our customers' desires for both good taste and healthier snack alternatives. In fact, most of our pretzel products have been trans fat free since 2002, says Claude O'Connor, vice president of marketing and sales at Snyder's of Hanover. We support the FDA's new regulations that will better inform consumers about the ingredients of the foods they enjoy.

Pretzels have been a popular snack choice for ages. They were invented around 610 A.D. in Southern France or Northern Italy. Historians believe the pretzel made its way to America on the Mayflower in 1620. Local lore has it that the hard pretzel was invented when a bakers apprentice fell asleep while baking soft pretzels. When he awoke, the fire in the hearth had died down and he figured the pretzels hadnt been baked long enough. He fired up the furnace again, baking them twice as long as normal. When the master baker discovered this, he was outraged at the ruined pretzels -- until he ate one out of curiosity. He discovered they were crisp, crunchy and delicious. He was also pleased to discover that the new hard pretzels retained their freshness much longer.

Today, the center of pretzel history in America still resides in Pennsylvania, where the first commercial bakery was founded in 1861. Pretzels have come a long way since that sleepy apprentices time. They come in all shapes and sizes, flavored and unflavored, salted and unsalted. Synders of Hanover offers dozens of pretzel varieties to suit all tastes.

Parents will appreciate the companys new Lunch Packs, which contain eight 1.5-ounce packages of either Pretzel Snaps or Sticks. These convenient packages make it easy to include them in your childs lunch, or to simply toss in his backpack for an afternoon snack. Theyre also easy to stash in your glove compartment for any time the munchies strike.

Look for Sydners pretzels at your local supermarket. For complete nutritional information and a list of products, visit www.snydersofhanover.com.

Shaping Up Holiday Side Dishes ARA(ARA) - If dinner rolls and bread are usually guests at your holiday table, you can save a step and impress your guests by substituting savory stuffing loaves, muffins or balls. Molded stuffing is a tempting two-in-one side dish that is easy, too, since convenient packaged stuffing mix is the perfect foundation from which to start your adventure.

Wowing your guests this way isnt a new idea, but rather based on a very old, tried-and-true one. The archives that span 60 years of recipes from Mrs. Cubbisons Foods are full of stuffing balls, loaves and muffins from the early days when the company began publishing its recipes for home cooks. The company was started in the early 1900s by the late Sophie Cubbison -- an outstanding cook who invented packaged stuffing mix.

Although these recipes take just minutes to make, because they are so interesting looking and tasting and different than what we traditionally serve today, they are showstoppers that draw oohs and ahhs from guests around the holiday table, said Leo Pearlstein, a longtime friend of Sophie Cubbison, who now serves on the companys board of directors.

Convenience is important for todays cooks who want to emulate antique recipes to the delight of their holiday guests, but who dont have time to slave over a hot stove. There has been a boon in sales of packaged homemade-style croutons in recent years from popular companies like Mrs. Cubbisons Foods (prepared from freshly baked bread that is lightly toasted and perfectly seasoned, they are based on recipes invented by Sophie Cubbison in the early 1900s).

Our holiday side dish soiree includes stuffing muffin, loaf and ball recipes from Mrs. Cubbisons Foods archives dating from the 1950s followed by a distinctive salad recipe:

Fig Stuffing Loaves

2 (6-ounce) bags of Seasoned Cornbread Stuffin

1 cup melted butter or margarine

1 cup chopped celery, including leaves

1 orange, chopped, including peel (seeds removed)

1 cup chopped dried figs

2 eggs, well beaten

1 cup milk

Combine all ingredients and mix until well blended. Pack mixture into 8 small (4 1/2 by 2 1/2 by 1 1/2 inch) greased loaf pans. Bake at 350 degrees for 35 minutes, or until firm to the touch. Unmold and serve.

Yields 8 single-serving loaves.

Pumpkin Dressing Balls

1 (6-ounce) bag of Seasoned Dressing

1/2 cup melted butter or margarine

1 cup mashed fresh or canned pumpkin

1 teaspoon allspice

3/4 cups water

6 to 8 walnut halves

In a large bowl, combine stuffing mix with melted butter or margarine. In a separate small bowl, blend pumpkin with allspice. Add pumpkin mixture to stuffing, reserving about 2 tablespoons for garnish. Blend in water, mixing well, but lightly. Shape dressing into 6 or 8 balls and place in greased casserole. Top each with about a teaspoon of reserved pumpkin and place a walnut half in center of each. Cover tightly with aluminum foil. Bake at 325 degrees for 35 to 45 minutes, or until firm.

Yields 6 to 8 dressing balls.

Apricot Stuffing Muffins

1 (6-ounce) bag of Seasoned Cornbread Stuffin

1/2 cup melted butter or margarine

3 eggs, well beaten

1 1/2 cups chicken broth

1/2 cup crumbled crisp bacon

3/4 cup chopped dried apricots

In a large bowl, combine stuffing mix with melted butter or margarine, eggs, broth, bacon and 1/2 cup of the chopped apricots. Spoon mixture into 12 greased muffin cups. Top each muffin with a sprinkling of the remainder of chopped apricots. Bake at 350 degrees for 30 to 35 minutes, or until firm. Cover muffins with aluminum foil if chopped figs on top brown too quickly.

Yields 12 stuffing muffins.

Spicy Cranberry Salad with Feta Crust

1 (6-ounce) box of garlic-flavored croutons

1 1/2 teaspoons olive oil

1/4 cup feta cheese

3 cups mixed greens

3/4 cup dried cranberries

1/2 cup chopped celery

1/2 cup chopped Granny Smith apple, with peel

Italian salad dressing, to taste (approximately 1/4 to 1/2 cup)

Finely crush croutons. In a medium bowl, add croutons, olive oil and feta cheese. Combine well. Divide into six portions. Take each portion and mold as crusts into six individual small salad bowls. In a large bowl, combine mixed greens, dried cranberries, celery, apple and Italian dressing. Mix well. Place greens mixture in each salad bowl, slightly pressing greens into crust.

Yields 6 servings.

The Original: Porsche 365

Sold from 1948 through 1965, the Porsche 356 was Porsche's first production automobile. Although many think of the Porsche 64 as being the first automobile produced by the German company, the 64 was never mass-produced. It was only an operable concept car and testing platform for the company's design ideas. The 364, created by Ferdinand Porsche and his son Ferry Porsche, was designed by Erwin Komenda. Its engine features were derived from the Volkswagen Beetle, which was also designed by the senior Mr. Porsche.

Initially the models available were a coupe, cabriolet (luxury convertible) and a roadster (a stripped down convertible). The Porsche 356 underwent several changes before being withdrawn in 1965. The most sought-after variants of the car were the 356 Carrera (which often sold for over $150,000), the Super 90 and the famous Speedster. The original selling price for a Porsche was around $4,000 in the 1950s.

It was in 1954 that Max Hoffman, the only importer of Porsches into United States, told Porsche that he needed a lower cost, racier version of the 356 to entice the American driver. To this end the company created the 356 Speedster. It became a instant hit, featuring a low, raked windshield (easily removable for weekend racing), bucket seats, and minimal folding top. Today this car is still widely coveted and premium examples of the model have sold for over $100,000. It has also been used in several films, including 48 Hours, its sequel -- Another 48 Hours, and Top Gun. The production of Speedster peaked at 1,171 cars in 1957. It was replaced 1959 by the Convertible D model. This model featured a taller, more practical windshield, glass side windows, and more comfortable seats.

Even as the mechanical side of the Porsche improved year after year, the basic shape of Porsche 356 remained the same and was easily recognized. The last 356B Roadster was built in early 1963, but the coupe and cabriolet models were produced every year up to 1965. The final model built was the 356C, featuring disc brakes and the most powerful pushrod engine Porsche so far: the 95HP SC.

Porsche 356 production peaked at 14,151 cars in 1965, the same year that Porsche introduced the 911. The company continued to sell the 356C in North America through the end of 1965 as a lower-cost option to the higher-performance 911. When the customers continued to complain about the high the price of the 911, which was almost twice the price of the 356, Porsche started producing the 912. This car utilized the 356 engine and was sold between 1965 and 1969.

56 years after the beginning of its production, Sports Car International named the 356C as number ten on its list of Top Sports cars of the 60's. Having stood the test of time, the 356 is a well respected and coveted car among collectors today. Thousands of 356 owners worldwide maintain the tradition, preserving their cars and through them the legacy of Porsche engineering excellence.

Volvo Cars Turns 80

Volvo Cars has turned 80 on April 14. In connection to this remarkable milestone, the Swedish automaker rolled off a production consists of antique and modern product lines. As part of its 80th anniversary, Volvo showcased a parade of cars through the Gothenburg city which is its very own hometown.

The parade of cars includes the Volvo OV4 - the automaker?s very first car. The parade flaunted eighty years of history which has rolled from the Volvo museum in the outskirts of the city to downtown Gothenburg where the public was invited to gaze at Volvo?s engineering and vehicle know-how.

To highlight the event, Carl-Magnus Skogh, 82, a veteran Swedish rally legend, drove a 1927 convertible, the first car that Volvo mass-produced. Skogh was one of the renowned names who have helped the company to become popular on the world map. In the 1960s, along with racing legends like Joginder Flying Sikh Singh and Tom Trana, Skogh earned Volvo headlines worldwide with his achievements on the international rally circuit from the Saharan Africa to Greek Acropolis.

Skogh joined Volvo in 1963 after a successful stint as a rally driver for Swedish competitor Saab. He won the Swedish championship in 1960 and 1961, driving a SAAB 96. In 1965, he won the Acropolis Rally in a Volvo Amazon. Skogh?s automotive expertise was essential to the automaker not only on race courses around the world, but also in product research and development. In 1978, Skogh set the world speed record for diesel cars with 209 kph in a Volvo 340 that he had modified. The rally legend has also contributed to improving driveability and stability features of the cars.

I designed the chassis features of the 850,? stressed Skogh. The rally legend intimated that he was happy about driving the most important car in the parade. The CEO of Volvo Trucks, Leif Johansson and the CEO of Volvo Cars, Fredrik Arp, were his passengers. I feel good today. It's an experience to have Leif Johansson and Fredrik Arp in the backseat, said Skogh.

It can be recalled that in 1999, the Swedish premium cars and trucks manufacturer was split into two companies, the Ford Motor Company bought the automobile division. Through the years, Volvo has established a good standing when it comes to both durability and safety. At present, the company is striving to wipe away the boxy image to complete an excellent package.

How To Get A Guaranteed Agricultural Loan

Farmers who want to improve their farm outputs will often need to upgrade their facilities and buy new farm machineries. For the past few years, cost of farm equipments and machineries have increased so much that there are many farmers who could not afford to buy new farm equipment and machineries using the existing operational funds of the farm. Although there are many farmers who have properties and assets, which could serve as collateral for bank loans, there are many farmers who do not have the necessary collateral to get the loan in order to buy new equipment and machineries.

For farmers who do not have the necessary collateral to guarantee their loans with the bank, but have enough cash flow to pay off loan amortizations, there are government guaranteed loan programs that can help. They can qualify for these programs, in order to get enough funds for their farm equipments and machinery upgrading.

Getting a government guaranteed agricultural loan is not difficult. There are many banks and lending institutions, which are affiliated with this program where you can inquire about the loan programs available. Affiliated banks and lending institutions facilitate the processing and the release of the loan for qualified applicants. You do not have to worry about the processing of the guarantee of the loan since the bank or the lending institutional will usually take care of those things. Depending on the guaranteed agricultural program that you are qualifying for, the government could guarantee up to 95% of the loan you take out to acquire a farm or to fund for farm operations. This can include the purchase of machinery and equipment, building of farm sheds, acquiring stock, and other farm related activities specified under the specific program that you qualify for.
